As I was coming from abroad, Daniel who dealt with the property request reassured me and made the whole process so simple that through digital innovative technologies everything including contract was perfectly done online.
When I came to collect keys from the office that I met the rest of the team. Monica made the rest of process for smooth. Even introduced me to other procedures and systems that moving to UK became a simple process.
I would highly recommend Martin&Co to anyone and this has been the best dealing I have had with any lettings agents.

I'm so very grateful for the hard work and efforts of Lauren Rouse of the Kingston office she has worked extensively going above and beyond to assist in what was a very challenging situation through to completing the sale of my property and securing my dream rental.
Throughout my short time of working with Lauren she remained positive, calm yet professional. Lauren was informative, organised and maintained consistent contact.
I'd really like to thank Lauren again for being such a kind and considerate soul although she performed to the highest level in her professional role she never forgot that she was actually working with sensitivity and change which can be difficult when going through a sales process or a process that involves property that many may not have managed before.

When we started the tenancy they presented us with a 30 page contract (yes. 30 pages.) and the agent was then dismayed and irritated when I insisted on reading every page before initialling and signing it (as you would - seeing as my previous contracts have been as short as 4 pages of A4). This was because they wanted to get out on time at 4pm on a Friday - You'd think being paid the fat end of £2.5k would warrant an extra 15 to 30 minutes in the office right?
Right from the start of tenancy we had issues with the garage door opener which didn't work and it took them nearly 7 months to get us a replacement remote which actually worked. This was despite us chasing them weekly and even contacting the manufacturer ourselves to get the right spec - this definitely is above and beyond what I as the tenant should be doing.
During the tenancy they wanted to conduct regular inspections - I have no issue with this but they were VERY uncooperative on when these inspections happened. Me and my housemate are both NHS healthcare professionals working shifts and they point blank refused to accommodate our shift pattern into their inspections because "they are very busy" and at one point even woke me up between nightshifts at 11am just to peak into my bathroom. (She was also surprised by me when I woke up with a start meaning that it clearly wasn't communicated to her that would be post-nights/sleeping either!)
Around midway through the tenancy we encountered an issue with our utility supplier because we had been giving them readings from the wrong meter - when we asked M&Co where our electricity meter actually was, they wanted an £80 call-out fee to come and show us, even though the meter we had been taking readings from was the one they stipulated on their inventory documents. Thanks to assistance from other residence in the building, the actual meter was discovered behind a locked door which I was not provided a key for - in the end I had to go get one cut (oh and they refused to reimburse me for this too).
This brings me on to the final issue with M&Co. FEES. Every single little thing has a fee attached to it and frankly, I've never known anything like it and I've rented a couple of times in different places around the county. So lets run though it: Set up fee: £225. Additional tenant fee: £75. Tenancy renewal fee: £75. Checkout fee: £120. Oh and call out fee: £80. (others that I thankfully managed to avoid paying include Guarantor Fee: £90, Amendment fee: £450 and out of hours service: £60). So for two people staying 2 years is a minimum of £495 in fees alone which I found to be unacceptable. (Oh and all of these are in addition to whatever they are charging the landlord - so good luck to the landlord here..)
Another small niggle is that they are very sluggish to reply to emails which when they do reply, include lack of basic grammar and email etiquette. Written communications sometimes included one line and even one word replies - frankly its unprofessional. Your tenants are just as much your customers as your landlords are. Show some care and respect!
I will given them that beyond the above, our tenancy ran smoothly and the property was lovely - but frankly I can't give them more than 1 star for this because these are the basics! There was no effort made on their part to improve the service they gave and frankly, when you're paying just short of £500 for something, I want it gold standard - this isn't.

Firstly, i'd like to mention Daniel who showed me the first viewings and dealt with the referencing ect... I must have sent hundreds of different questions and he never got fed up and answered everything in detail. I was re-assured throughout the referencing and kept informed - which made me feel at ease.
Secondly, after the referencing was completed I was ready to collect keys and get the ball rolling - this is when I met Monica. She has been my main port of call and has been dealing with me pestering her constantly via email (Sorry). She dealt with the deposit/rent ect and this all went through really quickly and easily. She has been so friendly and I feel like I can approach her about anything! Everytime I email, it has always been responded to within 24 hours - the communication is amazing!
Last, but no means least - David (Property Manager). He unexpectedly called me on the date I moved in and introduced himself and that he would be managing the property - which I thought was very kind and professional. I'd usually not been introduced to people, until there was a problem! After being in the flat for a while I started to notice minor problems, therefore I contacted David and reported them (bombarding him with messages/emails - Sorry). My problem was reported early morning and the contractor had been out and resolved/fixed the issue by the end of the day!! I am so happy and confident in the service going forward.
I would highly recommend Martin&Co to anyone and this has been the best dealing I have had with any lettings agents. This experience has completely changed my view on renting from an agent and I am totally relaxed/excited to have a long tenancy ahead with Martin&Co.

- Have pets on application however Landlord was not informed
- Breach contract
- Will not come back to you when you have a complaint about service/contract breach unless you chase
- Director is quite sassy (I won't lie I enjoyed this however pretty bad ethics if you don't enjoy this)
- Didn't inform landlord of any changes
- Blindly agree unless they have a problem
- Force you into fixed term contracts for the first year.

I have been renting out my one bed flat with Martin & Co for over 8 years.
Over those 8 years the customer services has truthfully been mixed.
However the customer service at the moment is excellent.
Especially with my main contact at the branch; Karen Clelland.
Even during any historical period when the customer service wasn't as good as it is now they were always very quick to find me an appropriate new tenant.
I've been very lucky to have had good long term tenants.
Any queries are currently being answered within 48 hours and usually within 24 hours.
As a landlord it is very important to me to have one point of contact at a letting agent and for them to be responsive.
I'm okay with that response being "I don't know but I'll get back to you when I do" - it's a personal bugbear of mine to not even have my query acknowledged.
Their "PropertyFile" database is also really useful.
A recent example of their excellent customer service was that I suggested an improvement to their contractor invoicing system, they took it on board, discussed it and promptly changed their policy as per my suggestion. You can't get better than that!

I was with Martin and Co for a year and a half and experienced some of the worst customer service I have ever known. From the start, the staff were unhelpful and uncooperative. Every issue that I experienced required my chasing despite being repeatedly told that they would be in touch the same day. From them losing my spare key to being left without a shower for 4 months, I was consistently made to feel like I was the one in the wrong. Would advise not to use them.

Also, as per the contract, the deposit should be returned within 30 days ( and this has been more than 30 days after the check out inventory- so a breach of contract. The property had an old mattress which was stained even in the check in inventory, and the current manager has charged me for that as well.
I had actually thought of leaving good reviews as they were very good when i was actually in the property. However, i dont know why team wants to spoil the good reputation made by the previous manager.
The saddest part is that they dont have a complaints email id on their website, and the website only asks to email the branch ( the same people who are charging me and causing significant mental trauma)

So I went to move in to my flat after finalising all the paper work and paying my deposit only to get there to find out there was now running hot water and no heating in the property so I contacted them to see what we could do about it and they sent a very rude contractor out who spoke to me rudely and insisted the property was up to scratch when it clearly wasn’t I contacted Martin and co to inform them I no longer wanted the property as I hadn’t even moved in when I discovered the all problems and he told me the deposit may not be returned to me because I had signed a contract after telling them a thousand times I wasn’t taking no for and answer they told me they would refund in full but the way they treat their customers is vile plus I wouldn’t even let my dog live in the property and they think they can justify treating people they way they have treated me luckily I will have my money back but please avoid like the plague
