Haus have been running our development for the past 3 years. They were responsive to constructive feedback and have gone out of their way to handle critical communal issues by drawing on the wider team resources, working at weekends at times and making themselves available to discuss matters at short notice. I would recommend HAUS for your development, from personal experience they are miles better than 2 other management companies I’ve had the ‘pleasure’ of working with.

Haus BM recently took over the management of a block of flats in central London. This block had a huge short let problem. Haus BM tripled staffing costs to circa £200,000 annually and the block still has the same short let problem. Westminster City Council visits the block regularly and finds short let still happens on a huge scale. When you complain to Haus BM, in writing, they don't reply to you. They don't follow their own stated complaints procedure. I'm being generous giving them 2 stars.

We have been using Haus for around 3 years now and have been very happy with the service they offer. All block management issues are dealt with in a professional and efficient manner and the best outcome sort in every instance. Michael in particular has been a pleasure to deal with and an asset to the team. Throughly recommend.

Haus management - as a landlord of 18 years experience I can truly say that Haus are the most pleasant and effective management company it has been my good fortune to have as management agents ( over the years I have had to deal with 20 or so as I had many flats )
Also re the recent problems with cladding - alhtough my block does not have the same problems as Grenfell - Haus were immediately into taking action - getting a survey done and appointing a project manager- nothing ever seemed to be too much trouble - they nearly always got back to you asap and would help out where the issue was really outside their responsibility
Great standards my main contact in all this was Janine Ford - thank you so much Janine and specifically in the issue of he cladding Nigel Thomas is doing a great job

As a Property Lawyer, I am used to dealing with Management Companies, almost on a daily basis. However, it has to be said that my experience with HAUS Block Management has certainly made a difference! From the word go, they assisted me with my enquiries and responded in super quick time. I just wish all Management Companies would adopt this strategy as it would certainly make my life much simpler! Hats off to you HAUS!!!!

This company has left 400 flats in south eat London without water and central heating for 4 weeks now and there is still no timescale of when these problems will be fixed. They have not offered residents alternative arrangements and/or compensation.
After promising regular updates for resident they have now failed to release any communications for almost 24 hours. We are about to go into a bank holiday weekend and they have now gone silent on the issues. No urgency. No empathy. Do not use this company

Lizanne Du Toit, the Assistant Property Manager for our block, is extremely polite and helpful. She is very prompt with replies and if she doesn’t have an immediate answer she will keep you informed. As Director of our block I find her very approachable, friendly and easy to deal with. Very professional and always willing to help if she can. She is an asset to HAUS.

Nothing too much to ask of Teresa, the Portfolio Manager that I dealt with, even in Covid situation, replies to enquiries received in record time and she called further to follow up on matters.

Haus began looking after our building at the end of last year, following years of neglect and frustration with the previous managing agents. Our building was in a terrible state. Debbie Ranger immediately set to work identifying the serious issues here and calling a meeting with residents to highlight some major problems, including illegally installed carpark entrance gates.
Taking on a building with a catalogue of outstanding issues has meant that many things will take time to be rectified. But the experience so far has been really positive.
Every time I have had any interaction with Haus, they have been efficient and friendly. Always responding to enquiries quickly and keeping residents informed of progress. I don't expect perfection and compared to our old managing agents, it's a complete turnaround.
Our building is 100 years old and following a conversion where many corners were cut, it's going to take time to get things back in order. But most importantly, I feel confident that there is a plan of action for the years ahead and we have a professional and competent company at the helm.

this is the worse company i have to deal with, the property manager of my building only sit on his desk and not do any work our building is only 3 years old and look like 100, holds in the walls dirt everywhere, broken doors, damage carpet, they never reply to email or calls and make excuses for everything DO NOT WASTE YOUR MONEY this is just a big company looking to get money and no doing any work.
an just to be clear the £3500 you claim it cost it was just and excuses so U manager D. wont do his job i have same cameras in my business and also call the cctv maintenance company and this was not the cost and the payment for and iT that was not necessary this just show the lack of knowledge in basic of property management they need to pay £3500 to get cctv from a basic cctv recoded in you building, no only dad vomit in the communal areas from years easy to be clean and the solution for this let pay a company to come and wash the floor i will get quotation " we pay £27000 year for cleaner just to hoover the corridors and get the rubbish out" also again under data protection how is that u make public private matter from your customer, disgusting company.
they only way they know how to Manage is expending money with our care o so ever.

Update. Wed 22/04/2020 the sick still there.

HAUS have been managing the building I live in for at least 3 years now. In that time I’ve had help from 2 different Property Managers, Pauline Hulley and Elmarie Austin.

Both women have been patient, polite and determined to help with any request, big or small. They are a pleasure to deal with.

The only area of concern I have is that our service charges have been steadily increasing since HAUS took over management of the block. While I accept a certain amount of an increase due to inflation, I also expect an improvement on facilities, which isn’t always the case. The lift and swimming pool in particular have had long periods of time without being operational, with no compensation for residents. It is an expensive place to live and these occasional lapses in reliability can be frustrating.

I've recently had a leak into my flat in a block which is managed by Haus and found their block manager Debbie Ranger very professional and easy to deal with. She organised swift action and coordinated tradespeople to track and trace and sort the issue. I felt she went above and beyond- particularly at the moment when the Covid-19 lockdown is in place and remote working will have made her job harder. Luckily it's the first major issue I've had since living in the flat for a few years. But can definitely recommend her and Haus's service.

I would've given 5 stars going by my experience with the staff i had been dealing with over the last month. Kholewa Tshomi & Teresa Rudham were absolutely fantastic in trying to resolve my request but the directors took their time especially Nigel Bakhai who refused to sign the Deed of Variation (DoV) properly (because he thought he knew more than my solicitor did) and we nearly lost the sale of my deceased Mums property.
Only because I continued to chase the enquiry & the great help i recieved from Kholewa & Teresa i was able to get the sale through but it was with only minutes to spare. If we had lost the sale of this property this would've been down to delays from the directors who signed the DoV & especially Nigel Bakhai who thought he was right & my conveyancing solicitor (of 20 years) was wrong without even investigating first I. E. Phone my solicitor or land registry, he just couldn't be bothered. Very happy with all other staff & director James Aherne but very unhappy with N Bakhai who was unhelpful & had a can't be bothered attitude.

While block was left to no hotwater for 43 days at 2 occasions during summer. There were various failures on the steps. The manager and Managing director were not helping at all. No compensation and no report was submitted to us yet. We are scared to that would happen again. Because it has been always not stable for basic supply because the company have no support to us. Housing association now suing them. That is how bad they are

this is the worse company you could ever have for your building, we have a 3 years old building that look 100 with the management .
it will be good i could put a picture for everyone to see
but just a small example of the good service they have some vomit the front of the building 2 years a go and the vomit dry still there even so it has been reported over 6 months a go, the property manager call Debbie R. is a rude horrible person that put the blame of the residents of the building, we suppose to have inspections ones a month but they only get there to sign the paper on the entrance door as everywhere has issues .
even something so basic the property manager will have to deal with like the roof of the building that has already growing trees as no-one look after it and can cost several issues for everyone .
stay a way fro them is the worse company and they don't have the basic of services .

We have found that this business does not have SSL (secure sockets layer), which means that you should think twice before trusting this business with your data, such as personal information or credit card details, because your information will not be digitally connected to a cryptographic key and secure connection cannot be established. We found that the domain for this business is older than two years which could be an indication that this is a trustworthy business with an established customer base and experience in their field.
