Run Run from this place as fast as you can. I placed an application on or about OCT 23. I received an approval email on or about the 25th. I had an anticipated move in date of the 19th of November. So I begin to correspond with the property via the suggested channels to no avail. So on Nov 11 I was able to contact tenant support. Who miraculously was able to contact the leasing team, whom by the way has no access to telephones only to emails they do NOT respond to. So inquired about my approval and request to transfer to a different property sense receiving approval, I noticed they had several properties available. So wait now no real communication from the company since the 25th. But all of a sudden Tom the 11th I receive a denial and an adverse action notice cause the email approve was sent in error. Yes you read me right! Please please please please please run as far away from this company as possible. I sincerely believe they are a scam

Long review but worth the read… One star is far above what this company should be rated. They say they are a “property management company that works to make each property profitable and worry-free” this could not be farther from the truth. From day one we had problems. They have NO communication with their tenants and you will spend more time on hold , hung up on , or being past around to any and every phone extension and still not have answers or a solution to the problem your having. Sewage running out into the yard and backing up into the house , roof leaks, day to weeks without hot water , mold , bugs , no HVAC in the entire upstairs , rude maintenance employees (oh heads up if they do find additional problems when they finally show up to assist with a maintenance need THEY CANNOT TELL YOU ABOUT THE PROBLEM to include mold and other health hazards) the HVAC was simply a hole in the floor with nothing connected to it. The HVAC pipes that were connected only attached to part of the house and were also left un-insulated which lead to mold and moisture destroying the home and everything in it, including our health. If you complain you will be ignored. And when you finally have the opportunity to move out and be done with this money hungry company they will charge you astronomical amounts for thing beyond your control. We were charged for STICKS BEING IN THE YARD , dust after move out (from their piss poor excuse for HVAC) plus you’ll be leaving with the added bonus of enough medical debt to weight you down for the rest of your life. If you intend to, or are currently dealing with GJ do yourself a favor and GET AN ATTORNEY you’ll be needing one. Document EVERYTHING, they will deny it all, have your proof! This whole company needs to be shut down. Also public index will provide you with all the information you need when deciding if this is the best company for you to give your money , and families well-being to. It’s public knowledge do yourself a favor and do your research I wish we had!

When I considered switching management of my townhouse to Great Jones, I checked reviews and at that time I saw a lot of negative reviews from tenants but not from landlords so I decided to give this company a try. Big mistake!
You can reach the regional manager directly only before you sign the contract. After that you need to leave any inquiry or request to [email protected] and you could receive a response in a few days or never. This company uses the cheapest contractors to do any repair which means no quality or warranty. AC was repaired 4 times within 18 months by different companies under Great Jones supervision and I was charged again and again. Nobody cared to get condo association permission to do the job so it cost more than $3000 to pay through Great Jones to these AC companies and then more than $2000 to redo everything again according to condo association requirements.
GJ interested tenants not paying on time so they could charge a late fee which they kept and which exceeded the monthly management fee, then delay payment to the owner by 2 months.
After tenants leave, Great Jones requested to do repairs to make my condo "livable" again so they can list it for rent. Estimate was more than $4000. They used a security deposit to pay for last month's rent, so any damage caused by tenants was not covered. Cleaning, repainting all walls, cleaning/ replacing carpet, buying new washer and dryer as tenants took my old washer and dryer away, plumbing repair, countertop replacement, blinds, door stops, etc. Everything was destroyed by tenants and they paid nothing. Great Jones decided that it is much easier to charge owner than tenants as they already left. Great Jones never did walk through to record the existing condition of the condo when the contract was signed, so there was no way to prove what damage was done by tenants.
There was no way to reach anybody from Great Jones directly. I got a local phone number but it always forwarded to voicemail, and I needed to wait days to get any return calls. Even if local property manager Alex Varcheski promised me some money for repair and missing washer and dryer, I never got it.
After all repairs were done, GJ agreed to list my property for rent but with conditions to reduce price by 2% for every week on the market, so if they were not able to rent my townhouse within a month, lease would go down by 8%, and this reduction was not negotiable.
I would highly advise against getting any business with Great Jones. This is the worst property management company.

Been looking for a house to rent for the past couple weeks, most of them managed by Great Jones. Multiple times they have listed properties as ready to move in and then would change them back after I toured and applied for them. When I call to ask why they aren’t available anymore they have no answer for me and tell me they’ll put me on a waiting list to view the property!! This is after I’ve had conversations with agents about the security deposits and when I could move in. One of the first houses this happened to got put back on the market to rent and got rented and I wasn’t even notified (and was told that it wouldn’t be ready to move for 30 days!!). Terribly organized company with customer service people that have no idea what’s going on. Good luck trying to rent with them, you’ll waste lots of money on applications just for them to take the house of the market right when you’re ready to sign. Avoid this company if you can!! I would rather live in an extended stay hotel

I was given the run around for about 2 weeks but finally ali got everything right for me and even got my rent lowered and move in day is 2 days away yay!!!!!

Great Jones bought out our old rental company and refused to renew our lease even though we had already lived there, problem free, for two years. My husband was deployed overseas at the time and I literally begged them through my tears to let us stay, even offering to pay the new rental rate. They claimed there would be an extensive renovation and us staying was not possible. Two weeks after we were forced out, and thousands of moving costs later, there was a “for rent“ sign in the yard. Merry Christmas you heartless slumlords.

