Be careful, i changed companies to Terri Sheer and then i was notified by my agent that tenants are two weeks in arerrs.
Then months later when i made a claim, i didn't get it.
I should have stayed with YOUI who are more honourable then Gruby snotty Scheer

I needed to make a claim however they never sent me the renewal policy for one of my properties and I end up doing a renewal online. When I needed to make a claim they said I couldn't do it because I cancelled my previous policy. I explain what happened and they didn't care and I couldn't make a claim. Well, I'm moving my properties away from these guys... I pay insurance for reason.. not just to throw money away. Terri Scheer - you guys are so unprofessional and customer service is terrible. Hope your clients realize it before they need to make any claim.

My suggestion is be very wary of terri scheer and the fine details
Had a claim to replace all blinds after tenants left them destroyed quote approx $1250 of which terry scheer paid $278 they simply looked at an itemised quote for each room and treated each room as a separate claim and thus applied an excess to each room
How deplorable though it is in fine print on the pds
Even though there were numerous other items as well on the bulk claim terry scheer applied excess to each and every one of the items on the claim they agreed to pay this leaving very little recompensation to the landlord.
Very slow at processing this claim also as obviously looking for every out that they could find

I look after my sons Investment property that had Terri Scheer Landlords insurance and we made a claim after a feral tenant in a short tenancy managed to put deep scratches to polished timber floors in 3 rooms and a hallway.
They required a lot of information that seemed a bit over the top as i had a bad tenant many years ago and had a claim with EBM and was not as difficult to submit a claim.
We supplied all information and then more information but was told, in the fine print floors are not covered for damage!! We then claimed for loss of rent while the property was unavailable waiting to be repaired. Well guess what, Oh sorry in the fine print the lease had expired and the Tenant was on a periodic lease for a couple of weeks prior to leaving and you are not covered. These are both normal things to happen in the rental world and you would reasonably expect to be covered for this. But Terri Scheer is tricky and very difficult to deal with and makes you wonder what the point is in paying for Landlords Insurance if the Landlord is not covered for a reasonably expected claim!! At least EBM managed to pay for a claim. That is what they are taking money for. We cancelled the policy and and opened with EBM. I hope this is not a mistake as EBM are getting similar bad reviews, but they did actually pay a claim to me many years ago.
The Tribunal was in our favour but unfortunately the bond did not cover full repair/loss of rent so our premium to Terry Scheer was a complete waste of money!!

Our tenant left without paying 4 weeks rent, trashed the house including multiple holes in walls and numerous items broken needing replacement such as our clothes line, letter box etc.

I read some terrible reviews about Terri Scheer which set my expectations very low. The claims process is very painful, they request every document imaginable. Once that's complete then you have to break down the costs for every single repair, as specific as 'main bedroom left wall x 2 holes costing $300' and so on.

After completing all the requested paperwork and having our builder break down his quote, Terri Scheer actually did come through in the end. They charged us just one excess for the entire claim and paid all items that were covered as well as the full amount of rental loss whilst the repairs were being conducted.

If you end up needing to make a claim, stick with the claim process (as painful as it is) and document and photograph everything!

I had a claim with TS which ended up totalling over 60k from malicious tennant damage, they would not pay up after taking payments for over 2 years and said just use your house insurance, TS is a totally pathetic rip off and lucky for me my house insurance came through, just be aware if you think you are covered and go to make a claim don't be surprised when they have every excuse under the sun.

My current victimisation by this 'insurance' entity, alongside others in the same position, warrants an investigation by the ACCC and A Current Affair, both of whom I will be contacting forthwith. Rather than pay out insurance claims submitted by landlords, in my case a fraudulent claim for 'unpaid rent' which was indeed paid to him, they immediately pass the amount to a vicious debt collection agency to threaten the ex tenants, without providing any substantiating proof of their claim. As reviewer SJN so succinctly queries, this insurer evidently goes after tenants but does not pay out on the insurance. This is a clearcut case of fraud. SJN I am planning on taking legal action, perhaps if sufficient other victims come forward, a class action suit will encourage the regulatory bodies to look into this dubious company.

We took insurance around 14 months ago because our agent recommended Terri Scheer (TS). We had damages, theft and loss of rent. The rental tribunal ACAT decision was in our favour for close to $10,000 in damages. We applied to TS to be compensated. TS pulled all the reasons in their disposal to refuse the claim- Who you were insured with before? Did you have landlord insurance from before? From who? We were sure that we did and had no idea that there was no previous landlord insurance with NRMA. Because of that TS refused the claim. Does it matter that we had landlord insurance in place with TS when the tenant left and ACAT ruled in our favour? No!
Prior to NRMA we were insured by our bank and had a landlord insurance in place, but that policy was cancelled when we took all policies with NRMA and were not aware that we did not have a landlord insurance with NRMA prior to taking the policy with TS. That was an honest mistake. And besides, TS now unearthed another clause – if the tenant was in arrears in a period of three months prior to taking the policy with them, then they will not honour the claim. That is even if the tenant fails to pay for a month or a week in the preceding three months. Our tenant was in arrears but in an email from our landlord it was confirmed that the tenant paid all rent and that was prior to taking the policy with TS. Does that matter to TS? No!
Additionally, TS claimed that if they knew that our tenant was in arrears for any amount of time in the three months prior to taking a policy with them, they would have refused to insure us. Obviously, they did not ask, and we took the policy. They also did not disclose this condition and this being a TS policy. Instead they gladly took our payment and while they were making a review as to their negative decision regarding our case, we had to renew the policy. We renewed in good faith that the outcome will be positive. The decision was negative.
We then had no choice but to ask for a refund. It took them weeks to give it. Other clients of TS reported they had similar experience… a pattern of behaviour in refusing claims by this insurer from all sorts of reasons.
We feel that we were treated unfairly by TS and will not recommend anyone who reads this to get their insurance with them. If we knew before about this amount of negative reviews, we would have stayed away. When we told our agent, they appeared shocked after an ACAT decision in our favour and TS behaviour, but we think there is collusion as other previous clients of TS also were recommended to use them by their agents…. Again, another pattern that needs top level investigation ….

