We took our time to decide on the ideal home for us and looked through many of the more well known companies displays until we came across House And Land Design.We were frustrated that the other companies dressed up their displays with ultra modern furniture and art work, which at first seemed quite impressive, but it wasn't until you stood back and looked at the house and floor plan that we realised they were just one big open room made to feel more homely by the dressings. The moment we found HALD something about their homes instantly appealed. Their homes still have a modern open plan but also retain the character and privacy to make a house a family home. To further add to this we loved the fact that we were able to makes changes to customise the house to exactly as we wanted. We have found all the people within the HADL team to be friendly, helpful and nothing has ever been too much trouble for them. From start to finish everything has ran smoothly and been so easy.
If your thinking of building a new home, we believe HALD would be a great choice.

The whole experience with House and Land Design P/L has been extremely professional from the very beginning to when we moved into our beautiful home two months ago, to now.
The workmanship and fittings are of premium quality and exceed anything we have seen by other builders. What makes House and Land Design stand out from the rest is their honesty and transparency at every stage of the build.
You have the luxury of dealing directly with the sub-contractor for any extra upgrades so you’re not stuck or bound by any fixed contract.
Doug, Glen and the team have been very helpful and accommodating to the constant changes to our original design and nothing was ever too much trouble.
The build was managed by Glen, a very competent supervisor who always kept us up to date and communicated directly with us. Everything was always on schedule and Glen and the team always managed to go above and beyond our expectations. It was a real pleasure to work with Glen and the team.
The best thing about our home is that, upon completion, we moved straight in with a completed driveway, security screens and clothes line. Everything is included throughout. House and Land Design Pty Ltd built our home approximately 8 years ago. We are contractors in the building industry and deal with many builders (including HALD). When we decided to build a new home we had to make a difficult choice with whom to build. Just because you work in the building industry it doesn’t take away the concern and nerves of deciding on a good builder. We chose House and Land for various reasons but the main ones were that we knew the directors for many years and knew how they treated contractors in terms of fairness and prompt payments. With this in mind we were sure that the customers would be treated the same. By the time they priced our custom designed house and went through all the various inclusions we knew we were dealing with the right people. They made suggestions on how to make the construction more cost effective without compromising the design which was appreciated. We ended up with a beautiful home and just haven’t had any issues with it. We agree with what others say about this company and wish them all the best.
Attention to detail, Understanding Staff.

Our first contact with HALD was when our investment property builder went into liquidation and HALD were assigned to complete the work. it was obvious that the standard of work carried out by HALD was much superior to the previous builder.
We then retired to a rural property near Beaudesert and needed a builder , we contacted HALD and hoped they would travel the hour to construct our home, luckily they agreed because it is quite a minefield when building but we knew the finish to our home would be second to none and any queries would be answered efficiently and promptly.
We have been living in the house for 4 1/2 years and I have to mention that the site was classed as highly reactive requiring very good footings and in this time we have not had any sign of movement.
I also changed my mind a lot (a woman's perogative) and each request was met with a smile and then discussion.
Doug , Glen and the staff are the ultimate professionals and I would be very happy to recommend them to anyone.

Our first home was very small and quite old.We lived there for fourteen years and raised a family but just out grew our home.We originally thought to renovate and extend and proceeded to get a few quotes to do this.From lifting to building on top and extending,the costs were really high.We decided to look into the possibility of demolishing and building,which is where things started to happen.Our block of land is the old style size which is narrow at the front and deep,which limited us the type of house we could build.We researched a great number of builders on the Gold Coast of which there are many.To our surprise not many options were available.

Of the ones that were suitable,the House and Land Design one was the best.They had a very large selection of homes to choose from suiting all different sized blocks.Some builders were not willing to modifiy there own plans to accomadate us.There costings were getting higher as we added in more inclusions.This did not happen with HALD.They were honest and upfront with everything,very patient with us as we took a long time deciding on every option availiable.They were happy to change aspects of the plan, some window sizes and our rear sliding door,not a problem.The construction started on time as contract stated and we were notified regularly on the build progress.

Everything went well and finished on time as stated.The only issue we had was the garage wall is only about 200mm from our boundry which made it difficult for access.Glen ( site supervisor) was able do this without any problem.He really is able to handle things professionally as can all the staff at HALD.All our family and friends are impressed and feel we have made the right choice by building with HALD.We are also very happy with our new home and would highly recommend them to others.A great job done and thankyou HALD.

