What can I say, once we settled with Indigo as our builder it became a seamless exercise dealing with Shelby and Dane and the rest of the team. Communication was always great. The initial talks all costs were up front with no hidden surprises throughout the build. Indigo really do plan and execute to a high standard. I would build with them again in the future. Thanks again for all your work and support.

The salesman was very helpful but once we signed we had no communication on when the house was going to start. They had 3 supervisors over the project and the only time we spoke to one of them was when we called them. Overall the house is OK but the quality of the plastering is very poor. They had an independant report completed which highlighted in writing that the workmanship was poor but they still refuse to fix anything. Very disappointing when you can still see nail heads and manual trowel lines all over the ceiling. All I can say is inspect your house very closely and don't do the handover until you look at the ceiling. Modified the design to what we wanted Poor Finish and Poor Communication

We built and moved in at the start of 2015 in Brisbane south. We did have a few mistakes with our home. To list a few: wrong facade built, wrong plans submitted to council, wrong size block submitted to council, miscalculations in driveway costs and turfing - of course costing us more money, pricing jumped 20 000 from our initial pricings after they added on retaining walls, slab upgrade, etc. (that they actually didn't even put up in the end but tried to still charge us for), etc. etc. wrong tile colours in kitchen and they would not fix these or issue us any credit saying that "yes we do agree they are not white (which is what we chose) but they are an "off white", no doors in our house closed properly they "fixed" these by putting some cut up matchsticks in the door, front door lock completely fell out the first time we opened the front door - took them eight months to fix. we were very disappointed in all of the mistakes in our home and the very poor customer service that no one ever cared or would return calls. That being said they are great value for money compared to other builders prices. The fittings internally and finishes are great quality and again great value and much better than other builders standard fittings. Also upgrades are very competitively priced. Build time was very fast and problem free. 02/17Just to update - after planbuild saw our review they finally came to our house to fix the maintenance issues we had been trying to get fixed for sometime, so we are much happier now that someone finally came and fixed the issues. They said apparently there were issues with the old maintenance manager that may explain a lot of our problems and the new maintenance manager who came over was lovely and very helpful.

We purchased the land in August last year and then proceeded through design and build, seamlessly moving in by end of April. We experienced excellent customer care with expert design and construction from start to finish. Planbuild supported us to find the land from our very first visit to a show house, and subsequently treated us to the best attention from all concerned. With special thanks to Maria and Sarah, we have found the experience both exciting and satisfying. The finished product is stunning and ticks all the boxes we had wished for.

You might be reading this review coz you’ve made up your mind to custom build your dream house and want a good quality, honest and efficient builder and you are in the process of narrowing down the best one who’d realise your dream. After having built a $700k+ custom house in Mt. Eliza through Hallbury in 2018, I can truly recommend that it’s better that you look somewhere else. Hallbury Homes is not mature enough to handle a custom build. Their team are inexperienced, do not communicate well, manipulative and lack integrity. In my case, the design phase lacked proper communication. There is no single person point of contact, who would take up responsibility. The build was marred with ongoing errors and nothing was smooth sailing. In spite of the dimensions being clear on the plans, I got a narrower door and a staircase. Everyone at Hallbury acts as if they are the owners of the company, but when it comes down to getting the work done, no one takes responsibility. Especially so with the construction manager I was assigned. It’s pathetic that I had 5 different site supervisors, each lasting no more than a month, because the construction manager who desperately needs a course in anger management, fired them left, right and centre. During the final phase of the build I had no site supervisor at all, well, no one could tolerate a boss like this. To top it up, he verbally abused the independent building inspector (whom I had hired) during the site inspection. Well, I can go on and on highlighting the various issues I had to face during my nightmarish build, but rather I prepare for the DBDRV/ VCAT session coming up soon. Hope you get the point. All the best with your build, keep searching.

We engaged with Hallbury early in 2018 to discuss building something special - A home we can be proud of for years to come. So far, the delivery of this dream has been nothing but exceptional. From the first meeting with their architect, we were provided clear guidance on value for money design aspects that would maximise the visual impact of the property whilst maintaining affordability. The result is a spectaular 51 Square home that utilises smart design to take advantage of the natural features of the area. As each step of the design developed, we were provided clear and concise price estimates of each change so there were no surprises. Despite a number of issues causing delays outside of Hallbury's control (Delay of Title, Finished Valuation issues due to the market downturn) we received first class service and assistance prior to site start which was above and beyond our expectations. At no time were we pressured by the team. The administration and finance team provide constant updates on progress and bend over backwards to assist on even the smallest design issues. So far everything that has been promised has been delivered. We cannot wait to take the keys of our new house next year!

I am not a Fairmont customer, but the neighbour of a Fairmont home owner. They built a house next door to ours and disassembled part of our existing colourbond fence, and damaged a few panels. They actually asked permission to remove part of the fence and said that it would be reassembled about 3 days later. Being neighbourly, i gave permission. It is now about 5 months later and still no re-assembly or damaged panel repair. The damage was listed on the home owner's defect report. The response, was that it is the new home owner's responsibility to rectify the damage, because there was a clause in the contract stating that Fairmont would not be responsible for any damage that they did. I have been told in emails from Fairmont to sought it out myself with the new owner as it is not their problem. What gives such companies the right to damage somebody's property and then expect the new owner to pay for it ? I'm sure that if somebody had caused damage to their property then it would be a totally different story. Seemingly a company with no ethics or care about what they do to other people. Good on ya Fairmont.

The build process was quick, only nine months in total. Our site manager was on top of everything and advocated for us with external parties. The workmanship is pretty good, only some minor cosmetic issues that need addressing which is guaranteed in the first six months. Even the office staff we dealt with were prompt and helpful.

We have sent a number of emails back and forth and Collier has sent maintenance company to investigate and attempt to fix. However, now it appears the problem is the worst case. Overall we are very happy, we know there is a maintenance period (It may be referred to as a Defects Liability Period) where we are to list any items of concern and send the list to the Buider, we have been in for around six months however there is nothing we can find that required attention. We would recommend Collier Homes to our friends and others. L Gaunt We are really suprised by comments from other reviewers, we also had a Collier home built, this was a one off design taking in ideas from some areas of their display home designs. Being in the building trade as a trade contractor working for many builders and owner builders (not Collier Homes - I do not think the company I work for has a contract with them) The quality and detail in the finish of our home is by far much more impressive than the many jobs I attend. The whole process was smooth, the trades we ran into during our build were friendly and as I am in the trade engaged in conversation with them and they enjoy working for Collier Homes. The shire seemed to restrict some aspects of the design, however we could not really blame the builder as they were only following the rules.

The idea of wanting to subdivide and build two homes became such a success and enjoyable process after walking into the display home at Parafield Gardens and meeting with Anthony Cristescu. Anthony was absolutely lovely to work with and went above and beyond our expectations to keep us informed throughout the entire process, answered many of our annoying little queries and assisted without hesitation to any variations required. He was on top of it all and we are enormously thankful for the effort he put in. He notified the site supervisor straight away with any minor hiccups we came across and together they addressed and answered everything with priority and without asking twice. The two homes were completed in just over six months at a very reasonable price and we were extremely satisfied at the final inspection with the quality of the homes. We will definitely be building with Sterling again. February 5th 2019 Update: Another amazing job Third time building with Sterling homes and dealing with Anthony Cristescu and I couldn’t be happier! Anthony, at the Parafield Gardens display homes, continually assisted with my queries and went above and beyond to find out all the answers. The build was completed within the estimated time and cost with no neglect to the finishing touches. Thank you Anthony and the team at Sterling once again!

After speaking to three different builders and countless weekends walking through display homes. My wife and I were about to sign contracts with another builder but before we agreed to finalize anything, we were highly recommended to visit Anthony from Sterling Homes from a friend of ours. So we went to meet Anthony at his display home and within 10 mins of the conversation we knew he was the person we’d be using. We thank him for working beyond his means and stayed well past the display homes scheduled hours, and he helped us accommodate whatever questions and concerns we had with home building. Being first home owner purchasers it was very hard to make a decision on builder etc. But with Anthony he made it so easy, his honest opinion helped us decide on things to do with our design and we really appreciate him going to extra lengths to help us visualize how our home would look. The pre-construction stage was left with a bit less communication but any queries we had we would call Anthony and he would answer our questions. The construction team was great and we were very happy with the outcome. Would definitely recommend Anthony and Sterling homes to anyone that would want an amazing home.

I was personally very impressed with my whole overall experience building with Rossdale. As this was my very first house it was quite a daunting decision to build. Rossdale put all my concerns to ease along the way and there was always someone there to talk to and they kept you informed throughout the building process. I was especially happy with the quality of the final build and anything I was not sure about they changed around or fixed straight away. The fixed pricing at the beginning helped gave me that piece of mind that you wouldn't get any nasty surprises at the end. overall I would highly recommend Rossdale if you are looking for a quality affordable builder.

