Plantation Homes provide a good variety of house plans, a much larger choice of standard inclusions which are generally a step above other builders and very good on price.

We signed our contract in May 2018, and paid the balance of the deposit. The lead up to the start of construction then became a nightmare. The administrative processes the Company has in place are drawn out and tedious as your job is handed from one admin rep to the next, and issues that arise are not dealt with in a timely or efficient manner.
It reached the point where we considered pulling the pin, but having already committed significant time and money, our only option was to wait it out.
Finally, construction started in November 2018, and we were thrilled to see things progressing quickly and smoothly. We were lucky to have 2 highly efficient and extremely approachable site managers - initially Gary, and then for the last few weeks leading up to handover, Dan. Both made themselves available to talk via phone or meet on site to discuss any issues, and we extend to them our sincere thanks. We were particularly grateful that they were able to bring the job in well under budget as they avoided using the rather excessive provisional fees that were added to the construction costs.
Special mention must be made to the lady who assisted us with our electrical schedule and the consultant in the Cosham Design Centre, both of whom were brilliant.
We moved into our Plantation Home in April 2019, and we could not be happier with the completed product.

-- I spent one to hours at the house the week before handover (at which time it was substantially complete for practical completion purposes) walking through and looking over the build. I was asked to pick out any obvious defects, which I did, and was assured they'd be fixed by the time of handover the following week. Some of the defects were slightly bewildering (eg, certain items such as window screens and built-in speakers that were clearly listed the contract, were missing; the wrong type of internal door had been used for the garage etc.), but I arrived at the handover expecting them to be fixed. Instead, I arrived to find that the majority of them hadn't been fixed, thus rendering my time the week before a waste. I was then fairly well rushed through the handover process, without great opportunity to further inspect the house, because my site supervisor had another handover to attend.
-- Some of the defects at the time of handover were repaired in a less than professional manner, forcing me to repeatedly raise them with the site supervisor. One example was the lock on the front door. It wasn't square when it was first put on. I told the site supervisor it wasn't square before the door was stained and then told him again the week before handover (by which time the door had been stained). Repairing this defect after handover involved the builder straightening the lock without staining the unstained part of the door that was now revealed and chipping the timber on the side of the door, apparently with a screwdriver. This is how the 'fix' was presented to me. Of course, I had to tell them that it wasn't good enough and to fix it properly, and there are about a dozen other examples of unsatisfactory attention to detail. I'm not a pedant and I'm not expecting Buckingham Palace, but at the same time, it is not unreasonable to expect a certain standard of quality and level of professionalism when you're parting with a six figure sum.
-- One of the handover defects was paint in the carpet. Since handover, and after giving the place a proper clean (more on that below), I've discovered that there was more paint than I first thought (which begs the obvious question of why the carpet didn't go down last). I now need to follow-up the builder to have this remedied, otherwise I'm going to have to incur additional expense to get it properly cleaned.
-- The site was left in a relative mess compared to other builds I've seen. A not insignificant pile of concrete and other waste was left behind the house. Apparently no attempt was made to level out the ground around the building site. The 'builder's clean' on the interior could have been better as well - again, I wasn't expecting a spotless house, but there was some glue residue in certain places, including on the floor, and there was dust everywhere - so much that I wonder whether much of a clean ever took place.
Outside of handover complaints, I felt like the build really dragged on in the later stages. While acknowledging that there was a break for Christmas, the build took just over 6 months from commencement to handover.
I was also very disappointed to go through the sales / initial tender period without once hearing anything about (1) importing fill to raise the site slightly, and (2) a significant (five figure) proposed sum for traffic control in what is a very wide and reasonably quiet street, only to have those things dropped on me at the contract stage. From my perspective, the builder knew the location of the site for well over month before this point. To not bring it up until well into the process is unacceptable.
As the title says: good without being great.