I have built 9 houses with House and Land Design over the last 7 years.

As an investor living in Sydney and building interstate, it is of utmost importance for me to use a builder that is honest and reliable and does quality work - at the right price. Building with House and Land has always been absolutely trouble free. I have used other builders on the Gold Coast and have had serious issues with them. You dont want the hassles of problematic builders while living interstate, I can assure you. The building industry is notorious and when building a new home you dont want (or need) building problems, full stop. I know I can rely on House and Land.

House and Land builds have all been done via email, with digital pics, excellent communication and efficient turnaround times. Most builds I have only gone up for final inspection as I know the guys are going to do the right thing and I know the job will be done right - first time. I can honestly say that every house they have built for me has met or exceeded my expectations. I am 100% happy to endorse their homes and quality of workmanship.

I have not yet sold any of these houses - they are all rental properties. I have had practically zero maintenance issues with all of them and the quality product has shown through over the years. I know I've got a solid investment which is providing me good returns. As an investor thats important to me, and also makes a difference to my pocket!

We engaged House and Land Design to build a 2 storey split level home in 2014/2015. We had a sloping block so needed something that best suited our land and our building envelope. We were given a basic layout then we completely redesigned the home inside and out. We were guided along the way and nothing was ever a problem. And we are absolutely in love with our new home. We could not have asked for an easier, hassle free build with a great team working behind the scenes to ensure everything ran smoothly. We were always kept informed at what stage our build was at, the lines of communication were always kept open. So a huge thank you to Glen and Doug for a dream build. I spent a good 12-24 months reviewing builders before I approached anyone, and came across House and Land Design, they really stuck out from the crowd with distinct difference in there reviews, One of the only companies I came across that actually had people coming back to build there 2nd and 3rd houses with the same company.
I approached House and land design and we spent some time detailing a house that would accommodate for all my needs. And found there approach to be very straight forward, extremely detailed and most of all practical to my needs. I have recently had 5 rounds of spinal surgery and face the prospect of being in a wheel chair at some point, HALD have been able to pre design a lot of features into the house to accommodate my needs now and well into the future. From the start of design it wasn't long before a high level of trust was developed between myself and the sales team, and as time drew on I felt extremely confident with my choice of companies.
I could not recommend this team high enough. Five star all the way ....

The build quality of my house is second to none, I have a few friends that are tradies and they have all stopped out the front to commented that the brick work on my house is the best they have ever seen, very sharp.

And I must say I could not have had a better site supervisor he was always at hand when needed and at one point he stepped above and beyond his duties to ensure the house was perfect for me and no delay where encountered.

The quality and professionalism of all contractors was impressive, and the fact that the guys know each other and are willing to help and assist each other during construction was a blessing.

Overall I encountered only one days delay with a sick tradie due to the flu, Unheard of...That was it, Due to the great pre planning of House and Land Design there was no delays with materials or mistakes with plans, Nothing, It ran as smooth as Swiss watch start to hand over date.. :-) I felt very at ease knowing why house was in great hands, The team really treated it with a lot of pride as it was there own house. Extremely impressed

And to top it all off they finished my house before schedule :-) impressive

I've been looking forward to writing this review of House And Land Design for a while now and that's for a couple of reasons; I've been very happy with both their service and product and I also want to congratulate them on completing my beautiful home.

I began the long journey of home ownership by researching every home builder on the Gold Coast and making contact with those on my short list. At the end of my investigations I chose H.A.L.D. because:

1) They were very approachable. This is an important point to make because when building a house, you will be working with the builder for several months and it's easier to build with someone you are comfortable talking with than someone who is not. The owners and project manager at H.A.L.D. were easy to talk to from the moment I met them through to my home's completion.

2) They are honest and didn't try and talk around subjects and issues presented to them. I found with builders who would ignore or skirt around my questions I would immediately move on to the next builder on my list of choices; I value honesty and if I felt I was being lied to then I would definitely not build with them. H.A.L.D. were transparent from the moment I walked into their display home right through the construction process.

