As a recently retired Building Inspector I don't see anything positive in my daughter's Allcastle home, yet to be completed. The timber roof & wall framing has weathered due to lack of efficiency. They put the flooring in before the roof was completed and windows fitted. I had my moisture meter handy at the time I went out there and it was and it was going off everywhere. They left stacked timbers on top of the flooring it was saturated and this is supposed to be a new home. This is also the longest build I think I have ever seen for such a large company, it has been over a year and it is still incomplete. Items that were supposed to be fitted are not. Allcastle want to be paid extra because they have taken so long to lockup stage some of the internal fitting are not available and they now have to sort other products or so they say. Other houses built by other companies in the area started their builds after Allcastle and are completed and occupied. I could go on with this but I think I have said enough.

Worse company for customer service. They sign you up then don’t take your calls. Buyer beware.

Initial deposit $900 paid mid Jan 2022. we showed the picture of the fasca to sales consultant (We showed the picture of the fascia we want i.e. a fasca picture on the phone i.e. Palace regent 12 - Optional Facade – Horizon with Render and Stackstone )

On Fri, Feb 4, 6:53 PM, we receive our initial tender, we thought the fasca is the correct one, however, during the discussion, we discovered the fasca quoted is incorrect. it is mixed with another horizon fasca. (The fasca we wanted also have a word horizon inside the name)

During the emails exchange, we at least emailed the correct fasca name with images of the fasca at least 10 times just to be sure, we really like the fasca and please quote us the fasca.

On Feb 11, 4:53 PM, I emailed fascia picture again on Feb 11, 4:53 PM just to confirm we want that fasca design just to be sure.


On Mon, Feb 14, 4:08 PM, we finally got the variation form stating "Provide exclusive palace regent horizon fascade with render + stackstone in leie of standard". There is additional cost associated with it, but at least it is on the formal variation form. and we believe we finally got the fasca we wanted.

On Feb 20, 6:17 PM, we paid $6000 to go ahead with the project, actually before we paid the $6000, we double confirmed triple confirmed that this is the fascia we will get as per according to the pictures, we got the confirmation from the sales consultant from the phone. we also confirmed the shape of the balcony will be a rectangular shape as per the images.

After deposit paid, after a few weeks.

On Sun, Mar 6, 5:09 PM, I got a call from head of sales saying there are some issues about the fasca and he want to discuss, we booked a 1 hour meeting together on monday 4pm to discuss the fasca. luckily, this time all the details been discussed and doubt been cleared.

About 1 weeks later, the formal plan been drawed and everything is expected, but there is a new fascia bill of $97000 and allcastle home reduced to $75000 for us. This is due to there is a about 26 sqm increase on the size of the house.

I Also mentioned that because we are adding 1 extra bathroom (2.5 sqm) in granny flat, we are paying $20000 extra for that 2.5 sqm bathroom, there must be some profit margin that can help us on this sudden increase.

This is a huge bill for my aged parents in law, they are all at their 60s in age and they do have limited budget financially.

I am still in the progress of discuss a solution with allcastle home. I really hope they can help us out in a way that will be satisfactory to both of us.

Very bad experience building with Allcastle. Buyer beware.
Very poor workmanship and customer service. Their maintenance managers have a very high turnover. Makes trying to get maintenance issues addressed very stressful and time consuming.
Current issues -just examples
Bathroom has cracking in walls again in same areas that have been previously repaired, power point in same bathroom coming away from wall.
At least 70% of floor and window skirting cracked and coming away from walls.
I could write a book with pictures outlining all the faults and issues with a house that cost double the advertised price to build.
Upgrades were very very expensive for poor quality goods and workmanship.
When I see advertising for Allcastle my blood boils when they say ‘Quality Homes at Affordable Prices’ and ‘Make it a home build with Allcastle’.
We did knock down rebuild. I think renovating would have been a better option.
I would not recommend Allcastle Homes to build your dream home from my experience you will be very disappointed
We planned and spoke to many builders for over 10 years to build our new home. The sales staff were very nice and Allcastle promised the word. Once we took possession that all changed especially when the house started to show major structural issues, which still have not been rectified to a satisfactory condition.

Worst experience, builder & customer service!

Dodgy tradies! Painting is crap! Tiling is dot & dab! Cheap finishes! Waterproof failed after 2yrs.

