Well never had to claim so I can't comment on that side of things, renewal was 3.5% higher then last year

despite advising Simple in 2017 after my wife Carol passed away her name always appears on communications to me.

I have used Simple Landlord for some time. I found the company to be the most accommodating, affordable and the easiest to set up the policy I needed.

I was unable to obtain a quote for a standard Liverpool terraced house. As a result I went to a competitor and had a policy within seconds. Won’t be using Simple Landlords again.

I have a number of policies with Simple Landlords and have done for a few years. I have never had cause to claim on one of those policies until recently and I have been absolutely appalled at the level of service. I have literally spent hours at a time on the phone trying to get through to the correct department. A month on from the incident nothing has yet been resolved or even started to be sorted out. I will not be renewing any of my policies. My advice would be to go elsewhere.

A bit of confusion a few years ago when I first wanted to renew the cover but since that was sorted everything has been SIMPLE

I have just tried to register a new claim:
- very difficult to find the correct number
- claims handling company had no record of my policy
- i had to send the policy schedule to them before they could action it
- all this too two days!

Second year we have used them. The only experience l have had so far is to buy the policy. Having not made a claim it is impossible to give any more feedback.

I've had policies with them on tow properties I rent out for several years now, and find them easy to deal with and good value for the cover provided.

Lady who helped me was super and she did everything for me, sadly I was unable to open the ZIP file because of the format, so she sent documents per post.

have used simple landlords for many years as they give a fantastic service and unlike a lot of other companies keep prices competitive every year so i don't have to shop around .

I like the fact that simple landlord don’t send loads of emails, they also just renew your policy without any hassle. We live in a fast pace world people forget to renew things and they have taken all the hard work away

I recently decided to sell my flat, and called the company to advise of the change. I was informed that a £40.00 cancellation fee was due, but given that I hadn’t cancelled the policy, I felt that this was an unjust and unfair charge. I didn’t pay the cancellation fee at the time and assumed that the policy would be cancelled and the finance company advised that the policy was no longer appropriate. What I wasn’t told at the time of the call was that the policy would only be stopped on payment of the cancellation fee. Several months down the line, I discovered that Direct Debit payments were still being deducted from my account for a policy which was not valid and no pay out would have been made in the event of any claim. I had already found another insurer, so was effectively paying for two insurance policies on the same property. I called Simple Landlords Insurance who admitted that I should have been advised that the policy was still in force until payment of the cancellation fee, but the representative failed to understand my point that I did not feel that I had cancelled the policy, and so should not be liable for the cancellation fee. On querying why the policy was deemed to have been cancelled by me, he sent me an extract from the terms and conditions which stated that the company would cancel the policy if any of the terms and conditions were breached - simply the fact that I no longer had a tenant in the flat.breached those terms and conditions. My point simply was that I had not cancelled the policy and so should not have been liable for the charge. In the meantime, I received a letter from the finance company who claimed that a DD payment had been refused - I cancelled it once I found out that DDs were still being taken from my account - and a cancellation fee was payable. A double whammy you might say. In the end, I paid the £40.00 fee to Simple Landlords simply to have the insurance policy stopped, but wasn’t happy doing so.

I tried to change the method of payment to a 'single annual payment' but could find no way to accomplish this online. Perhaps this needs to be acheivable via the website.

Ive been with Simple Landlords for several years with a Portfolio Policy and every year I have to ring at renewal to get the extortionant renewal price down to a sensible level. 15% increases year on year is ridiculous when ive never made a claim.

I have used simple landlord insurance for several years and while I have fortunately never had to make a claim the renewal fees have always been reasonable and staff helpful