3) Their homes are not decorated with million dollar furniture packages aimed at distracting buyers from the build quality. Instead of displaying interior decorating House And Land Design display the actual home. I'm going to expand on this topic of quality because it's a fundamental aspect of a build. After researching builders on the net (and by knocking on people's doors in new estates to speak with the owners about their builder), I went out and had a look at display homes and I was shocked at the quality! I couldn't believe I was walking through display homes with so many things wrong with the house. My immediate thought was: if this is their display home quality, what do their normal homes look like? And I imagined them to be a lot worse. That's why I made the comment about million dollar furniture as it's easy to be swept up in all the amazing extras and forget about focusing on the actual house itself and what is included in its price.

4) They are upfront with their homes (what you see is what you get - it's all included in the price) and they even have an inclusions list on their website, which is very helpful when choosing a builder as it's easy to see what you are getting for all your money.

5) They had many plans to choose from and ones that suited my block. I was able to choose a plan to create an eco-friendly home that suited my lifestyle.

6) They actually answer phone calls and emails and are happy to do so - I never once heard a negative tone from a House And Land Design employee, builder or owner. I was amazed at how many builders didn't return calls and I figured if they are that bad before the build they would be even worse during the construction and after handover. H.A.L.D. were always there to answer the phone or respond to emails.

7) They guarantee a build time, which was quicker than the others, and they will pay you money if they go over said time. Wow! That was a big positive point for me deciding to build with them. To expand on this topic: My neighbours had started building around two months before we started and my house was completed before theirs; I beat one neighbour by a month and the other poor guy is still building - and I've been living in my new home for two months now.

8) They use the same tradies on all their houses, which was something I was looking for as I had heard and read negative comments regarding builders who use different trades people on a regular basis.

9) They are a local company with a proven track record with no negative reviews - all positive.

10) My house is faultless. Think about that for a moment. I was advised by many people to not expect perfection when building a house and that something will always go wrong (kind of like a wedding) but with House And Land Design nothing went wrong - I was even lucky enough to have good weather throughout the build. Unfortunately, I had many problems with my money lender and solicitor (their reviews won't be positive!) and I remember complaining about them to one of the owners of House And Land Design and he said, "Scott, if it's any consolation to you, once your lender gives us the green light, your house will be built quickly and with no worries." And he was right.

I deliberately held off from submitting this review until I had time to actually live in the house and find any faults within it and so far so good; it's perfect. Friends, family and visitors all compliment me on the house and I couldn't be happier.

To the guys at House And Land Design - Thank you. You were true to your word, every step of the way and you built me a beautiful home for my family to live in.
Approachable - Honest - Communication - Build Quality - House Plan/Design - Tradesmen - Guaranteed Construction Time

We have now been in our HALD home for more than a year at the Grange and this home is of exceptional Quality. From the initial design, to the site supervisor giving the neighbours his number if anything went wrong, to just how they picked up the phone if we had any questions at all stages of the building process, We have built 4 times prior and one with Cavalier Homes that went bust just before we went to HALD. Because of that experience we took much longer to do all the necessary due diligence before we chose HALD and Bud from HALD could not be more patient.

We chose their largest home, the Flinders 350 and made it larger still on a sloping block with tight access. We also chose large tiles, increased the height of the ceiling and built up (with 1.5 litres of solid concrete to account for slope) at the rear without doing a traditional cut and fill which many other builders wanted to mandate which would have lost our great views. All of this was done with no fuss. They also said they would build it in 6months to the date we signed all the variations and they were one week late though technically they weren't. They didn't claim the wet weather period they were entitled to, and even though we were fine not to claim the 1 week penalty, they insisted we took it. Tell me if your builder ever did that for you?

Were there any hiccups? Like all building program's there was the odd one, but take a photo or send an email, it was dealt with fast and professionally with an update provided (and we didn't even have to chase). One Subby didn't quite work out, and it was partially our fault for asking for extra work outside the contract but HALD sorted it out, even though they didn't have to. Defect period was a breeze and we invited the team for a BBQ to show our thanks, and they even gave us a house warming gift. From now on, we don't intend to use any other builder than HALD. When you find a good thing, you stick to it. The value for money also mean't we could put a lot more in better furnishings and fitouts.