Our property is supposedly managed by Great Jones after having recently been bought from GM Property Management yet we have not received any paperwork nor in person visits from anyone at Great Jones, only several texts about where to send our hard earned money to. Well, today I received a phone call from GM Property Management, the company with whom we signed paperwork, asking me to take down my original negative review of Great Jones. CAN YOU BEAT THAT! HA! Well if you want to just throw your money away sight unseen then Great Jones is the company for you! We have yet to get any response from either company concerning the property's roof leak, the continuously growing mold in the attic, hall closet walls, 1st bathroom undercabinet nor kitchen sink undercabinet And let's not even mention the fact that there are huge trees branches fallen on the roof and onto our cars and their property, the windows that do not open, the cracked concrete back porch patio that leans to one side with no stairs for the at least 2 foot drop leading to the huge backyard, the advertised fireplace that can not be used and so many more property issues. Does Great Jones have any actual humans working for them? Does Great Jones provide property maintenance? Because the lease we signed with GM Property management provided maintenance. So again I say, IF YOU WANT TO THROW YOUR HARD EARNED MONEY AWAY THEN THIS IS YOUR CHANCE!

Me & my family have been renting from Great Jones for 1 year now & are lease is up in February and me and my family have decided to renew are lease cause of the way Great Jones have always been helpful to me and my family with are property rental issues. Very happy to resign the lease for 1 more year and looking forward to a great year. The Rivero family. Thank you Great Jones for keeping & honoring your word by your actions & Professionalism.

I have been working with Great Jones for little over four months and I am not impressed. The major problem I have is that me and my clients can never get in contact with a live person. I have to call on adverage 6 to 7 times to get through. And if I leave a message for call back I might get a response several days later if any. My tenants are experiencing the same problems

I have been with Great Jones for couple of months now, They are managing my rental. I am glad I found Great Jones, now I have no worries about collecting rent. I would gladly recommend them to other people.

I transferred the management of my Florida rental property to Great Jones just under one year ago. I am and have been very pleased with their communication, management, fees, reporting, etc. and have already recommended them to other investors.

A tornado made my family's townhome uninhabitable in Seneca, South Carolina. We found a rental house nearby owned by Great Jones of Greenville. After explaining our situation, filling out an application, and paying the fifty dollar application fee, we were looking forward to moving in the rental in the next few days. We didn't hear anything on the third day, so my wife called up to see where we were in the application process. They informed us the house was no longer available. My wife was mad, so I decided to call Great Jones to figure out why they had not informed us. When I called I asked about the rental, and the Great Jones rep told me it was available (she didn't know my wife had called an hour earlier). Within two hours of my wife calling it went from unavailable to available. The next day, we called it was unavailable again. It seems as if Great Jones already had a renter, but still enjoyed collecting the application fees. The sales rep by the name of Kyle was dishonest, rude, and doesn't know how to treat customers. Since a lot of people lost their homes in the area due to the tornado, there is no telling how much this company made on the application fees for the two rentals they own in Seneca. It's sad when a business makes money on the misfortune of others. This business is a scam. Watch out.

As an Indianapolis real estate investor and property owner, my experience with Great Jones thus far has been outstanding.

I've had some less-than-stellar experiences with other property managers, but Great Jones does a fantastic job in the areas where others are lacking. The pricing is reasonable, their communication is great, and they're very proactive in taking care of issues. I never have to address problems with them because they're already of aware of anything that comes up and have gone ahead and handled it in the most time- and cost-efficient way possible by the time I'm made aware of what's going on.

It's a great balance. I feel that I'm kept in the loop enough to know what's going on with my properties, but, at the same time, I never find myself so involved that I feel as though I'm managing the manager.

I'm very pleased and would recommend Great Jones to any investors looking for a good property manager in the Indianapolis area.

I own 6 rental properties in Indianapolis and recently transitioned to using Great Jones as my property manager.

So far, the experience has been great! Their web platform is simple to use, the representative they assigned me to work with (Justin) always takes care of problems, and their prices are great.

If you're looking for a property manager in the Indianapolis area, they're the best I've found! If you have any questions, please let me know and I'd be happy to answer them.

I chose the management company after I heard one of the owners talk about their philosophy of property management on one of the real estate podcasts that I listen to and I was impressed! Unfortunately, the ideal is a million miles away from the reality of how they do property management. To say that I was disappointed (and still am) is gross understatement. My biggest issues were the absence of communication, apethetic follow through on issues, and the degree of self evident disorganization with this particular organization. If you are thinking of using them as your property management company, then be prepared for all the dysfunction that comes with this company. I would advise that you avoid using this company at all costs if you value you investment and time! If I could give them a zero star I would.

We currently have 7 doors on 3 properties under management by GreatJones. We have several other properties under management by another management company.

This is by far the worst experience I have ever had and compare it to dealing with customer service at your telephone provider. Here are my issues. If this resonates with any of your concerns, I would recommend avoiding this property management company.

1. It is like pulling eye teeth to get anyone to respond in a timely manner.
2. Nobody is ever available by telephone, you have to send email.
3. Issues take more than a week to resolve (simple things like explaining to me what charges appeared on my account and why).
4. Their Owner Portal is the absolute worst. Charges appear against your property and you have no idea what they are for. They have no description whatsoever about the charges and what time periods they apply to.
5. A non-paying tenant, oh, you won't hear from GJ. They don't communicate anything about it and they don't give 3-day notices in a timely manner.
6. They make appointments they don't keep. Further, they don't follow up when they miss an appointment.
7. There is no onboarding documentation to anything.

I could go on but I think I've wasted enough time dealing with this company and their absolute lack of customer service. Don't get drawn in, it is really bad here.