Happy First

The sales person is great and has tried his best to keep me posted however after making the initial deposit for plans and waiting 8 weeks, i am told their outsourced drafting company is at full capacity and will respond when they can. I think Rossdale needs to advise customers upfront of the delay so when customers like me who are looking to build urgently can look at other options before making a deposit. I am now rethinking if i should go with Rossdale. If this is my experience before signing the contract, then what will be the response after. Feeling very frustrated.

From day one the service provide by the Casaview team far exceeded my every expectation. Some sales people from other project builders could barely be bothered lifting their butts off the chair behind the desk. The Casaview sales staff at Mt Annan display homes were most help full and promptly dealt with all me enquiries. Then onto the tender process, I dealt directly with the company director - [name removed]. I sat down with him spoke about what I wanted to do with their design. He made some notes and two days later I had a accurate detailed tender. So without hestitation I signed on the dotted line. The council application was done in a timley fashion without problems. I am a builder/carpenter by trade so as you can imagine I kept a very close eye on the construction of my Casaview home. I can honestly say I could not fault the concretors or framers. I could not find a wall/floor out of plumb. level or square which is pretty much unheard of with todays trades people. The bricklayers were fantastic - not a fault with their work. Kitchen company was a pleasure to deal with and any modifications we made to the kitchen design was done at a very realistic cost. Our two storey home was handed over to us in 9 months start to finish. As with all building projects, big or small you will run into problems. However Casaview firstly took ownership of the problem and promptly recitified it. You cannot ask anymore of a builder then that. Other then the painting (which Casaview has since solved) I am very happy with our decision to allow Casaview Homes to build our home. Having been in the construction industry for 15+ years and been a site supervisor for Allcastle and Mirvac Homes I can honestly say Casaview Homes are quality builders NOT quantity builders. If I am ever in the market for another home I will be going straight back to [name removed] at Casaview Homes. Very appealing design for modern living. Affordable and finished to a high standard. The basic inclusions were far beyond what any other project builder would offer. The staff were most obliging and always returned phone calls and promptly actioned any minor concerns/problems. The only issue I had after handover was the standard of the painting. The more I look the more I am dissapointed. However, I have since spoke with the site supervisor and he has informed me that, that particular painter is no longer working for Casaview. I have since inspected a friends house that is nearly completed by Casaview and their new painter has done a far superior job than what I received. Thumbs up to Casaview for getting a new painter. It shows Casaview care about quality of the overall product and not just making $$$$$.

I am very satisfied with the house at present and am really impressed with their work.I was glad I did not go to the builder I was initially thinking off and went with these guys.In future would definetly deal with them and would strongly recommend to others.I shall write more when it is finished. Very friendly and accodating staff in the office - especially architect,Robert,Site engineer to name a few.Considering a few houses my friends have built they really think the workmanship is good and I am pleased with the way they are doing it.Heard a lot about the costs the other builders charge for variations - compared to them they seem reasonable.Have seen the work and it is very good.They are accomodating and always willing to help out if possible.WIll write a more definite review once it is finished. The staff in the reception do not identify themeselves ,but will always ask who you are?.Small things while signing the contract,however was later accomodated with the things asked for except for small things which were left out.

Scott Salisbury Homes promised that we would get excellence and attention to detail on our $1m+ renovation. They even wanted to put our home into the MBA Awards. The following list is only a portion of what went wrong. 5 General Managers in 7 years and as many supervisors. No continuity. Unlicensed supervisors and trades a number of times. At least a dozen attempts to repair roof defects over a few years. Cracking BlueBoard despite being promised it wouldn’t happen. Had to be totally replaced on the front façade. Feature wall render cracking time & time again. Underlying structure not properly done. Repeating the same repairs time & time again with no improvement. 4 floods / water damage after moving in, spanning over 4 years. Wooden floorboard replacements twice on the entire lower level. Alfresco tiled floor replacement 6 times. Outdoor tiles sloping towards the house rather than away. Roof capping sloping away from gutters rather than towards the gutters. Feature wall capping sloping towards the house rather than away. Feature wall render redone again Feb 2020 - now patchy and looks unfinished. Incorrect wastes in 2 baths –seized up, don’t hold water and cannot be used. No insulation in suspended floor contrary to the Building Code of Australia. Undersized insulation in the Alfresco floor. We stopped the trades from closing the flooring until correct insulation used. Air-conditioning duct squashed flat. Ag-pipe drainage not connected. Caused flooding inside. Smoke detectors not installed to the Building Code of Australia. Not even connected to power as required. After 7 years SSH walked away and now threaten us with calling the Police if we attend any of their properties, including their office. Also threatened us with being sued for defamation and with lying (injurious falsehood) with aggravated damages despite SSH and their lawyer having proof that we are telling the truth. It is now over 8 ½ years since handover. All we want is for our home to be completed as Scott Salisbury Homes promised it would be.

I have a wonderful building experience with Ownit Homes's sales consultant Ken, and would highly recommend him to anyone looking for a stress free and affordable custom build. Our experience was as below: Actually I want the Plantation homes to build my home at first time, but Plantation home's consultant did't pay patience and right attitude to me, everything I asked, and Plantation homes just told me they can't do it, and I think if you can't do anything I asked, then you will not get the job. Then I found Ownit homes's the sales consultant Ken, the plan drawing we had changed more than 10 times, and Ken is still happy with it. After Ownit homes, Plantation homes still try to get the contract with a competitive price, and everything they can do then. But Ken had helped me get a a good price from his boss as well. For me, I think people's feeling is more important than the price, I don't like dramas, and I like the service from Ownit homes. Only at the plan drafting stage Ownit took too long on the job, and I need to do the bank finance loan approval again, and pay the land loan interest for nothing lol. At the sales and inclusion selection stage, unlike other builders(compared with my first home builder), the building cost was reasonably priced. For now, hope we will start building my house ASAP and with a good quality.

We chose Ownit as they were the only quality multi home builder with 'in house' architects and estimators that allowed us to make heaps of changes to the base 'Seabreeze' home to exactly suit our needs and get very quick quote adjustments back to us- all for a reasonable build price (about $1050/m3 for a two story with high ceilings, ducted A/C and heaps of extras, built on an elevated acreage site 60km south of Brisbane CBD is good). This was after several months sitting down with most of the opposition big name builders and some bespoke builders- always coming away with either lack of flexibility issues or often quite ridiculous prices for changes. Ownit standard inclusions were also exceptional compared to most, which I guess kept overall price down. All extra costs were made clear up front. Build started promptly and straight into it full bore which I was impressed with as we wanted to get the home built by Christmas and starting in July this was going to be tight for a 400m3 two story house. Due to Ownit's free ducted air con offer at the time, they had quite a few builds on the go, so we had a few new subbies on our build which caused some rework. However Ownit supervisor Mark was on every occasion able to explain the issues and rectify to our satisfaction. Overall we had very professional Ownit regular subbies that are respected names in their field and did an awesome job. I am sure this is just building in general- you can't always have the absolute experts on your job all the time. Mark's co-ordination of the various subbies and deliveries to site was great, including still getting work done during wet periods. His weekly telephone updates were always detailed, and he took notes on any points we raised and came back to us in reasonable time.This is our second new home build and overall far better experience than the first, for a house twice the size. So we really appreciated the fact that Ownit take their responsibility seriously and always strive for the best result and customer satisfaction. Mind you we are not shy, so on a couple occasions made clear our preferences as issues arose- always resolved promptly. Financial side and admin side was faultless- great communications regarding costs, time limits, important decision notifications always well communicated. I like the way Brad Ganim checked the site before the build and overall the provisions and allowances were pretty right for a large project. Also liked the double check of house position on the block prior to starting as we had a requirement to get this exactly right considering nearby rockwalls etc. And at the end I was able to work with Brad direct to finalise provisional sums and extra work actual costs we requested along the way. All resolved and handed over the day before the Christmas weekend so we were able to arrange our mover to get the basic furniture in the house and spend Christmas day in our beautiful new home. The agreed list of minor defects signed off at handover were promptly finalised to a high standard as soon as work resumed in the new year. Many of our friends have had positive comments on the build quality, price and time taken to build. Been in the home for three months now and everything works fine, no movement or cracks that I can see despite a few huge storms in the new year that we experienced over 100km/hr winds, small hail etc (home is N3 wind rated and BAL rating 12.5 as it is on an elevated mountain site near the bush). No leaks, all door and window seals perfect, and the drainage, rainwater tank and sewage treatment systems all hooked up and working perfectly (I had the rainwater and sewage tanks systems installed myself prior to the house build to save a few thousand dollars and Ownit were happy to hook up plumbing and electrical to those for us). I don't particularly enjoy building a new home as it is quite a large task, but all in all when reflecting we are very happy we dealt with Ownit.and got a great result.