Rude on the phone & unhelpful!

We have been in our home over 4 years now and we love our house as much as the day we moved in.
We built a Regal elite in Hunters Hill, made a few change added a downstairs bathroom and changed the kitchen pantry to have a walk in pantry that we love. We still remember our sales consultant Julie was extremely helpful nothing was too much trouble and she saved us money mirror reversing the house to save site costs. During construction Tony or supervisor was always there to answer any question we had. We have a large tree on our site that council made us retain and we were always worried something may happen to it during construction, however Allcastle protected the tree and it is still a beautiful tree in our front yard.
We had 2 appointments with Wendy for our colour selections, who was professional and offered a variety of choices. Whenever we have friends over our play dates we still get asked what colours we choose as the home has such a spacious warm feel about it.
Our construction co coordinator Hanna assisted us during construction and kept us informed of the different stages during construction. We are very proud of our home and if we were to build another house in the future, we would definitely call Allcastle Homes.

If you are making your dream house first time with any builder then ALLCASTLE is not for you, unless you just won a Lotto. Even if you pay the premium price for upgrades you will end up something missing compare to their display home. When you ask for that missing peace then the answer will be it was extra and you didn’t ask for it. How on earth you will know what is extra and what is standard. They won’t provide/share proper documentation at the first place. It’s your responsibility to ask each and every single thing. The Head office people are not professional at all. The consultant works part time and are not available when you need them. Rather than giving you any advise on color selection and electrical they will skip as much as they can(they are so busy).

The information they will provide during the appointments is very limited. You will find you are giving advice to these so called consultant. The after sale service is unbelievable slow. There is no quality check initiative and no one to complain about what they are doing. There is no projection time for construction stages. So you will in the dark and always relying of the head office customer service people to get the updated information. OH you won’t get the contact number for the site supervisor as he get agitated receiving customer direct call. Based on the contact they will safeguard themselves by putting extra week for completion. Compare to other builder they takes extra 15 weeks on average to finish the construction.


The display homes and the price does not match at all. So, do not get fool based on the display home and advertising price. The sales persons will not talk to you unless you intend to pay the admin fee (soil test). This is allcastle sales strategy to lock you up in the first instance. If you are person to let go the amount you paid for tender once you compare with other builder then Allcastle is for you. The sales executives has limited information to share with the customer as they blame the head office and happy to let you those information once you sign up for tender.

During construction the plan and the actual have some variances, again the supervisor blame the office stuff and vice versa. Lots of new thing you will discover will be extra and you won’t have choice but to pay them extra. The quality of materials they use is very cheap but will charge you premium price for that. I am happy to share all my experience with them as I didn’t had any option once I sign for the tender and do not want to lose any money. It’s been more than 43 weeks running since the construction started but bad luck I haven’t received my key yet.


After receiving so many response, I have decided to add some more comments on my existing feedback.
Allcastle has given me the option of maintenance where I need to give them a list and they will send people for repair works if needed. in November 2015 I have provided the list to them and after all this hassle the work has finally done on May 2016. So, if you think this a small touch job they are fixing, it might take them couple of months to actually fix the job. Within this six months of repair the actual work day was a week, but it took them six month to sort the supplier. The communication is very poor between their supplier and them.

We have been now living in our house about 4 months. Looking back Allcastle did a fairly good job. We had wanted to be in the house by Christmas and weren't which was frustrating but the house is built very well which for us is more important in the long run. We hired a private building inspector (when you are spending over 500k on a project it's necessary we think) and he found very few faults with the house and the ones he did find the supervisor agreed with and had fixed. Our salesperson was excellent, she was very on the ball and honest and didn't promise us the world like some salespeople we met from other building companies. We knew what extra things we had to fork out for from early on (hydraulics, driveway, landscaping and retaining walls etc).
We loved the design (Palace Regent 12) we wanted a few small changes which they accommodated for us. We've just had our 90 day maintenance which we can't fault them for.

