Great service in current situation with Covid 19 and let house using video, when thought it may have been too difficult.

They didn’t notified us with time that constructors needed to come, while we are working from home due to Covid and when they ask us the next day a preferred hour For 2 constructors to come, they sent the first 2 hours before and the second constructor never around

Rented a house with CPS for two years. When we arrived the house was in poor condition! The oven wasn’t working, it had not been cleaned as reported, wardrobes broken, and mould everywhere. There was general wear and tear over the two years, but they tried to take all of our deposits. Luckily we had taken pictures of before and after and had several emails over the two years of asking asking for repairs which was used as evidence to gain our deposit back! We were also charged for cleaning when we left the house in a much better state than when we moved. They also turned up with viewings without given any notice. Very unhelpful company, would avoid at all costs.

My flat was let within 24 hours of Nikki receiving the keys!

After signing for a new year of our tendency, reported some issues with replacing some worn pieces of furniture and was sorted and solved at eight away with help from Jodie!

While I generally disagree with some of the business practices CPS have with in regards to students and student properties, Jodie from CPS was excellent and efficient dealing with an important maintenance issue we had.

I reported a problem and within 6 hours I had someone from Maintenace out fixing it. Can’t fault the speed of responding back to requests or concerns.

When I arrived in my new home through CPS in September 2018, the fridge was mouldy, my bedroom had no curtains, paint was missing off of the wall, and the cherry on the cake was a vomit stain on next to the bed. They had presumably charged the previous tenants for leaving it in such a state, yet failed to use that money to clean the place. My Mum and I went and bought curtains and paint to sort the room out, which we then asked CPS to cover the costs, who refused, and ensured that I would take the curtain down at the end of the year (???). Finally, once leaving the house in July 2019, we did not get our deposit back until spring 2020, and tried to give us only £30 back each due to ‘damages to the house’, which we then took to a solicitor who ensured we got about 90% of our deposit back :). You lot are grim and shouldn’t be trusted

I rented with CPS last year during my final year of university. I had no issues retrieving my deposit back (although I attribute this to the house being owned by separate landlords - not relations of CPS owners). However, from the months of November-January we were subjected to a ridiculous number of viewings. We received an email stating that CPS would be visiting our home from the times of 9am-7pm Monday - Saturday for two months minimum - according to them this was acceptable notice. Despite responding and reminding them that we required 24 hours notice by law, they still showed up without adequate warning (often barely 20 minutes - sent via text). The worst part is we couldn’t refuse to let them in, if we were all out they would unlock the property themselves. In my opinion this is harassment. It is not right to subject tenants to multiple viewings DAILY for two/three months on the trot. CPS are after one thing, and that is profit. It is absurd to have so many viewings for a rental property with 7 months left of the tenancy, but they want their money and they want it quickly. Whether you are a student or not, please don’t rent with these people, you will absolutely regret it.

Over the last 8 years, CPS have provided great service, kept me informed of what's going on with my property and the wider market. Always quick to respond and deal with any queries.

Rented a property with them in second year, got charged partly for professionally cleaning the carpet due to a small stain (which is fair enough). HOWEVER, later found out that a few weeks after we left, they were planning to just replace all the carpets upstairs anyway as part of a renovation. So why the hell did I pay for a professional clean of a carpet that you guys replaced anyway!!!!

Was with CPS for my second year of uni. Never fixed any of the issues found when we moved in and tries to charge us for them when we moved out.

Ended up loosing a portion of our deposit for mattress stains that are general wear and tear. Most of our money was lost cleaning the freezer (which we had already done) by a very expensive cleaning company (couldn't get an invoice)

Now know the cleaners were owned by the CEO's sister.

Disgraceful company taking advantage of first time renters. Didn't know our rights, and they have profited of us and many others.

Stay away at all cost.

Rented a property with CPS homes a few years back in Roath. Unfortunately we had to vacate the property earlier than our contract agreement as a neighbour had caused a fire that burnt down our kitchen and deemed the property inhabitable. Considering this, myself and 5 other tenants were left to fend for ourselves with regards to finding new homes. CPS were the most unhelpful people during this process, not allowing our deposits back until we had vacated the property which left us with no money to find elsewhere to live. During this period we had to live in our house without gas or electric for weeks until we could find an alternative living situation. We dealt a lot with one of the managers Rhys and during this time he was rude, unhelpful and extremely unsympathetic considering our situation. I would never recommend these estate agents, they made this situation a living hell for us which is unforgivable. Please stay away!! Customer service is non existent to this company.