From the word go Doug wasn't interested in if we built through him or not, he was only interesting in helping out as best as possible. It was because of this attitude and help that we chose to build though HALD and I'm glad we did!

I ended up building one of the biggest houses that HALD had taken on at the point in time. Doug was more than happy to let me use my own design I created and all the changes that went with it. The build size ended up being close to 42m2. I created a dual living house that was separated by a triple garage. It included 2 kitchens. Doug was extremely knowledgeable with the details of how to design it as a single, joint house so it met all council criteria.
The workmanship and build quality was amazing, I can barely fault anything inside or outside the house and that is extremely rare, especially with a house this size and detail.

Doug and HALD were more than accommodating with all the extras we decided to include along the way and during the build. Doug was happy for us to redo our entire lighting and electrical plans and also for us to use our own telstra employee to do all our data and antenna points throughout the house. I ended up putting about 60 data points and 20+ antenna points in the house. We also ended up supplying all our own LED lights aswell as the fans we desired. We also ran all our own HDMI cables and speaker wires in the media/lounge rooms for wall mounted TVs and surround sound speakers.

There were complications my partner and myself ran into with the house we were renting and the owners selling it and wanting us out before the build time allocated for building our house. Doug and all his crew helped us to the best of their abilities and managed to get our house finished in the time we had remaining. This also required his workers to work during the Christmas period to get this done.
I highly recommend Doug and HALD to everybody who reads this review and without a doubt will always choose to build with HALD if the opportunity arises again.

House and Land Design has recently built my house in Northside of Brisbane. I found out about HALD from this website, so I thought I should write a review here. I spoke with one of the company owners before I purchased my land. I glad that I spoke to him first as he told me plenty of things to watch out for when buying a small lot in Brisbane. Every time I saw a block I liked I sent him the land details and he gave me his thoughts. English is not my first language so his patience and advice saw me look at 4 blocks before I made my final decision. This was even before we actually met and singed any contracts, but he always responded my questions right away. This is the one of the main reasons why I chose them. Because we did good research on the land it made the building part easier than I thought it would. As I have never built a house in Australia I had to learn all new terms and conditions applicable to my land. My final design was a custom plan designed exactly to my liking. The construction was without any trouble and the subbies and supervisor were very helpful. I am very happy that I have chosen them and it was right decision. I would also recommend this company for sure!!

As a single 24 year old this was my first home so I was very wary of the potential downfalls associated with building. I took my time and carefully reviewed and compared all the major builders. It was by chance my mother came across HALD on the internet (this page actually) and sent me some a link to their website. At first glance their prices easily beat all the rest so I was very skeptical. I was looking for 'the catch.' I work in construction and price projects as part of my job so I took the time to construct a spreadsheet comparing every builder I had been talking with – from there per m2 price to their inclusions. HALD came out in front easily. And added bonus was the house was actually very attractive (Logan Villa model). I was planning to build in Gumdale, Brisbane in an estate filled with upmarket homes built by custiom builders such as Casey Jackson homes so it was important my house fit in with the 800k+ surrounding it. (But for a fraction of the price!)

I met with the sales rep at a display home who was extremely helpful. He informed me about every little details and after speaking with him i was sold. I decided to go with HALD and I made more plan changes than I care to remember – it actually got to a point where I felt sorry for the poor sales rep who had to constantly go back and change this or that. However, he never once complained and always went out of his way to help me. The construction period was smooth and easy. My foreman kept me updated and everything he told me would happen did. There were no unwanted surprises. Whilst building will always be a stressful time – I am very glad I went with HALD. Not only was I able to build a very large, very attractive house for the fraction of the price one would expect – but I was able to avoid all the horror stories I have heard so many times before that almost put me off building.

I plan on building many more properties and would never look anywhere else. I have already passed on HALD to a number of my colleagues. Could not recommend them more!!! My house looks amazing!!

The house I built with House and Land Design (HALD) is the second house I have built, and the first one I have built on the Gold Coast. The previous house I built in Melbourne, and I started the process of researching and discussing build options with HALD prior to moving to the Gold Coast. Throughout the whole process with HALD, pre building details and contract, during the build and post building support I can definitely second all the positive comments from everyone else who has written a review on HALD on this site.

