I've made an offer through that agency that was rejected by the landlord as he accepted another offer. Agency took a holding deposit from me to make that offer, and they haven't returned it back. Already 2 weeks gone, and they always just answering that they've processed the refund and I'll get it but nothing really happens. They refuse to send any proof of sending the refund.

Karl Graham worked as my agent when selling my flat, which sold this week. It was a long and protracted sale and during the whole process Karl kept me fully informed and liaised between myself and the buyer whenever needed. When things needed chased, Karl chased! He was accessible at all times. As I live in Manchester, and my flat was in London, Karl very kindly kept me updated with meter readings and post collection which was way above and beyond what would be expected and I was extremely grateful to him for that. Karl was extremely professional throughout, and very personable to boot! Many thanks Karl.

UPDATE: A month into renting a flat with AM, a bailiff showed up telling us we are being evicted as the landlord hasn't paid service charges and the flat is being reposessed. We were fraudulently rented a flat that should not have been rented at all. Got absolutely no help from the agency in this terrible situation. Struggled to reach anyone as it was happening - everybody were either out of office or off sick. It has now been over a week, and we still haven't had any proper communication regarding this, no updates, no clarification of the situation and, of course, no apology. This goes beyond unprofessional and into completely missing any empathy or human decency. Need I explain how terrifying it is to have four men show up at your door, start changing the locks and tell you to get out?
While not updating us on the matter, AM is also refusing to break the contract with us or return our deposit.

Moved into a flat in December – more things broken than I can possibly list here. One of the bathrooms is completely out of order (toilet and shower both), toilet broken in the other bathroom, the sink in the kitchen held up by a bunch or cardboard, exposed wiring in the bathrooms, broken plugs, furniture with wood boards falling off, broken locks on windows, cigarette burn marks all over the couch – to name but a few things. To top things up, there were nails and hair all over the flat, including bathrooms and the bed. Out agent claimed it was professionally cleaned, but one look was enough to see that it certainly was not.
A lot of those things were covered up when we viewed the flat: eg. there was a blanket conveniently placed over the burnt part of the couch. There was also extra furniture in the flat, that was not there when we viewed it.
It has now been a month and a half, and most of the issues are still ongoing. The bathroom is still out of order, the broken furniture is still here, the locks are still not fixed.
Customer service has been non-existent. I’ve had to send endless emails to get anything done at all. Often, there is no reply to the emails. We don’t receive any updates. We are always the ones to get in contact to chase things up, which is very time consuming and feels like a full-time job. Moreover, when we sent an email detailing all the issues in the flat we got a call from a person at the company who shouted at us (!) for sending an email that was too big, aggressively told us to not send that kind of emails anymore and told us that the issues in the flat are somehow our fault. They also told us that they did not have adequate time to fix things, even though they were insisting on an earlier move-in date than we wanted.
Requested the manager’s contact details from our agent multiple times, did not receive the details, were told that they would call us and then, two weeks later were told that the manager “is busy”. Still haven't managed to contact the manager.

Overall, feeling taken advantage of and completely neglected as a costumer. I would highly recommend avoiding this agency.

Our experience is very similar to Jess a few posts below, who’s review Atkinson McLeoid reported, so it seems this not a one-off case.

AtkinsonMcLeod have been letting a property for me for 3 years on a non managed basis meaning I only have to deal with them when I need to find a new tenant.

- When they first showed the flat (first year, first viewing) they broke the patio door and left it open. I was out of the country and explained to them that they must return and shut the door. When I returned the door was still open and had been for a week. I had to pay to get it fixed.
- Getting in touch with anyone is impossible. Everyone I’ve ever dealt with has left and you don’t get told so you email constantly and don’t get through to anyone.
- They will chase you to pay the bill but be prepared to chase them to do anything else.
- I live overseas so having someone complete a reliable inventory and check out report is crucial. When I got my last check out report it said everything was ok. My new tenant moved in and I quickly realised this was not the case but AM weren’t interested and there was nothing I could do but resolve myself and be out of pocket.
- I currently have overpaid agent fees. Lettings manager advised I would get these repaid and wouldn’t be out of pocket. When it comes down to paying them they now however they refuse to do so. No one is responding to queries on this and there doesn’t appear to be any way of escalating it.

In summary, yes they will get a tenant in the property but you really need to watch them and be careful in your dealings with them.

Please read reviews on other websites as TrustPilot seems highly skewed compared to other reviews.

Good experience, Charlie Hodge has been extremely responsive and helpful during the whole process and always is, I recommend him 100%, he's been the best and deserves 5 stars. The flat has been rented very quickly.

Regarding the agency, I am satisfied overall but I am still waiting to see how it will do in the long run and if any problem arise.
I think the terms and conditions could have been more straightforward regarding payment instalments.

I used At Mc to market my property at Port E. Apts, West India Quay as my current tenant chose to action the breakclause and vacate early (due to Covid lockdown).

I re-marketed my flat again with At Mc as I was due a part refund of my 12 month commission fee, and also marketed myself on Open Rent.

I had a viewing request via Open Rent, the tenant liked the property and placed a holding deposit. I was aware my Agent had a few viewings lined up on the same day, so I called to cancel and take propety off the market.

During the conversation the Agent asked the name (it turns out it was the same tenant, he also had a booking with her later in the day) and she claimed it was “her client”. How?!

She was the rude and dismissive claiming that I had taken “her client”. Yet, aren’t I her client too?? But, you wouldn’t think it, the way she spoke to me.

So, I suspect now I will not get a reimbursement of the the commission fee. Because that’s how they carry on their business - unprofessional. I paid over £2k to set up my current tenancy with At Mc. They forget landlord’s are their “paying clients”.

I wouldn’t use them again.

This is the 4th time i've rented my flat with Atkinson McLeod, and I've received first rate service from Tom Holland and Philip McConville. Highly recommend.

My boyfriend and I were recently looking for a 1 bed apartment to move into and Zelia was so so helpful and efficient! Very quick to respond and gave great honest opinions and information that really makes you feel as though you're cared for. A great agent and a lovely person too!

Charlie was a really good professional and handed my early termination contract and managed to find me a new tenant in 1 week. He also helped me in getting the early termination fee from my old tenant as she was debating the payment.
Charlie was great in keeping me up to date with all the processes while we were terminating and finding new tenants and that is something the other previous managers and employees didn’t do I was very satisfied with his services.