House was not built to Australian standards, the house severed substantial cracking after handover so I had to engage a approved building inspector who found that the roof was not built to Australian standards, subsequently led to the roof heaving from the walls. The entire experience from HH was disappointing, not being able to change simple designs during construction such as lighting, door handles. Being told the build time would be 6 months and in reality it was 13 months for a small single story 4/2. Poor supervision of tradies, poor communication, and to top it off at the time of handover I was given a bill of an additional 12k which the mortgage wouldn’t cover due to the builder going above cost! Do not use this company. You will be dissatisfied. They are a managing sub contractor who has no experience in house building and are simply out to take your money with a 25%!Mark up on all tradies.

I wanted to build a home on some vacant land and had ideas regarding the general design and look of the home. I contacted Highbury Homes because I had seen some of their previous work. Over the next couple of months I met up regularly with one of their team, Lee-Anne Bailey. We would draw up designs and plans over coffee. Between us we came up with the first "artist's impression" of the house. The Highbury architects then took over and converted our vision into formal plans. Lee then took me on a "tour" of warehouses and suppliers of fittings, floorings, etc to decide on the fine details of the home such as taps, floor tiles, basins, toilets, doors, wall colouring etc etc.. Once done, I signed off on the plan and Highbury got to work building. I was away for a large component of the building process but was able to pop in every now and then to observe progress. The home was built in a timely fashion and to budget with not problems whatsoever. The final product was exactly what I had hoped. Darren Leckenby had been working behind the scenes to ensure a smooth build. I have now lived in the home for over two years and I love it. It looks good, it has great lighting, it is high quality. After 6 months, I did notice one minor "glitch" in the build. One of the power outlets was not quite where I had planned. However, because it was more than 6 months after moving in, the deadline for requesting changes has passed. Nevertheless, Darren contacted me out of the blue recently to ask how everything was going. A friend of mine put me onto Danmar Homes and from my experience with other main stream builders its one of frustration and of lower quality build at a higher price, but with Danmar I found a builder with high specs and good quality at a lower price. No builds are ever going to be smooth sailing, there are always ups and downs along the way, but i was happy my home was finished on time without any suprise extras at final payment. All in all after being in my new Danmar built home now for 6 months I am very satisied with the outcome and finish and getting ready to build a investment property with them and would recomend them to anyone building a Family home or investment property. It has been three years since we have moved into our Allworth Concerto. We are pleased with our home and it presented great value for money. Our construction supervisor, [name removed] still works at Allworth and he was really good to work with. The maintenance supervisor, [name removed] is great. He will always take the time to call me back and answer my enquiries even after all of this time. I would be a bit weary about taking the cheapest way out in terms of site costs. I would advise others to get good advice to make an informed decision rather than be stuck dealing with a cheap mess afterwards. I would also be weary of who they are using to install their carpets and tiles in their special deal homes. The company that they were using three years ago were unprofessional and have left us with a inferior finish which we are now stuck with for a very long time. Warning bells should ring if the manager of the flooring company greets you wearing a singlet and shorts tucked up to his stomach.. Best not to deal with them. Overall I would say that Allworth were really a pleasure to deal with. The progress payments were managed well, variation costs were reasonable as well as the upgrade costs/options. The ladies at Homeworld were also friendly and helpful. No matter how many times I frequented the place they were always happy to answer my questions. I look forward to building with them again in the future. They have a really good team of contractors and staff working for them.

We officially got hand over from Allworth Homes on 3rd September 2013, and have been in our home now for just over 3 weeks now. In total it took 7 months to build our home in southern highlands but once the paperwork was approved through council it was built in 15 weeks (that includes a week and half of rain) and so far we could not be happier. [name removed] our construction manager was an absolute pleasure to deal with and always returned our calls on same day. The few very minor faults (to date) after hand over have already been dealt with (thanks [name removed]). Value for money (promotion at the time of sign up) great floor plan. there should be a longer tender period at least a month longer to cover any hold up due to council approval. Communication from office staff is not always accurate always check with construction manager first. Make sure you get in writing any changes/upgrades to avoid any possible issues once building begins.

Our home was completed in May 2019. I have waited a year to write this review so that I could provide feedback on the whole service offered by Bentley, from sale to post 1 year maintenance period. We approached building our current house with some apprehension, given terrible previous experience with a reputable mass builder. When looking at houses we found 2 houses that matched our requirements. One was with Carlise and the other with Bentley. Right from the outset, Bentley homes left us feeling a level of comfort. They were more competitive price wise and offered more extras than their competitor. More than anything though, their commitment to customer service and responsiveness was apparent from the outset. This good start was not compromised, as can be experienced after you have laid down a deposit. At our colour selection we were assisted by Sarah, who had exceptional product knowledge and the ability to understand the look and function we were seeking with our home. We made some structural changes to our home including extending the width of and raising the height of our garage and garage doors, raising ceilings, raising door heights and changing the layout of the kitchen. The draftstman's attention to detail was second to none and he was able to cater to all of our needs whilst raising points we had not considered to improve the overall design of our home. Anisa from the customer service team was outstanding in communicating with us throughout the entire process. Our building supervisor Ross was incredible. He was responsive, always happy to communicate and addressed all of our concerns during the build. We had an independent inspection carried out by a former builder, who had amassed more than 30 years in the building industry. He had inspected many homes by all the popular builders and had told us that, structurally, our build was one of the better built homes that he had inspected in quite a while. This have proven true, we have been in the home for almost a year and the house is holding up very well. The only things that have been in need of repair during our maintenance period were minor cosmetic issues with paint and plaster, where other builders would have told us that these were not issues to be fixed, Bentley homes happily met all of our requests - no questions asked. We could not be happier with our experience with Bentley Homes and would recommend them to anyone who is looking to build a new home.

Two years and four builders later we landed at CJ Homes. From the outset, starting with the consultant, the process was painless and stress free. The consultant was honest, professional and very easy to deal with. He paid attention to every detail of what we wanted in our home and he never once tried to push us over our budget. A custom design was presented to us within a week of our first consultation. The design was everything we wanted and more. It was detailed and accurate the only change we made was to move a door. The office staff are professional, helpful and efficient and they have patience that can put a saint to shame. They always made us feel that our house is the only project they are working on. We met most of the tradies who worked on the project and they all suffered from a little OCD when it came to their trades. Each and everyone took pride in their work; their work ethics were literally the talk of the neighbourhood. The builder assigned to our project was perfect for us. He was professional, approachable and helpful. No task was too small, and after we moved in, any small imperfections were dealt with in a timely and professional manner. CJ Homes under-promise and over-deliver. Their trades are loyal and highly skilled. They use good quality fixtures and fittings. When we moved in the defects list was five items long (short).

I have recently been scouring online forums for any reviews good or bad on beechwood homes. We were so happy with choosing Beechwood back in July but lately are very disappointed. I have read multiple reviews which sound exactly the same as our situation. We paid our deposit in July 2013 and the block has yet to be touched now February 2014. The build has been held up for various reasons, but mostly due to the lack of communication from Beechwood, who seem to assume that we (first time builders) will know how the building industry works and have things ready from them before they ask. The sales team is very convincing, but so far everything we were promised has not been delivered. Hoping things will get moving soon we are looking forward to moving into our first home. Becoming Impatient

My wife and I are 8 months into living in our beautiful new Beechwood Home and couldn't be happier with it. From the get go the ladies at the Chisholm Office were amazing! They are the reason we signed up with Beechwood the customer service was fantastic. It was a big thing for us building a new home as we have worked so hard and gone without for a long time so we could afford to do this so choosing the right builder who we would hopefully have a good experience with was so important to us. Hands down we would definitely build with Beechwood again. Value for money was amazing. I felt the need to do this review as I have read a lot of negative comments and thought I should share our positive experience. We have friends who have also built with Beechwood in the Hunter region and also are happy customers. Anyone considering building with Beechwood I definitely would recommend it.