Based on my previous building experience, and based on many stories and discussions I have had with friends how have used other builders (both on the Gold Coast and in Melbourne) one key thing for me the differentiates HALD from other builders is that you know that they will do exactly what they say they will do, in every aspect of the building process. Even down to the simple little things like sending weekly email updates to keep you informed of what is going on, keeping to agreed time schedules, and having the easiest to read and most transparent building contract documentation I have ever seen. Building a new house is not for everyone, there are a lot of thing to consider and decisions to be made, but if you want a good building experience that goes to plan - I could guarantee that with HALD.

For building houses on sloping blocks of land (which is what I did - the Burnett), I found that HALD is also far more competitive and upfront on costs than any other builder on the Gold Coast that I researched and spoke to. After living in the house for 9 months now, I have say I am impressed with the quality of the build and especially with the way the site works and drainage were done. We have had a lot of rain this year and no problems at all.

Every great organisation has some room for improvement though, and based on my experience with HALD there were two areas where they could improve, their choice of fittings for bathrooms and tap ware (particularly having some more modern and luxury options) and the way the client supplied elements of the build is managed (this is optional but it was something we chose to do due to lack of options for bathroom and tap ware - although pretty much every other area of the house has many builder managed options to chose from). It would be good to see some new floor plans in their range, especially some plans that are a bit unique in layout, ceiling options and features. None of these things are criticisms or major issues though, hence I still gave them 5 stars, and they do these better then most builders, but it is areas that I think they could improve in.
Reliable, excellent communication, competitive and clear pricing

We first contacted HALD around 2012 through a google search and subsequently these reviews.
After going through several months of design planning and lots of questions we were let down by our bank and had to hold off with the build. Doug at HALD was completely understanding throughout this.

3 years down the track and we contacted HALD again and started from where we left off.
As of october 2016 we've ended up with a brilliant house with a smooth building experience to boot. As other reviewers have mentioned, nothing was ever a problem and everyone at HALD, right down to the tv aerial installer were really easy to deal with and very professional.

A couple of the main reasons we chose to go with HALD was price, their willingness to take on a section that was narrow and sloping, and most importantly, how (Doug) dealt with our never ending questions and requests.
Both Doug and Glen go out of their ways to give you time out of their day and offer honest advice on decisions about the build.
We never felt like we were being pushed into upgrading or going for more expensive options, if anything the opposite.

We have no hesitation in recommending them to anyone looking to build, especially if you have a block that is not your standard flat, square block.

We recently moved back home to Brisbane after being in WA the last few years for work. We built in Perth and had a terrible experience (with a that builder has now collapsed), and we swore we would never build again. However, we ended up buying some land and found ourselves looking for a suitable builder. We didn't want to get burnt like last time, so did plenty of research and spoke to many builders, and even got a few quotes. After months of looking we settled on HALD. We were drawn by their customer service, a very experienced site supervisor (who is also the director) and the fact they have all their own trades/subbies who have worked with them for many years (and after our last experience - not having sub-subbies/sub-sub-subbies was a major selling point for us).

From day 1, we weren't fed any nonsense. HALD did exactly what they promised us. We started out with one of their plans, and changed it a lot (over the space of 3+ months), and ended up with a custom design for our dream build. Nothing was too much effort for the sales rep [name removed]. We must have sent over 200 emails just perfecting the plan alone. HALD were so flexible as well, allowing us to remove certain items with credit back (we did our own driveway/alfresco etc to save money). We were actually very, very surprised at what sort of house we could build for the money when you're smart about what you want the builder to do/do yourself after handover - some other companies just couldn't compare.

Once the build started, we were amazed at how professional and slick HALD was. Our Slab was poured in late March, and we had handover on the exact date that was set in our original contract - being early July!! Our home isn't exactly small, being a 2 story and 360m2+ - and it was built on the North Side of Brisbane. Most of the trades had to travel from the Gold Coast, but this wasn't a problem. (And the house 2 doors down from us started 2 months before ours, and still isn't finished... won't name the builder!!)

Our experience in Perth left haunting memories, so we weren't taking any chances this time - we were meticulous with every detail at every stage of the build, and we were amazed that nothing could be faulted. If we believed there to be an issue or question, the Site Supervisor would already be 2 steps ahead of us and onto it. We also got a chance to talk to every trade that worked on the place, and every single one said HALD was "the best" company to work for - in their opinion - better people, better quality - better trades all working on the same place at once. Most of the trades had been working for them for over 10 years - so everyone knew what the next trade had to do and how they were going to do it. It was like clockwork.