I won't bore everyone with long statements and heart felt nonsense, i will just list the issues we have had in the last 2/3 years that have not been tended too. We also do not get callbacks and rude service from Allcastle repairs. We also have been accused of breaking items ourselves, and have yet to see a manager or person come and reassure us. They also have not claimed any responsibility or blame. The following items need to be repaired:

-Outside balcony roof is caving and warping

-Cupboards are below legal requirements and are starting to warp from heat from the gas cooktop, we sent links and photos and no reply in 7 months. They will also not give numbers out

-Fence post has completely split holding retaining wall

-Dodgy tile job, looks cheaply finished even though we paid extra to upgrade tiles as base selection were poor quality and had very little selection

-Cheap bricks used which are cracking, the house is black however the bricks are bleeding through orange terracotta as the colour was not used within the manufacturing process -Gas cooktop has no shut off valve attached, therfore we had a gas leeks and we had no hot water as the entire system had to be turned off.

To add to all this we had one of the spare bathroom toilets leek a lll over the floor and flood one bathroom, we got it repaired for obvious reasons. This bathroom had been used maybe 30 times in a year. After we put in to get for reimbursed they said you should have called us and we will only pay for the parts NOT THE PLUMBER.

We were handed our keys just before Xmas and 6 weeks ahead of the contract time. If you are looking to build there are a few things you will experience so I will comment on the different stages so you can expect or compare ....
SALE / FIRST TENDER - We selected a house off the plan and made changes, they quoted up and we altered until we got to our budget and included all the luxuries that we wanted. Our sales rep said ask for everything you can possibly think of that you want in the intial quote and then go through and modify. We made a needs and wants list and were able to create a spreadsheet to keep a track of the budget.
COMMITMENT - You accept the tender and then go into the selection process. There were about 3 or 4 versions all up with all of our changes added in until all the components are completed.
SELECTION AND CONFIRMATION - Great, spoke with 3 ppl at this stage, colour, construction and electrical. Signed off on all our selections and I even changed my mind a couple of times and they were cool with me - Its a big decision and a lot of money so my advice is go into this part with pictures of what you like or examples of their show homes as they can consult you on that. Know what you want your electrics and air con to do for you.
COUNCIL - Submitted all docs including a free to scale lanscaping plan to our estate council.
CONTRACT SIGN OFF - Straight forward no drama - used my sreadsheet to recheck all the figures. We spent 2 hours going through the final contract, checking and discussing things. Another company Ive heard of posts it to you to check in chunks .... this is not ok - its a big decision and a lot of money get face to face with them to go over it.
COMMENCED - Piering needed to be deeper so we incurred some additional cost that was explained in the first tender stage was a possibility and likely in our area.
CONSTRUCTION - We had no issues here, no mistakes. We popped over regularly and had a peak.
INTERNAL - Tiler accidentally tiled to ceiling behind showers (at not cost to us - bonus!!), the front render was all one colour, not 2 but I liked it better so kept it and the skirting downstairs which I upgraded was put in the whole lower floor instead of 2 rooms at no additional cost -bonus) - Things did go a little wrong but in our favour and the one that didnt I didnt really care, our Project Manager offered to fix it and I said no I was happy with how it looked. If I wanted it changed he was going to get it sorted ASAP.
HANDOVER INSPECTION - Thorough and we were advised to check everything out so they could fix anything we were concerned about. We wanted some paint fixed where the flooring company had scratched the walls and some skirting joins smoothed ... that was all. It was done within 2 days, re inspected and signed off by the quality manager.
FOLLOW UP - We have a loose toilet seat ... that is all, and they are going to come and fix it

Overall there is a good flow and logical order, questions are answered and issues rectified (in our experience) very promptly. There were some hiccups but as noted some in and 1 not in our favour which I chose not to correct. I was realistic and worked with Allcastle as I would my team at work. My expectations were met and with by being reasonable with my expectations; Allcastle I think accomodated me and worked with me. Ive seen people be finicky and ridiculous within a mm on a measure - even planes are built with a tollerance!!! - So my advice be comfortable with your planning, keep a trck of your spend and be realitic with expectation. Communication clearly and politely and you will have a good experience.

We built the Kensington 12 which suited our narrow block at Croydon. They recommended a CDC and the house, pool and demolition approvals were done quickly. We had to arrange the demolition and the pool builder ourselves but there weren’t any big problems in everyone working together.

Overall we found them to be pretty good. There was a lot more involved in building a new house than we had anticipated. We had a lot of wet weather in the beginning and then our customer service girl went on maternity leave which was a bit annoying at the time.

We didn’t change the design and we stuck with standard inclusions except for an upgrade in tiling to the ceilings in the bathrooms. The standard of our house is similar to what we saw in the display house.