We received our keys for our dwelling and completed the handover with Camille on 18/4/19. We have now moved into our new dwelling and would like to take this opportunity to put it in writing the excellent service we have received from your site supervisor, Camille. You are aware of the history of our file and the frustration we faced with Meridian after registration of the land. But from the time our file was handed over to the construction team, everything went like clockwork. Work commenced at the end of October 2018 and the house was in lockup stage by Christmas 2018. We are certain, that the wonderful outcome we had, would not have been possible without Camille, tireless work when he took charge of the project, once the file was handed over to him. We have always found Camille helpful and courteous, whenever we had any queries. Nothing was too difficult for him to solve when there were hiccups, thus negating more serious problems to be dealt with during the defect period. If he could not assist immediately, he would always respond later. It was always a pleasure dealing with him. It is very fortunate that Meridian has a site supervisor who is so diligent and takes pride in completing the finished dwelling to a high standard, so that Meridian had satisfied customers once the dwelling was completed. We have also spoken to our neighbours in the area where Camille was the site supervisor and they have nothing but praise for him. Please extend our gratitude to Camille and the office team for his excellent work and we believe the outcome for our home would have been very different if not for him

Built with Dechellis in the second half of 2011. Neither my wife or myself have really been happy with the quality of the build having had relatively substantial amounts of defects since handover. Reporting defects is usually brought down to us proving that it was a defect in the build which has so far cost us about $1000 over 2 building inspections which isn't really fair as the builder is also a subject matter expert. The selection process is good with lots of choice. Build quality is bad, brickwork not meeting Australian standards, framework and gyprocking well below what I would call "merchantable quality", structural defects in roof, the building inspector reports that incorrect timber used in parts of roof, cracks and tears in gyprock sheeting and generally what I would call bad value for money.

In a nutshell - I would strongly recommend that anyone contemplating building with Dechellis needs to hire themselves a GOOD Building Inspector BEFORE the building process begins - and arrange regular inspections once the build process begins to ensure all work is compliant with current building regulations before they pay for any stage. Also beware of the "Substantially Completed" wording in each Stage invoice! One example: After the first day of bricklaying I was horrified to see the the lack of mortar between the back of the bricks. I took some picture and emailed to Dechellis and then hired a good Building Inspector who advised that in addition to a Brickwork Inspection - I urgently needed a report on the already paid for Wall & Roof Framing work. Subsequently 4 weeks later (and 3 more inspections after the initial Wall & Roof Framing inspection) - I finally achieved sign off that the Wall & Roof Framing workmanship was compliant with the Onkaparinga Council approved plans. I hate to think what serious defects would have been covered over had I not hired a Licenced Building Inspector when I did. I still have copies of all Building Inspections, photos of the initial bricklaying workmanship and correspondence to and from the Builder to back up my expressed concerns. In the end I have a nice house I had to fight Dechellis right through the build process to get quality workmanship

Read my post 26th September 2009 re plunging water down the sink. Mirvac finally came out when I discover that they had wedged down the sink pipe a cutout from a whole saw into the pipe. Plumber that came out said that the only way it would of got down there was by someone forcing it in (it was wedged that tight). This is after I complained to Mirvac several times plumbing was not right and was told it was probably my fault for pouring food/oil down sink ?. I have photo's of blocked plumbing which I sent to Mirvac when why they finally came out. To 'learnhardway' I have the same problem (water tank plumbing backs up) and was told by [name censored] that mine was the only one ever to do that?? Sorry you have suffered a similar fate. Just goes to show Mirvac will tell you it has never happened before yet there are others that have suffered same poor workmanship. If you are ever considering building a house with Mirvac on your own land THEN DON'T YOU WILL REGRET IT !!!! Still None Quality/finish and customer service

From the beginning, I have found Ausmar to be very professional and above all, ethical when dealing with any issues. During these initial two years, we have experienced only 4 building finishing issues, which again is to be expected in this type of project, especially a two story house, but in every instance Ausmar were efficient and punctual in fixing these issues to a high standard, with Mat, the Maintenance Manager, monitoring every step of the process, and keeping us informed of the progress. My wife and I have no hesitation in recommending Ausmar Homes to anyone thinking of building a new home.

My partner and I were first home buyers and we were daunted about building after all the horror stories you hear so we were looking into buying a second hand home and had visited several open homes. A friend recommended talking to Ausmar after building with them and they were extremely happy. We met with [name removed] at the Brightwater estate and left feeling more confident about building so we decided to look further into building and did the rounds of all the display homes (numerous times). After all our research we decided that Ausmar was by far our first choice even though they were not the cheapest, but you always get what you pay for and we got exceptional quality and service throughout the whole experience. Our salesman was so good, always did what he said he was going to and when he was going to, he even helped us decide on a block of land and because of his help and advice we saved thousands because we went with their ‘no bad soil test result guarantee’ as the land we bought was known for bad soil test results (something the land salesman never told us). We decided to build The Birch which suited our needs and budget and our salesman was even able to show us through a Birch that they were building so we could see the quality of the workmanship in a real home and not a display home that is overloaded with upgrade after upgrade. The price we were quoted on right from the start was the price we signed our contract on, no nasty surprises or hidden extras. Our whole experience with Ausmar has been smooth sailing and so enjoyable, not at all like the horror stories you hear, everyone was so polite and professional from all the trades, to the office staff to our site supervisor Sean. A big thank you Ausmar, we are already planning our next home and will be coming straight to you. Honest and upfront, no nasty surprises and nothing was too much trouble. Everyone so profesional.

We began our journey with Rawdon Hill in March 2017 at the Berwick Waters show home, Our build started in early November 2017 and we moved in mid-July 2018. Our 25.7 sq double storey build took 8.5 months in the end which was not so bad, the start of the build was slow and painful and the bricks took 7 weeks to complete but after that things picked up and went fairly smoothly. The painting and plastering has been disappointing, all doors in the house have damage and the skirting/architraves have dings and dents which have just been painted over. Other than that the overall quality is pretty good and we are happy with our house. There were a few errors which we picked up with items from our colour selections and I would advise future customers to triple check to make sure everything they have asked for is in writing and on their plans. Pro’s: Ability to change the floor plan and window locations or sizes for no cost or low cost Inclusions have to be the best in the industry – great to move in and have blinds and driveway done. Quality of appliances included is better than other builders – Westinghouse, Rinnai and Dishlex brands More colour options to choose from than other builders Nearly all costs were fixed in the contract except the soil removal which came in under the budgeted amount. Con’s: They can’t tell you the price of things you ask for and it takes weeks of waiting and follow up to find the price, waste of everyones time if the price is too high and we say no. This occurred with both the Sales Consultant and the colour room consultant – not sure if this means they make up the price depending on the customer or they are just disorganised and have no idea. Surely I’m not the only customer to ask the price of a sink they have on a sheet of paper that shows 8 sink options… They also included the energy rating upgrade charge on the contract and then at the final sign off when construction was about to start they wanted more money for this which was pretty dodgy and I raised this with them but they wouldn’t budge. Communication is poor – don’t expect to hear much during the build. If you ask a question you will get a vague unhelpful answer which wastes everyones time. They do send a ‘project update’ email periodically but it’s usually telling you what has happened which you already know if you visit the site regularly. The site supervisor was pretty uncontactable till the lock up stage and the only time we met him was at the pre-handover inspection. We paid $6000 to upgrade our staircase but they could never give a drawing or picture of what it will look like after asking for it many times – I could assume from the description given and google images but when building you should not assume anything ! The start of the build was slow and frustrating – they take 6-8 weeks to do a slab but don’t tell you that from the outset then they leave the slab sit for a month before starting the frame. Then the bricks took 7 weeks to complete which were only to the ground floor. They include fencing as part of their contract but when it comes to handover no one has organised the fencing which can takes weeks/months to get neighbours signoff – if this is important to you e.g. kids/pets then arrange it yourself. Their fencer is also an absolute shambles so save the hassle, extremely poor quality which will blow over on a windy day and they are poor communicators as well. Hopefully Rawdon Hill have gotten rid of them as I still see their shoddy work blowing over in my estate this winter. They offer a 3 month maintenance period and after living in the house for 6 months they came to rectify any issues raised. The maintenance team were pretty good to deal with and did their best to coordinate trades at a time that suited me and get issues resolved. The standard windows they provide are really low quality with no seals/brushes on the sliding style. A lot of dust and air comes in and the paint peels away from the corner of the window sills but apparently these are just the standard windows. From what I see from other customers online Rawdon Hill have really gone downhill in the last couple of years, they used to be very highly regarded but now they treat their customers like crap, regularly go over the contract length, don’t stick to the contract and make a lot of stuff ups which they refuse to own. The manager at Rawdon Hill has a really bad attitude and is doing nothing to get repeat business or word of mouth referrals. This attitude seems to be infecting other staff throughout the business. Hopefully something has changed there since my build and maintenance period finished.

