We are newcomers in Dubai, and processes are really different from western countries. Each new step is a headache, but Ahmed was there to solve the issues and make it happen. At the end of the game, the fees we paid to Espace are not so much compared to all the time, energy and efforts Ahmed deployed to make it happen. We feel so luck that Ahmed was our agent .

Now speaking of the Agency Espace, I would only put 3 stars. I believe it would be a great improvement if you could provide to newcomers in Dubai a guide that explains what to do , how to do it , and when to do it. I mean, to secure a housing, you need cheques, to have cheques, you need a bank account, to have a bank account, you need a local phone number, to have a local phone number, you need a local ID... Also there is this Ejari thing , the Dewa registration on line that does not accept international payment cards, and so on … A guide would be great, so to take things in the proper order , to save time and nerve...

Having saying that, we are not happy at all with the management of the maintenance team , to fix the things broken in the house. Chantelle is really useless, we just received for 3 weeks teams that are not managed , not coordinated, and without supervision . Our lease contract has started the 4th of January , and today , 10 of February , we still don't have AC in the apartment , because Chantelle keeps on sending subcontractors teams without superviser. For us it is a hell. All what she knows is to tell us sorry. We are fed up.

Espace sold my property with only 12 viewings, when the norm was around 30-40, with 2 offers, in a difficult Dubai market. I had to reduce the offer price slightly but not significantly. Given the market has dropped since I am grateful to them for finding a good buyer.

Estate agent was attentive during the negotiation stage, but as soon as we signed, it became apparent he provided two separate stories to the buyer and the seller. Fortunately, we were able to sort it out in the end, without his help.
His understanding of the process and steps required was abysmal which caused delay and additional cost.
I suggest to Espase they invest more in training their staff in local regulations; undertaking more stringent internal testing and review, to ensure this doesn't reoccur.

I'm actually very thankful and blessed to be serviced with people like Heather and Robbie. I can't be grateful enough for their professionalism, friendliness and politeness. I recommend Espace all the time to every Tom, **** and Harry I come across who is interested to purchase properties.