The private building inspector we hired found a few minor things that we hadn’t noticed ourselves and they were all rectified. Overall he said it was a well-built project home. I think the fact we didn’t change the original design helped it being a reasonably easy process. Looking back we were a bit nervous something would go wrong with either the house or the pool but it didn’t and they did a good job.

This is the second time we have built (previously built a single storey with McDonald Jones) and we have found our experience with Allcastle much better in comparison to our first.
Allcastle staff has done a great job assisting us to go through all stages of the process: Tender, plans, colours, electricals, build approvals and building.

Once construction began we were in the more than capable hands of our building supervisor who was great. We were kept up to date as to what was happening by our Customer Service officer and our questions were addressed promptly and efficiently.
I would definitely recommend Allcastle Homes we have ended up with a magnificent looking home both inside and out.

Over 2 months ago we sold our small single level house for a great price in Horsley Park, we asked for a delayed settlement so we could find another house.
We visited the display village at Edmonson Park and went into Allcastle homes. They have house and land package already built, so the sales person Scott took us and showed us a couple of their homes. We really liked one house in particular it was 40 squares and had everything we wanted, Smeg appliances, high ceilings, huge bedrooms for our kids and bedroom downstairs for my parents when they come to visit.
It was an easy process, both homes settled on the same day and we are very happy with our spacious new home.

We have just been in our house for 2 years and I think its time to give my opinion.
Overall the house is great a few minor imperfections but it is built by humans so nothing will be perfect. The build process was a good experience we had a great site supervisor. There were some issues during the build but the supervisor rectified those issues.
After moving in we had a couple of issues which again were rectified.
but we have issues with the quality of some of the Items supplied. For Example Toilets, and tap ware.
Last year one of the toilets cracked and had to be replaced this was a long drawn out painful experience. Firstly when you choose your toilets make sure they are of quality, ours although they are porcelain they are very thin and cheap. I was going to replace the toilets in the house with a better brand and quality but no I was not allowed to do that! Apparently the connectors for the toilets where specific and if I changed the make of toilet I would void my house warranty! So in the end the toilet was replaced with the standard not so great toilet
NOW, 2 years inn the shower rails in the shower recess's of 2 of the bathrooms are rusting and the rust marks are staining the wall tiles. The 3rd shower is never used so it only has potential to rust.
So here I am again going to fair trading trying to get a resolution to a problem which was caused by bad workmanship or just dodgy quality fittings.
Yes if you need to make a claim and you deal with the "Warranty Customer Liaison Officer" just grab a pair of pliers from your tool box and start pulling your teeth out. I reckon it would more pleasurable.
Be warned double check the quality of the products they supply, and then I would request better quality inclusions and pay the extra.
overall we love the house but, dealing with warranty issues? have fun.
I think that by Allcastle saving a couple of hundred bucks makes them happy.
but they burn the most important people, their customers! pretty darnn stupid if you ask me?
Anyway just wait till it happens to you,

I'm building my first house (double storey house) in north Keyllyville NSW 2155 with AllCastle Homes now. The project at the moment is still pending Development Approval from the local Hills Shire Council.

From what I've experienced so far, AllCastle Homes offers competitive price comparing to other builders, but recently I found that from efficiency point of view, they are quite slow in responding to customer questions/requests.
Here is what I've experienced
1. tender was made on late March 2017 and is valid for 6 months
2. it takes them more than 3 months to finalize the contract. The contract was eventually signed on late June 2017
3. they then submit the DA request on start of July 2017 (which is good )
4. my local council was quite fast in processing DA requests and almost came back immediately with notifications that we need to address. It took AllCastle Homes 4 work days ( almost 5 as the email was sent in late afternoon ) to forward the council letter to me, without nothing being done in between.

Many staff there doesn't work 5 days a week. Some only work 2 days a week. If you missed that 2 days, you will need to wait 5 days to get a reply.

I've experience some delay in getting response from them. Sometime the delay could be really really upsetting as
1. they put a tender expiry data and will charge you more if construction doesn't start before tender expiry date
2. you ask them questions but they are slow in responding. People there could be on leave, or simply doesn't work on that day

Anyway, it could be only me, and I still need to work with them. Just wish they can here from custom feedbacks and improve their efficiency. Still look forward to having a good journey with them in the days ahead!!