I’m the managing agent of a real estate company who have recommended Terri Scheer to my clients for many years. After a recent claim taking nearly 4 months and getting no where I have chased my tail for months and got no where and will be recommending another company going forward.

Lodged a claim In February they keep requesting the same thing over and over and over again despite confirming receipt and that it’s being assessed and straight forward...only to to be asked again and they push back another 7-10 days!

Ive been a real estate agent for 7+ years and have done many claims with different companies and have found Terri Scheer by far to be the best! Never had a claim refusal and always had money back within 10 days unless they needed more documentation from me. Excellent company highly recommend!

I lodged a tenant damages insurance claim with Terry Scheer. During the claim process key information about the innsurer's policy is never made available to the agent or the policy holder in any of their communications. Unless strict rules are followed the claim will fail. Do not buy landlord insurance from this company. Save and invest the premiums for when you need it. Terry Scheer will not assist you with your claim in any way, even by advising you that after all it will never be successful because the rules were not followed.They will however keep asking you for documents even those you have already sent. The bottom line is that they require you or your agent to take your tenant to the rental tribunal first to claim tenant damages from the bond, before they will pay a cent. There is also an excess which is deducted. And then you will need to pay hefty tribunal fees to your agent unless you represent yourself. Adding all these costs up you will get almost nothing for claims less then $1500 even in the unlikely event your claim is accepted by Terry Scheer. So much for the tenant damages insurance protection. Savy tenants and cagey agents will further obstruct you. The very best thing you can do then is to be self represented at the tribunal without your insurer or your agent acting for you. I am now cancelling all my Terry Scheer policies. I would rate it less than one star if possible. I have since launched a tribunal case against the tenant.

Over the years, I've had to lodge a few claims on behalf of clients who were wise enough to have Terri Scheer Landlord Insurance. To date, each claim has been settled appropriately and my clients have not been disappointed. As long as the right documents are provided to support the claim, each claim has been processed and paid out in a timely fashion. Of course, one has to allow for delays as a result of holidays or major disasters, but that would apply to any insurer.

Our investment property became uninhabitable for several weeks in the peak Christmas period and Terri Scheer refuses to cough up despite it being an untenantable property. We forked out thousands from our own pocket to relocate our tenant. Kinda defeats the entire purpose of landlord insurance, wouldn’t you agree?

We have six investment properties, we thought their premiums were competitive so have been slowly changing our landlord insurance over to Terri Scheer. We have had 4 properties covered by them for the last 2 years. We attempted to make a small claim due to tenant damage. They do EVERYTHING to avoid paying until you simply give up. Don't trust them STAY AWAY

I had 3 policies with this lot and have finally taken all 3 elsewhere they will not pay claims always a excuse like holes in walls on the plaster corners in a 10 month old home and class this as normal wear and tear. Cost me 3k to fix. Leaking water damage cost me 1.5k to fix. They have now lost 3k a year in business from me.

We had two properties insured and had to claim once. Had no issues at all. We have recently sold both properties and contacted the office. Spoke to Miranda who was friendly,professional and very competent. Business completed very quickly. Cannot speak highly enough of this service.

I just tried to cancel a landlord policy with this company today. The only way they can refund is back on the original credit card the policy was purchased on. I advised I cancelled that card 6 months ago. Apparently their policy is to refund to that card only, and it's my responsibility to get in contact with the bank to get it back - zero flexibility to send a cheque, conduct a electronic transfer or to change credit card. Bit ridiculous in this day and age.

I've used this company for over a decade and have many properties with them, they have been difficult on the several occasions over this period we have had to make a claim.

This appears to be another reason to part way with Terri Scheer. They'll take your money without issue, but god help you if you have a claim or want a refund on a canceled policy.

After 8 months of providing receipts and photos of the damage that tenants did to our house, I'm still waiting for a payout. Their adds are misleading and not a true indication of their service. They kept contacting me and i kept up with supplying what they asked for. Would have been better to send out an assessor, which i invited them to do. They have come back with just about every excuse as to not pay out. Stating" its not covered under landlord or building" which was the cover i took. Or "that's under contents" (my contents went into storage, no need to cover them with TS) whichever suits them on the day. Why wasn't i told this in the first place??? Stay clear of them. They keep changing the rules to suit them. Off to ombudsman now! Don't waste your money or time.

I took out a landlord's policy with Terri Scheer and received correspondence with my name completely wrong. I wrote to their online customer care, which indicates a 24 response - and have heard nothing since. I eventually had to call them to get them to correct my name, and they did not even care. As a customer I was most put off by the lack of customer care. Terri Scheer are disgraceful