We had a small builder go broke at lock up stage so we bulldozed and started again as it was cheaper than the quotes coming in to finish the project in 2010. We came across Rawdon Hill and took a long time and many visits with the sales lady to eventually sign up. The bank mucked us around as well and Rawdon were very patient. We eventually started building in JULY 2011 - they were finished in DEC 2011. I could not believe how quick they were and how negotitable the foreman was to deal with. There was only a couple of things that were minor to deal with along the way that i would not even mention as they are trivial. People are very emotional about building a house but we have now built 3 and would recommend Rawdon 100%. Defects list was minor - they have been back to complete 98% - im happy with that! we are in Heathmont Victoria - built up area & people walking past stop me when Im gardening to tell me how beautifuly our house is! Best of all, we both love our house inside & out - our advice for people who are going down the build track, take time to make all the changes to the contract that you want. we were lucky and had a fab experience! Everything - all good - great to deal with from start to finish Items that were not standard to the plan eg. we had the garage extended and widend & the plumbing was missed but we picked it up when driving past and had them come back & alter the slab to include plumbing - also an alteration to the main bathroom mirror being deleted that ended up being installed... all items were rectified so i consider it a minor inconveniece in an overall large project

We built with them six years ago in Oxenford with the Gold Coast branch. I personnaly would never use them again...they eventually sent someone back to fix the plaster work...a guy spent two days and only fixed part of the house (sanding back and repainting), it became too much for him and he never came back...the main problem was the lumps on the ceiling that stood out at night and the expansion joins.(not sanded back properly). Hopefully they have better subcontractors working for them now. Tiling Poor workmanship..tiling the only decent visual trade - plaster work was disgusting

Quantum Homes is a boutique builder in the Western Suburbs. They made promises about what house they could build us and they took our money for site costs. We told them we had a budget and they agreed that they could meet that. They then came back with a huge site cost fee of $42000 based on some cooked up story about the site elevation being too big. We were told by the land office that the site elevation is 900mm not just under 2m like what Quantum Homes are saying. As we cannot afford to go ahead with the new costings they have now given us we wanted our deposit of $3000 back. They are refusing saying that it cost $3000 for site costs and plans. They are saying that the deposit is non-refundable. It does not say in their preliminary agreement that it is non-refundable, they said they verbally told us... do not build with Quantum Homes, they will take your money and not deliver the results that you are looking for!!! Take your money and don't deliver on plans. Get you to sign a preliminary agreement and then use it to say stuff that it doesn't support - like the deposit is non-refundable (which is not stated). Charge exorbinant amounts for site costs... they reckon it costs $3000 for site costs and plans... Do not discuss your complaint with you, they will just walk away and slam the door in your face.

Having built a few times prior with a variety of problems which occurred it was really important to us that we found a builder which was locally recommended and one we trusted. After various meetings with the team drafting our plans, designing the house ourselves required support from the builders for their suggestions and input which was always helpful. We have a very unusual shape block which also brought about difficulties with the house design. Nothing was too difficult for them always upfront and honest about changes, costs and options. Moving forward into the build the having started end of Feb 2017 the whole process has been very smooth. The quality across all trades; - Slab was poured well without overspill - Chippies built frame on site no pre-fab - Tiling was done to perfection ridges and capping all very smooth - Chippies also completed the weatherboards - Internal fittings and fixtures all nicely finished My husband being an engineer is very particular about the detail and has throughout been very impressed with the workmanship. Living in Gisborne during the build I have visited the site nearly everyday, I have met many of the trades all professional and friendly which is a surprise at times! The exterior of our home is absolutely stunning my husband drafted the plans of what we wanted it to look like and it has come up exactly what we wanted. From the houses they had previously built we hadn't seen anything like this. Which was very nerve racking and exciting at the same time. Luckily it has all worked out perfectly and we are so happy with our choice. Always ask locally when looking for recommendations, I was skeptical when reading reviews and decided to go with my gut and take the recommendations of those who actually knew Quantum and we couldn't be happier.

One of the biggest things which stood out to me during my build with Stannard Homes occurred one afternoon where I was visiting the site just after the brickwork had begun. I noticed an older gentleman come onto the block and started looking around which struck me as a bit unusual. So we got to chatting and I found out it was none other than the founder Peter Stannard himself! This showed me that this was a company which really cared about their reputation and the product they put out. Construction went at a good pace and even my new neighbours remarked on how professional the tradespeople working on the house were when I had a look around during the weekends. For extra peace-of-mind, I enlisted the services of an independent building inspector at each stage of the build and all issues identified were very minor in nature and quickly rectified. Lee and Fiona were great in the pre-start and construction process and we are extremely happy with the end result. I would have no hesitation building with Stannard Homes again.

We found this company to be reasonable to deal with, quite accurate in information provided with one or two exceptions at Prestart, and the time frames were followed quite closely. The two storey build took 13 months and we experienced no delays due to trades not being available. The site supervisor was professional and his high standards resulted in a high quality product. There were very few issues identified at the final inspection, and these were attended to promptly. We would build with this company again, having previously had a very poor experience with a volume builder.

If you want your house built this century, I strongly recommend you choose another builder. I have lost count of the amount of times we have had promised deadlines pushed back for various reasons. The sheer incompetence of the office staff is bewildering..documents that personally get handed in multiple times can't be found, incorrect pricing on contracts, products listed in contracts that were never discussed & a complete disconnect between the sales consultant & anyone else handling the build paperwork not to mention the non-existant communication from the office to the client regarding the property. For the money you pay, I would have expected some level of communication and service.

I was young and naive when I built with Devine. I obtained finance with Widebay through devine. Whilst the fixed rate for the first year was below the standard variable rate it then converted to 2 1/2% over the standard variable after this. This was not in the mortgage contract or even advertised on the website and I spent thousands getting out of the mortgage. I have cracks in the brickwork and the mortar is crumbling and being washed away. There is an obvious problem. Devine charges a fee of $150 to any requests to investigate faults after two years. The workman they sent out to test the mortar did so by drilling holes around the house where the mortar is intact using a hand drill and empty coke bottle to collect the dust in. They claim it meets industry standards and so it is not their problem. I am so disappointed with the house and wish I had never built with them. cheap cheap and nasty. poor build quality and poor quality fixtures and fittings. deny all responsibility for fixing faults.

My partner and I started our relationship with Devine about 3 years ago. We were new to the home owners market and were very green, but we wanted our own house. Devine fully knew we had a lack of knowledge and exploited this any way they could. What I'm expressing here are my views from my experience with this builder. Devine usually deal with first home owners like us who don't have a huge amount of savings but are willing to get into the home market. The main issue we had was the the price of the house. We soon found out and after moving in after build among st other things the house was way over priced for it size, approx 600sqm block with 3bedroom house and combined living, dining and kitchen. Other houses were built in the same area for the same price that had additional living areas and in some cases extra bedroom. This we understand was an error with our own judgement and re really rushed into it. Had we made proper informed decisions we wouldn't have built with Devine, but like I said they target people exactly like us for that reason. I encourage any people starting off in the home building market to really do your research and I would also say buy something that's all ready built. People don't realize the additional costs after you move into a new house, curtains, gardens/landscaping and any additional work that isn't standard. I would only build again if I planned on staying in the area for 20+ years. Aside from size and over pricing, we had many other issues with the build quality, IE oven wasn't installed until 2 weeks after we moved in, they also relied on us to follow up gas and electrician on first day of move to finish outstanding work. The main wall way has a bend in the skirting board, tiles were cracked in the bathroom, windows were scratched, mortar between bricks had not been filled correctly, cracks in the concrete slabs in the garage, outside light was installed right in front of the screen door, so you couldn't open the door without banging the light etc etc this is to just name a few. I've also seen the contractors devine employ to build there houses, some of these guys are just out of school with little experience. Buying a new home should be a pleasurable experience, with Devine it was anything that. I know they have since undergone some rebranding and that many people who built in my area have the same response about Devine = "worst decision they had ever made". Dont make the same decision unless you've really done your research and crossed all your T's and dotted all your i's... The above is form my experince, for those looking at devine I hope this provides some insight to what there really like. I trust Karma will catch up with this orginisation. I have learnt my lesson. Our home was signed up in April and is going to site next week, The process couldn't have been easier from the first meeting with the building consultant, through to working with the administration staff. The selections consultant did an amazing job through the entire process, it couldn't of been easier, to top it all off, 3 months after signing a contract to build my beautiful new home, the footings are commencing next week! Our council application sailed through the council administration process, with no nasty surprises such as large footing variations. I can describe my experience from the first meeting with Kym Amos to completion & handover has been a dream. Everyone I’ve worked with has been fantastic & was happy to answer my copious amount of questions and I felt we were a team. Everyone in the office Tara, Bek, and Melinda were all just fabulous. After approaching several other builders I was really impressed with the upfront disclosure of inclusions and the work Kym put into getting my plans right “Let's get your plans right before we discuss deposits” was a primary factor in my decision to build with Bradford Homes. Nick Zammit is the best project manager! Responsive and always happy to not only help answer my questions but also my new neighbours who like me, were building for the first time. They too said Nick was friendly and very helpful. What struck me the most on the build site was how complimentary everyone was with each other. The tradies I was able to meet all said “Nick is one of the good ones”, my independent contractors who installed stormwater & fencing for me said he was great to work with. Great vibes all around. After moving into a newly developed area I took a keen interest at other houses under construction (some are other award-winning builders). I noticed Bradfords quality was above others as they had bolted both the external and internal framework to the slab - none of the other builders I looked at had done this so I was even more satisfied with my home, I’m really happy with the quality construction work and any adjustments needed during the build or after handover, Nick arranged really quickly. The 3 month maintenance process ended up just being fixes to address minor issues caused by the house settling - nothing unexpected. I recommend Bradford Homes without hesitation - wouldn't consider any other builder!