The finish on our home is amazing - the quality and attention to detail is far beyond what we thought we would get. We've had other tradies come in after handover to do screens/flooring etc and they have all commented on how great the house looks. Our bobcat operator was amazed at the quality of the bricklaying that was done (and I agree - the brickies were excellent, and committed enough to even get a motel up this way for a week when they did the lower level!).

We could go on forever about how happy we are, and we are so glad we didn't sign up to one of the more common builders in QLD and risk another horror story. We took someone else's advice on this review page, and didn't get sucked into the expensive furniture etc in some display homes with other builders we looked at. At the HALD display in Coomera, you see exactly what you're getting - with no hidden costs. [name removed] is also very helpful and will explain exactly what you are signing up for - there were no hidden surprises for us at pre-start.

Our advice to anyone reading this would be don't be fooled by the big companies with 100's of reviews and big display homes. When we were researching on the QBCC website, you can see how many homes each builder does per year - some do over 600+ homes a year - which is where we believe the customer service goes out the window. HALD do a fraction of that number, and that's why they are so good. (You don't know a bad builder until you go through 4 or 5 site supervisors in one build - which was our experience in Perth!!!)

Quality builder, own trades/subbies, excellent site supervisor

I was fortunate to have House and Land Design build my home and I would entrust them to build another one for me in a heartbeat.

Being a first-time home-owner I did my homework before choosing a builder and visited countless display homes. Ultimately, I found the house design I liked best online at HALD’s website.

From the time I first contacted HALD they did what they said they were going to do, when they said they were going to do it, for the price initially quoted. HALD listened to what I wanted and worked with me to achieve it. The supervisor, who stayed in frequent contact to keep me informed throughout the build, even gave me the impression that the construction of my home was as important to HALD as it was to me.

The building process went so smoothly, I thought I must have missed something and so I actually paid an independent building inspector to take a look just before practical completion. The inspector told me my home had been well built and that I had nothing to worry about.

That was back in 2009 and I still believe that choosing HALD was one of the best decisions I’ve ever made.

HALD really exceeded my expectations when I gave them a call in early 2015 after noticing a water stain on my ceiling upstairs. They took care of everything just as efficiently and professionally as they had built my home. HALD contacted Bristile Roofing and got them to come back and replace the roof ventilator. HALD even picked up the slack and re-painted the ceiling for me when Bristile Roofing didn’t.

I remain delighted with the exceptional service and great quality provided by HALD.

I take every opportunity to share the building experience that HALD provided for me and I readily recommend them to family, friends, colleagues and clients. When I am ready to build again, HALD will be my first call.

As this property was going to be the house we would call home for potentially the rest of our lives we needed to make sure we found the design and builder that could provide us with our dream home. We were in no rush and spent many days going to display homes and researching for what was suitable for us. We had a rough idea of a house design in mind and came across the flinders 332 design of house and land design which was very similar to what we had in mind. The staff at house and land were so professional and helpful from the first time we made contact all the way through the process. We found Doug especially helpful during the planning phase with his excellent knowledge around regulations and experience in dealing with council and other regulators and was always accommodating to any questions or queries we had. Mark was terrific in the design process and helped us modify the design to get features that we wanted added and the extra touches we wanted. During the build Glen was amazing, he always kept us updated with the progress and double checked with us and sought our opinion on any matters during the construction. The constant communication and feedback meant that we always felt very much a part of the whole process and were being included every step of the way.
What I really appreciated most was their professionalism and honesty, if something was not possible or is a service they do not provide they were upfront straight away, so when it came to the total cost there were no surprise costs or additional expenses we were unaware of. Not only the people I mentioned above who we dealt with through most of the process but their office staff were always polite and prompt replying to us as soon as possible or getting the relevant person to contact us who could attend to our queries.
I would definitely recommend House and Land Design to anybody looking to build a new home. We love our home so much and I am confident we made the right choice in builders. I cannot see us living anywhere else for a long time, but if we do ever build again, even as an investment property I would definitely us House and Land Design again.
