Last update: Fri, Feb 9, 2024 3:55 PM
The secondary marked worked quite fast when I tried to sell my project and I managed to get rid of half of them within a few days (no premium or discount), however the projects that could not be sold should all have been paid back within the past few weeks but all of them have some kind of delay. So far I still have hope to get my money back with just some delay.
Update:
The projects I could not sell on the secondary market are still ongoing and keep getting delayed. The initial plan of a 1 year investment is now stuck with this platform for over 3 years. While I'm not happy about the liquidity, at least none of the projects are officially defaulted
- Very poor or non-existent customer support
- No follow-up on projects: One of the projects i have invested in is delayed (again) for more than 2 months and there's simply no feedback on that;
- Promotions sometimes are not correctly applied
- Projects being financed get their financing date limit extended without warning if the financed value does not meet the target value within the deadline, and there is no way to withdraw the investment in that case;
- Double taxation: both "income tax" and "housers fee" are calculated on total earning amount. Instead, the "income tax" should be calculated after deducing housers fee.
I've been an investor for over two years.
Now I just stopped investing and will withdraw my funds when / if they are repaid.
Edit 2020-05-19: Not sure why housers asked me here to contact them. I've been trying to contact housers since the beginning of the year (in portuguese, spanish and english).
Anyway, I have just sent an(other) email with the subject "Trustpilot - avaliação e pedido de contacto".
Recently while browsing the web I learned that the lack of transparency and possible bankrupt projects are bigger problems than I though.
- Fee structure. I was quite surprised with the fee structure which was not clearly communicated upfront. Perhaps it was somewhere and I overlooked it but still, I would expect it to be clearly stated when signing up
- Terrible reporting. If you want to get an in-time proper report for tax purposes, forget it. You get some kind of report sometime at the end of April for the past year, but not even stating your invested amount. They are applying withholding tax on some of the interests paid but with their reporting quality/format there is a zero chance to apply any tax credit for it. So you end up double taxed...
- All but one of the projects I invested in are seriously delayed after being extended (some multiple times) and eventually stopped paying even the interest (have not paid a cent for the past 6-8 month).
- Terrible communication - No update on the status of the projects which are delayed and not paying anything for almost a year. No update re the steps taken or to be taken from the platform. Nil.
- No response to the multiple emails sent
To sum it up - stay away!

Update 5/6/2020
I felt like providing an update on what happened since I posted the initial review.
- First Housers challenged my review as not genuine and it was blocked (looking at the other negative reviews below, it seems like a standard Housers procedure on dealing with challenging comments)
- I subsequently provided requested documentation to Trustpilot and my review was unblocked
- Another email to Housers sent (3rd) - again no response
- Called the Call Centre - I was pleased to see that the phone was picked up promptly, which is a rare case nowadays. The Call Centre person explained that they had substantially reduced staff and that they were not responding to emails (not sure if the staff reduction was temporary or permanent, but from the context I understood it was permanent). I can understand business difficulties, but why they did not set an auto reply message telling that they do not reply to emails asking to call them directly instead. They rather let people waiting for a reply which never comes. The fact the Housers reply below provided again contact email is a joke...
- The person gave me a status update on my investments. As I said earlier, all but one stopped paying anything a long time ago (mostly during last year). The update was not encouraging, mostly that they have handed the case over to a debt collection company.
- I asked why they do not communicate proactively to investors e.g. email (like other platforms I use do) or at least provide regular update on the web page in the respective investment project section - the person answered he does not know. I asked him to pass that message to the management. I do not believe that anything changes but I tried...
So, I must say that all I said in my initial post unfortunately stays.
I am not saying that Housers is a scam, but it is not a well managed business operation. I have investments on several platforms and this one is by far the worst. Waiting to see when and how much I am going to recover from my investment and then I am voting with my legs...
So my recommendation remains - stay away!
You can start investing in this platform with 50 Euro only and if you use the link below you can get another 50 EURO bonus when doing first project investments.