From when we first walked into the kirkby 267 at Thornton, after doing the virtual walk through online, it cemented the fact that it was the home for us. We absolutely loved the floor plan - It had a kitchen option that really stood out to us as the perfect family kitchen - an open plan family home with room to grow. We found Hunter Homes to be very accommodating with our needs along the way, with so many decisions to be made throughout the process it made it much less stressful for us. The house was also completed much earlier than the time frame allowed for as they kept a constant flow of trades along the way where they could, there were no major delays and we were kept up to date along the way. We also found that the standard inclusions along with promotional offers that we received made it much more affordable for us to add some extra items and finishing touches to make it our own which was lovely. Being first time home builders, we found our overall experience with Hunter Homes to be a positive one, all of the staff were friendly and helpful which made it a pleasant experience for us. Thank You So Much for making our dream a reality, we can’t wait to live in our beautiful home for years to come.

From contract signing to now near completion, Angel, Bessie, Brad and Chris have been amazing to deal with. E-mails and texts are responded to quickly and any queries have been sorted straight away. Any minor issues that our building inspector picked up were promptly rectified (again, these were minor issues) and Chris (our site supervisor) has been very patient and pleasant to deal with. This is our first home and we hae not had any hiccups or problems that our friends and family have warned us of. Could not be happier! Build with Tick!

I think the most important decision you can make before undertaking a project like building a granny flat is to choose the right builder. Luckily for my wife and I, we chose Smart Choice Granny Flats. At every stage they were professional, punctual, polite, knowledgeable and my favourite thing of all - they were transparent in there pricing. I knew exactly what I was paying for because every item and upgrade was itemised prior to us handing over our hard earned cash. This meant that I was able to balance the build against my budget, and at know stage was I left with a nasty shock to the hip pocket. For those who are curious, strictly looking at the building cost. We built a 60sqm, brick, Colorbond roofing, covered patio, fairly high spec’d granny flat with many upgrades for a total cost of $128072.72. This flat has now been rented with zero vacancies for the last 18 months at $450.00 a week. I would sincerely like to thank Smart Choice Granny flats, stellar performance ladies and gents:)

Thanks to Graeme Hargreaves for handling our affairs in a professional / friendly and organized manner. Always available and open to any ideas or questions and for all his advise given. Graeme went to great effort in finding the perfect block for us, and assisting us with our design choices on our house. To Katrina for helping us and guiding us through the task of selecting colours tiles bricks carpets etc, her recommendations have paid off , our house looks fantastic, we are truly thankful for her expert advice And to Peter van someren for his Contribution in organizing the actual build, and doing it in such a professional manner , always on time every step of the way, providing us with ongoing updates making sure we were always in the loop, even when we made mistakes , Peter would not just leave this, he would contact us providing ideas as well as solutions, nothing was to big a problem. with Peter as your site manager you cannot go wrong - Thank you Peter so much for your input and help throughout the process. Everyone we dealt with at Davis sanders homes including admin staff was helpful and what shone through for me was there ability to always be one step ahead. The other thing was all fittings and finishing that was supplied (with other builders normally classified as extras) as part of the deal, and the quality really great. Also the ability and flexibility to do small changes as the building happened was really a big plus. We have received a good solid and fair deal with Davis sanders homes. In the end what I'm saying is go with Davis sanders,sit back and be prepared to experience home building the way it should be. Building in the Wallan area, we had a choice between local builders and the standard Porter Davis, Metricon, etc. Wanting to cover all of our bases we made enquiries with everyone we could find, and researched hidden costs, site fees etc. We found that although some of the local, smaller builders advertised higher starting costs for a similar offering to the big guys, the overall cost would end up being higher with the big companies when factoring in the higher site fees being just outside the metro area, and whatever other costs may have sprung up along the way. Money aside, the biggest thing we hoped to avoid when building was what we had read about on this very site, people being palmed off by head office when unforeseen issues and delays arose, handballed between site managers, contractors, etc often without any resolution for months at a time. We spoke with a local land sales agent around the time we bought land, who emphatically recommended Davis Sanders, so we went to check out one of their homes, speaking with Graeme there, who didn't give us the hard sell, just ran us through the details and benefits and made himself available should we have any questions. Wanting to be thorough, we did have plenty of questions in the weeks that followed, and he was able to provide a straightforward answer each time, ultimately leading to the decision to go with Davis Sanders (Kimberley model home). Once colours and various options were chosen, there was very little deviation from the original plan, which is something I was wary of, having read the horror stories of other builders. It became evident pretty early on that we didn't need to be too hands on with looking over the site manager's shoulder, as he was constantly keeping us updated with anything we needed to be aware of. Being so hands on, anything we did need to ask about the house or schedule was at his fingertips, without the need to go through multiple people. When paperwork needed to be completed that we weren't familiar with, my wife was able to get on the phone instantly to head office and keep in contact as things cleared with the bank, and confirmations via email just to let us know that everything was progressing. A couple of times when we made errors on our end they were picked up and corrected without any hassles, and I can honestly say we found it effortless to deal with everyone throughout (sales, admin, site manager, contractors, etc). Having moved in, we're extremely happy with the end result, the experience dealing with Davis Sanders overall, and the attention to detail in the quality of their work. I'd recommend them to anyone looking for a professional, reliable builder. reliable, friendly, professional

We started with 11 quote requests, received 6, came down to 2 who were essentially neck and neck. I am a property valuer, and looking at costs/tenders all the time can tell if "value" is good, bad or indifferent. [name removed] from Jadco was the only other builder who was a) prompt, b) answered ALL questions, c) has immense experience in project supervision, d) knew all the local trades on first hand basis and e) came in with a great price for a one-off design, virtually a project rate. In the end Jadco won out - the difference between the final 2 being service - and interest in our project. Very helpful indeed, and recommended. Helpful and experienced

We've been building with Willoughby Homes since July 2020. It's been 20+ months and we still don't have a kitchen, toilets, floors, paint and even no front door. All the other houses in our estate were registered at the same time and completed within 5-8 months, whereas we're still waiting. Building our first home with Willoughby Homes has been a mentally distressing, financially draining (i.e., paying 20+ months of rent/loan), fearful, anxious and bitter experience. We hope no one else will go through what we're going through for nearly 2 years.

Updated 25 July 2018 The New Level Homes team were there for us every step of the way with our build. From the beginning, Jeremy Eagleton was very helpful guiding us through the planning / drafting stage and keeping us informed throughout the build. Joanne Harris was across all the administration and helped answer our questions. Joanne had some great advice on tweaking the kitchen design to suit our needs during our pre-start session last year. Unfortunately, not all our discussions were captured - the pull-out bin cupboard wasn't added to our plans and therefore wasn't built. The kitchen drawers have tabs at the bottom of the drawers, not the top. Very awkward to open them, especially the ones down low. Disappointed we didn't get any advice/guidance from someone who's been doing this for a long time. Really disappointed to have just found out that the builder forgot to lodge our NBN application even though all the infrastructure was built into the house. Now we have to wait 4-6 months to get NBN connected! Not happy. Suggest you ask questions and don't assume that things will just get done (even though they should). Our Project Supervisor, Mick Skeggs, was brilliant and kept us across everything throughout the whole build and answered my questions quickly and honestly whenever I called him - no nonsense - exactly what you want when you’re building a new home. More importantly, he, along with Jeremy and the team, delivered the goods and got us into our new 2-storey 4x2 home ahead of schedule. The house is great and the tradies they use have delivered a high quality finish to our new home. We’re especially happy with the tilers they used - really professional and experienced, they did an excellent job. We've been in the house for 2-months now and loving it. I have 3 suggestions for those looking to go with New Level Homes - things that aren't great and I'd look at doing differently 1) The internal timber framed walls upstairs are hollow cavities. You should install insulation in these cavities to help with noise attenuation (especially if you have kids like us) and insulation. 2) The wooden floor used for the second story is a lot noisier than the display home we visited. I'm not sure what they used, or how they constructed it in the display home to make this quieter, but in our house the noise carries through downstairs a lot. 3) Get the carpenter to install extra chocs underneath each stair (wooden) to help firm up and again, reduce the noise going up and down. Over all, a very good experience and I'd happily recommend people build with New Level Homes...just do the things I've suggested above.

