As Executor to my late F in L's Estate and unable to sell his retirement flat I decided to try renting it out rather than keep draining his estate by ground rent and maintenance fees etc..
Girlings have been excellent over the 5 years since the tennant moved in.
Keeping things maintained (with my permission) inspected etc. and reports sent to me.
On any occasion I have had to contact them, they have always been helpful, knowledgeable and professional.
One minor criticism could be that the monthly landlord statements are not sent out consistently on the same date. There have been times when I've had to contact them with a reminder!

I had used Girlings for 10 years and during this period I would have happily awarded all 5 stars. Sadly however I was not at all happy with the way they handled a re-let in June 2019, the current tenancy which has caused disappointment, inconvenience and additional expense to both myself as landlord and the tenant.

I have used Girlings for over 5 years.
Some of their communication is poor and after the last tenant left the property in poor condition they were not particularly helpful and had to be pushed to gain me any compensation.
There has also been issues with requests for maintenance by the tenant not being auctioned,

Dear Team of Girlings, my apologies for all up setting previous emails I have gladly managed to pay all rent and even next months rent in advance to help the Landlady in time of Covid 19.
Besides this Corona crisis I am extremely happy with all the professional and kind care of the Team of Girlings and would always recommend especially the Brighton Homelees Property is lovely.

Having previously rented with Girlings, I decided earlier this year to return to the same complex. The apartment was newly decorated, and with new carpeting throughout. The benefits are, having a Manager on site, secure entry system, lovely gardens with seating, a residents lounge which is nicely furnished and available for all to use, plus accommodation for family or other visitors to stay at a very reasonable cost, but best of all I have an assured tenancy which means I can stay indefinitely unless of course, I may need residential care. I am very content, feel safe, and would recommend.

It has been a very helpful and positive experience, we had complications as we were living in Spain but even with that distance everything was completed on time and with minimal stress as everyone was very helpful along the way

In the short time that we have been tenants, reaction times to one or two maintenance problems have proved to
be disappointing. Furthermore, when we considered accepting the tenancy of our 3rd floor flat, the provision of a
lift proved to be of utmost importance, Unfortunately we were not made aware of the limited use which has proved to be detrimental to our tenancy.

For future reference we suggest that your company inform future tenants of this anomaly.

I have found over the years that the level of service has declined and one never knows who one is dealing with due presumably to staff turnover. Being severely deaf I have to communicate by email and either I get responses asap or they arrive after some length of time and half the info is left out.Also the grammatical text is quite often poor. To be honest I have had better service from trainee personnel than fully qualified . Collection of rents and payments continue to be good and prompt.As you have no competition I do not hold my breath for a vast improvement

Generally a very good experience over a 10 year period when I rented out a retirement property inherited from my mother. On the whole, I found colleagues at Girlings to be knowledgeable, helpful and responsive and would definitely recommend them,.

4Girlings were tireless in finding me the right property, finally putting up with me changing my mind over which property to take (the right decision) at the last minute.

From the beginning of my enquiry to the day I moved in, the customer service I was given was first class. The Wardens are amazing and I am very happy with my new one bedroom flat. I would recommend Girlings Retirement to anyone thinking of living in one of their properties.