During the experience up to build we have mixed feedback on the service provided by the plantation staff - some provided good service with good knowledge others well below average. Something Plantation needs to address in a crowded market. The time from agreeing a plantation home to the start of the build was long winded with several policies clearly not putting the customer first but based around their process. They plug their home visualiser to look at your home digitally....again something they really need to invest in - our home wasn't one of the options to select - not really useful. Additional extras are clearly over priced with an example being of upgrading to a semi integrated dishwasher from a standard standard non integrated dishwasher - around $800 - crazy. Also a basic fan around $400 per fan which apparently many customer haven't been taking.
On day 1 of the build we had an excellent project manager, [name removed] for our build who was clearly a high performer. He was super ensuring the build was ahead of time and remembered all the details of our site discussions. A great ambassador for Plantation.
The standard of checks before handover was second to none and we love our home.
Overall a great home but the service particular those in the corporate offices really need to be fully focused on the customer experience to make this an organisation to be proud of.

I would definitely recommend building with Plantation if you like their designs, especially during promotional periods where you can attain some very good value bonuses
Some advice for anyone going through the building process or considering building with plantation:
- take your time during your colour selection and ensure you confirm part codes and details for every item to avoid administrative errors. Changes can be costly for minor errors
- At handover and during your warranty period, do not be afraid to identify substandard workmanship/faulty appliances etc , no matter how minor. The warranty claims process during the first 12 months was very good and all our issues were resolved efficiently without drama
- Engage with your site supervisor on a regular basis and hold them to account for the standard of workmanship that they oversee - if something doesn't look right or adhere to your plans, call it out and have it addressed
As I've said, it was an overall efficient building process with a good end result. Would we build with Plantation again? The answer is yes

* Took nearly 3 months to get the first appointment, then another month for colour and another month for electrical
* Reason given for delay is that they had an influx of customers. The solution for Plantation was to start advertising for more customers on Television.
*Duty of Disclosure is non existent. The prices quoted for a relative of mine and me are different for the same house in the same council and same time.
* I repeat watch out for pricing and even changes to plan. This is where I note that there needs to be more disclosure
* Requests at Sales stage doesn't do to colour to tender..... many times even though I take the effort to draw it for them
*Colour selection stage is terrible when it comes to disclosure of pricing for any item that is non- standard. The colour consultant simply doesn't know...apparently. So you have to choose...wait weeks for a price and if it doesn't fit your budget.... go through the selection again. This is a builder that has been building for years.
* Calling on Royal Commission into the Building Industry including a review of HIA Awards. Is "Good Customer Outcomes" taken into account when awarding these rewards??
* I am yet to be given a starting date or an end date to this nightmare.

The whole process was pretty much stress free and when we were appointed our site manager Travis he was amazing he kept me up to date with the process and if I had any questions he was there to help. He was very approachable and a credit to Plantation.
We only have a few issues, like no left over paint for touch ups wasn't left but that got sorted quickly, NBN line had been damaged but that was corrected the next day, which was excellent, there are minor paint issues which isn't an issue, there was no manuals left for cooker or air con, and the only major issue is I believe my drive is the wrong colour they put brown tones down but I choose grey tones to match house colour but by the time I realised we had signed everything so no point complaining (But I Hate Brown) the other thing I was confused about was that the front garden was to be included, in the plans process Plantation had to submit a plan of how the front would look to Body Corp with established plants etc but when it came to the end they said that wasn't included it was just turf no plants like in the drawing. The turf that was laid in the front we found out that it was very uneven and there was hardly any topsoil and under that was rubble. We paid cash for him to do part of the turf out the back but that was the same very uneven and lots of rubble, so we are going to have to replace. The back garden wasn't included but the amount of rubble left behind was terrible so time consuming and its still being sorted now trying to remove all the huge stones and rubbish thats hidden under them.