I like the layouts of thier plans, thier workman ship looks great(thats becuase they ARE the builder), heaps of plans to chose from, though not many 2 story ones! you can't view all of their plans online, if thier plans don't suit you then they can build yours, or they will design a new plan for you! they don't have any five bed plans, but there are still some big ones. you have to download the plans to view them which is realy a pian. drove passed some of the huoses they were building and they look really good. nice display home, great workman ship, the display looks like an expensive house but was properly cheap to build. the streetscape looks upmarket. not enough storage in any of the plans, website hard to navagate and use, they only have one display home.

if you build with gp make sure to take note on the qualify of finishes etc paint work,front doors and handles brick work and just don't go along with she be right mate make sure you stand your ground to put things right it is a lot of money you are spending they are a great team while it is beening built but not went things go wrong nice display home very stylist homes we built one 3yrs ago not really impressed on their workmanship just cover up with wood to hide a problem

REVIEW FOR LENEEVA HOMES We built our house on a steep block of land with LENEEVA HOMES, starting mid October 2015. We went ahead with this company after seeing the display homes they had in Clyde North. Compared with other builders around, we liked the quality displayed in those two houses. When we first met with one of the partners, we liked the approach, charm and flexibility expressed and fully trusted that. We presented the plans, made some changes and then obtained an estimate from their estimator for building the house. The estimate was given us in small details in the “CONTRACT COST PLUS”. We were assured that the estimate was pretty accurate/very accurate We still have hard copies of the emails confirming this. Based on these assurances and the details outlined in the contract, we decided to proceed with the said company. We were also assured that the building of the house will take less than one year in fact the Contract specified 320 days, (Taking into account weather, holidays, approval of plans/changes, etc), so we could move in before Christmas of 2016. We believed all of the assurances given to us. Unfortunately, we did not get into our house till almost two years later August 2017 and even that we had to push for as we had to vacate the rental property we leased whilst the house was built. We have visited the site on regular basis and we did not see progress in the works. The journey to get to that point was very difficult and often just plain awful. IN SHORT, Cost compared to estimate cost: We were charged well in excess of original quote. Work often stopped on site for weeks at times and when we enquired as to why, more money was required. When we questioned the excessive prices for some works done, we were again assured not to worry as in the end it will all balance out. In the end, we were overcharged more than 30%!!! than the estimate given to us. The contract said that we would be notified in writing if there would be a VARIATION and an increase in cost of more than 2%, yet in the end was more than 30%! But Nothing in writing. When we enquired why we were not notified the answer was: “Due to our Relationship and it was a Contract Cost-Plus”! About $170.,000.00 excess is no small feat! To this date we don’t have a breakdown of what they used the extra money for. Details given to us were always missing those particular breakdowns. Some explanations were that the building industry costs were going up Sorry! I work in the industry and that was not correct! Workmanship and Build Quality: Once the house was “Completed”, a lot had to still be done after we moved in. From small things like the front door and meter box not being painted, to bigger issues where we had to employ an independent building inspector to assess the house. One particular trade was assessed by the inspector as “Appalling”. The Main Ensuite shower floor had to be completely redone due to major leakage; to their credit, the company organised one of their best tiler to come out and fix that problem which was done properly. A section at the back of our house had to be concreted as water was seeping under the house (We did it all around as it was muddy when rained) that cost us in excess of $17,000.00 this included the steps between the terraces, about which their concreter did not want to do at all. The entire driveway had to be removed and redone because of the danger hazard it caused being built on an incorrect gradient (Not built in accordance with the Plans). We were not able to get our cars into the 3 car garage (Only one of them) due to excessive slope. For months we kept one car on the street! Multiple guests fell trying to get to our front door even some of their trades attending to some works that were not completed before we moved in complained about the steepness of the driveway. We had had enough. LENEEVA Homes refused to fix these issues despite it being their build-fault. We had to pay in excess of another $15,000.00 for the new driveway. When the old driveway was removed, the amount of rubbish and left over bricks, tubes, wires, etc. that we found was unbelievable. Three truck loads for one driveway. They had simply hidden their leftover bits under the concrete is it any wonder the gradient was incorrect? We did not even get a final inspection with Leneeva as they cancelled and never rescheduled! How well did they handle issues: They did not take any responsibility for poor workmanship or their failure to fulfil their assurances. They told us to take it to court if we wanted it sorted. Yet they knew that we were very short of money having to borrow money to pay for the extras that were never explained and of course we were unable to do that due to the great emotional stress they caused us. Other issues not addressed, although promised to be done: Rendering the front porch and faade, Balcony seeping water through the faulty plumbing and into one of the down lights. Porch first landing that causes a puddle in the middle whenever it rains we were told of how to fix it ourselves!!! after so much we paid extra! This was the builder’s responsibility. No reply yet to any of these issues! We understand that there are a lot of good reviews on here. Perhaps they to a better job with template homes. I don’t doubt other people’s experiences. However, for a custom build such as ours we will always regret our decision to go with LENEEVA HOMES. Yes, our home is beautiful but the reality is someone else could have built it for us without us walking away feeling cheated and crushed. The loss of nearly $200,000.00 in excess, unplanned, unexplained payments, simply leaves us feeling sick. In fact both of us, me and my wife, we lost a good few kilos each within the first two weeks due to the emotional stress caused to us. Their company motto is: “QUALITY, HONESTY, VALUE FOR MONEY”, We never experienced this. So very disappointed. We could never wish such heartache upon anyone else. Would we ever recommend this builder to anyone, I’m afraid NOT! We were let down big time. We are just sharing our honest opinion so others go in with their eyes open and to be aware. Mary & George

We recently build our new house with the company Leneeva, located in Berwick Waters estate, Clyde North, VIC. After having gone through it seems a million display homes and almost signing up with Henley (we ended it due to new expenses that were not explain prior to the contract signing), we finally found Leneeva. Leneeva is a smaller company than Henley/Simonds and other major builders, which meant that we were well looked after - We were able to make changes to the plan that we wanted without any extra expenses as well as being able to knock the price down on items we didn't want. The house that we choose to build was not on display, so we were a little worried to begin with, only seeing it on a piece of paper - but we were pleasantly surprised! The house is so spacious and beautiful inside that it went far over our expectations! (They do have some houses on display though, to see their work and craftsmanship). The price of the house included everything without any surprises and was very competitive compared to the other builders around. Our house was build in record time without any delays. The service was fantastic, I was able to change my mind along the way regarding colours - where most companies would charge you extra for the change of mind, Leneeva did this for free. They were professional, accurate, respectful and patient! Our house is build to top standard, as they are very proud of their work, we only needed a few small things fixed once moved in, which where done without hesitation or conflict. Building with Leneeva has been such a pleasant experience, that we would love to repeat it if given the chance. I would encourage anyone who is looking for a great builder in price, service and craftsmanship to go and meet up with the team at Leneeva and find yourself a great house!

We have been 3 years in the house we built with Mygen and happy with everything. We had a few hiccups with council due to our location but everyone at Mygen was amazingly helpful- Belinda was great during the whole process from pre-start to handover. After handover we had 1 or 2 minor issues which were promptly resolved. Then appeared a substantial issue, which initially appeared to be our fault (drilling at a wrong spot on wall) but Mygen were very good and offered to investigate. On investigation they found it their plumbers error. They promptly arranged everything to amend it and the resultant damage. The service they provided 2 years after handover was exceptional, other builders don’t even provide such service while building, forget after handover. Lauren from service department and all the tradies that came in were great. I have built before and never seen such a great service from a builder during and after built. All specs and general build is also great- had no other issues.

I built my home in 2010, for a new to the market company; I expected a few ups and downs. To this day i have ignored 90% of the issues that have come with my property, e.g. faded guttering due to the type of paint being used, internal cracking ect. I am now having an issue with my plumbing in my ensuite cupboard. A leak which has cause a significant amount of damage to the shelving unit. The cause of the leak has been a bunch of assumptions on behalf of the builder who are now refusing to fix the full issue. I can’t begin to express my dissatisfaction with this builder, especially considering i am in the same industry! They are willing to spend less with the reported issues, than save time & money in the long run.

Electrical work - faulty light circuit, lose wire in main switch - nearly burnt the whole board landscaper - poorly laid grass plumber - left holes through out house and never patched it Brick work - used too much chemical and changed brick color Tiles - Change n color in bathroom tiles after 2 month of move-in Stairs - defected by building inspector Wardrobe- can not fix simple issues in one visit, claim all done but never completed work defect rectification company - damaged newly laid grass after completing his cleaners - poor cleaning works windows - not properly sealed painting works wooden floor- paid $10k and started noticing edges popes out and got reply as it is within industry standard. not sure if i have left any trades out from above.