Plantation Display homes are amazing. What we loved most about the display homes is, you get pretty much everything you see in the display as standard (but ofcourse not the contents, wallpapers and home accessories). Whereas other builders display homes are so much upgraded in everything it is impossible to visualise what actually you are getting as standard. That’s the best part of Plantation Homes. You can visualise what you are getting as standard.
We fell in love with Panama36 and decided to go on with that. We had a great experience with our Sales Consultant.
He was very helpful with everything.
But We were very much disappointed with the Springwood Office Management Staffs.
Our Customer Service Administrator were changed for more than 3 times. It was very difficult to communicate with 3/4 different persons. Also their response/communication were slow & disappointing.
Our experience especially with the Springwood office management was very distressing.
Our Site Supervisor was really amazing and super cooperative. He was very friendly and helped us with all our queries and difficulties. Among all the staffs from Plantation whom we dealt with ( during pre, mid, final Construction stage) our site supervisor was the best.
Post Construction Stage: There were few issues after handover but our site supervisor corrected them in one go.
So overall the experience was good!

We entered the building process quite worried as you hear so many horror stories about delays, unexpected costs and poor management/administration. We really didn't encounter any of these issues with Plantation Homes. They accelerated the Contract Administration Process due to our individual circumstance which enabled us to obtain finance and start the build quicker. All parties involved were excellent and provided constant communication. Once onsite the site supervisor (Cameron) was a shining light and demonstrated great control over the entire process. He kept us up to date the entire way and really made sure the tradesman delivered quality work. What was nice is he even ensured we visit site at critical times to meet trades people in person and give clarity on exactly what we wanted.
I engaged a building inspector several times through the process including the final inspection. The building inspector stated that "from a quality and workmanship perspective it was one of the best he had seen". This is a testament to the staff working at Plantation and the solid processes the company has in place.
Additionally, they finished the build under budget by $2,000 and beat the estimated finish date by two months due to good weather.
I cannot speak highly enough about Plantation and would highly recommend them to anyone looking for a new build.

We then started down the, what seemed like, long road of getting the plans altered to suit our block of land and just how we wanted the house situated. Next came the interior design and colour scheme and for this Plantation supplied a very helpful colour consultant, added to this was a consultant who assisted us with all the electrical requirements.
The end result was during the actual build there were no mistakes or misunderstandings, these we had had many times before with other builders. Also we note that when we did have a question the site supervisor, Jeff, was there to meet us on site or to email/phone with an answer promptly.
Handover was a pleasure and some minor issues were quickly attended to. Having built 5 other homes we found this one to be the least stressful of all. Now after 10 weeks in our lovely home we are very happy.

We can not appreciate the trades that are employed by plantation enough, our home was finished to a top quality. The build was finished before the expected completed date which was such a bonus.

We found the level of inclusions amazing, resulting in fewer upgrades (things like high ceilings, high doors, decent tapware, and much more were in the base price...such a pleasant surprise as everywhere else we had been this was not in the base price attractive so had to add >$50K, with plantation this was not the case. We also found that the sales team did not try and play down the costs involved to achieve what we wanted, meaning after colours we didn't get price shock. It aligned almost exactly with the Sales Team's guidance and estimates.
Our colour selection was fantastic, Kay looked after us and guided us through the day balancing budget, style and our dreams incredibly well (it would've been so easy to double the price with all the amazing options). She also made sure the colours and style reflected us and our dream even though the finished product was something we hadn't been able to visualise or describe well until that time. And the finished product from this was out of this world!!!!
The office staff have also been fantastic and efficient, with communication being responded to promptly and questions answered well (or clarified if there was any uncertainty). This has meant things have been smooth and painless for us.
The build has been efficient and fast with activity on site almost every day despite some horrible weather and shipping delays caused by a supplier. Our site supervisor Adrian has been fantastic, and very practical, with no negatives on the build process or the quality of the workmanship.

If we were to build again we would definitely use plantation, and given this is our first house this is incredibly likely. Thank you for the amazing journey, and thank you to all those in the team that have made it happen!!!!