Building with New Edge Homes was one of my good decision, they managed the whole construction process very professionally and give me the occupancy certificate 2 months before the time. Quality of building is also good. I had couple of issues during and after the construction process and they have solved them on time. The cost of construction remains within the budget but the credit for this goes to me because I budgeted it well - haha My overall experience with New Edge Homes is very good and I recommend them to all my friends.

Three years after receiving keys to our house we are still waiting for warranty and completion work to be done. Pictures are of flashing just completed after three years of living in house and this is what they have done. Silicone holes and silicone down flashing because they couldn't be bothered to finish properly. Maybe that is where the 'Bespoke' part comes into the build, although our house was not a bespoke build on paper it is certainly unique in the way it was constructed.

I chose Wincrest Bespoke to construct a house at Putney which was completed in October 2019. I was very happy with the finished product. This is the second time build with Wincrest with the previous one being completed in March 2019. Both houses were loved by the buyers at auction. Wincrest have strengthened their project management systems and I believe they deliver good value for a personal design without the high architectural overheads. The pre-planning team understood what I required and came up with a smart contemporary design. When I had construction issues that I felt weren't getting sufficient attention I was able to escalate and talk directly with Eddie Sothard the General Manager and get them resolved with a flexible approach. Wincrest Bespoke worked for me as a property investor. My partner said she would move into any of the houses we built with Wincrest Bespoke without hesitation.

I've engaged Simone Homes, work started after 2 months of contract signing and beware that tender acceptance fee does nothing not even start the CDC/construction certificate process. Their work usually doesn't have end to end commitment (turn key contract), soil removal, rubbish removal, concrete removal will be charged to you extra on top of your contract, SO many caveats. It seems this company do not walk the talk, whatever their marketing speaks, I experienced just opposite, also other customer of theirs got in touch with me and they felt the same. It wastes lot of my time to keep arguing with them, VERY VERY hard to deal with! Let's see how it turns out in the end, I will keep updating this review as I go with construction, fingers crossed! PM me if you want to hear my experience. Update 04-11-2016: Tender said $500 per load for soil removal, estimated soils loads by them - 6, I estimate - 3or4 Now builder is asking $5500 for soil removal on top of contract, they are asking excavator hire+builders margin for soils removal. Variations and more variations coming in to fix the obvious things which you usually think builder will incorporate. Update 23-03-2017 Famework Finished Building inspector found many defects and being asked to fix, he came second time to inspect and still not fixed, I had to pay for inspection twice. Kitchen drawings were sent to get it approved, without stone measurements when I said I want to know the standard overhang they did not had definite answer, then I asked that you should put 15 cms as overhang as that's standard to use island bench as kitchen bar, now they are asking variation! Updates: Paid more than 7k for nee driveway, now supervisor is asking more variation to do council crossover which is always part of driveway in industry, they saw there was always old driveway and still qouted driveway in tender but now they are asking more money to remove old concrete or otherwise leave old ugly concrete there!

The build took approx 30 weeks from start to finish. Weather held us up a little. My husband is a licensed builder and after looking and speaking to a number of other project home builders we chose to go with Simone Homes. Firstly as the quality of the standard inclusions was far more superior to any that we looked at, and secondly they construct a home that is "built to last". From the slab to the framework and roof these things are done using superior quality materials and no cutting corners. The quality of the work was outstanding and although we did have a few minor defects they were all rectified as soon as we had pointed them out. Nathan was our site supervisor and he was very easy to deal with and kept us informed of the progress the whole way through. Amy in the office was very extremely helpful and answered all our questions and concerns immediately. The whole process was easy and the end result was most satisfying. We chose to do our own driveways and landscaping and they worked in with us so they were completed in minimal time. We would recommend Simone Homes and would build again with them in the future.

We moved into our beautiful Roseleigh home almost 4 months ago, the building process took just over 12 months. The house is of high quality and we love it. From the beginning we have found the staff at Roseleigh to be approachable, professional and courteous. In the planning stages we had multiple changes of plans, we were never charged for this. We essentially have a custom built home for no extra cost (Most builders would charge for this). Roseleigh would not accept any deposit (even though we offered) until the plans and contract were finalised and we were happy. We always found our phone calls and emails were returned promptly, the builder dealt with all our questions and concerns. They were very conscious of trying to get us in before we had our new baby. There are a few outstanding issues but these are being dealt with promptly and professionally. The quality is high (structurally and fittings/fixtures) and the supervisor is fussy and pedantic. I don't think any build is stress free and without little hiccups but what matters is how it is dealt with and Roseleigh homes have been nothing short of professional. Good quality, reasonable price, homes with character, good communication from staff Unsatisfactory builders clean at end of build

We started dealing with Country Lane Homes in January 2009. We picked their beautiful display to be our 'forever' home. They completed all our plans and submitted to council.. They followed through the town planning process and our permit was approved really quickly. Contracts were prepared and the price was what we expected. Construction began on time and our very impressive frame took shape. People would stop and admire our lovely house. Construction continued on schedule and to the standards Country Lane promised. We had constant contact with our supervisor and we were able to organize site visits to check progress when we wanted. We have now been in our house for over 12 months and absolutely love it! We wouldn't hesitate to recommend Country Lane Homes to build the house of your dreams Beautiful house delivered on time with no fuss

We built our beautiful home with Country Lane Homes moving in January 2015. From the get go our experience was wonderful and continued all the way along. We, I think you could describe, are pedantic and have high expectations, We previously left another builder, after outlaying $$ because we didn't appreciate their 'changes are difficult' approach. We worked with Country Lane perfecting our plan for as long as we required. Country Lane easily accommodated our ideas and changes along the way and made fantastic suggestions which enhanced the design and livability. The build started on time and finished on time. They took care of all the approvals with council and they kept us updated along the way, there were no surprises. Variations (we made) along the way were very clearly explained and costed before we signed off - it was all very clear in easy language for the non builder to understand - and we changed our minds continually - even changing our floor tiles (picked by us) after they were delivered. We were never made to feel like we were a bother. The quality of our house is exceptional and attention to detail is terrific. The after service has been wonderful, timely and with successful outcomes.

I recently built with Hamlan Homes an investment property in Marshall , south of Geelong, and hadn't had dealt with a builder before found the idea a little daunting. But after my initial conversations with there sales and design team felt as if I was on the right track with a suitable design and estimate. They covered all aspects of the construction and design phase and even had a decorator help me with colour choices that made it much easier to get an idea of the finished home. Ive heard some stories of some builders leaving a bad feeling with their clients but I must say I was very impressed with this local Geelong builder. They listened to what I wanted and the build was of a quality I was very impressed with. My only criticism would be that there was a lot of paperwork to do to get to the building phase, but the build time was only four months so it worked out OK. All in all thumbs up to a great build at the right price , well done Hamlan, Id build with you again for sure.

I have previously reviewed Hamlan Homes regarding their build quality and related issues. I now have the opportunity (some years later) to comment on their after-sales service. I had a minor problem with a water leak (which turned out to be something that I had neglected to do, rather than a build fault). I contacted Hamlan about my issue and a trouble-shooter (Alby) came out on the same day! Not only did he remedy the problem (which, as I have said, was not a builder's fault) but he also gave me a product (free of charge) to prevent any recurrence. From my experience, their after-sales service is just excellent - courteous, professional and prompt.

I finished building a granny flat with RESCON a few months ago. I didn’t have any major issues throughout the process and having built before with a major builder I knew what to expect. I can say that when compared with my previous builder RESCON was a lot more professional, their costs are clear, and they are very detailed. Our site had some issues and some variations that totalled just under $3000 but they were very thorough in explaining the cost which I appreciated especially given my previous builder simply said variation with very little detail. Anyone thinking of building with RESCON I would strongly recommend, they are a professional company which we noticed straight from the initial visit to my home and the detail in their quote. Their IT systems are amazing, you should call RESCON just to see the tools they use, I have never seen any other builder or business use that much IT stuff. I give them 5 stars, would use again for my next granny flat, maybe when I get old.

We were two 40 something-year-old’s who fell in love with each other, and then fell in love with the idea of Palm Cove; Dreaming about how awesome it would be to have an investment property in Palm Cove, to one day, perhaps retire. AND then, we met Chloe from Cougar Homes! I still remember that very day we walked into the Cougar Homes Display village @ Smithfield; Chloe was so professional and friendly, not to mention she had the most amazing personality. We absolutely loved this display home, the work and every little detail which made Cougar Homes stand out from any other builder in the area. Chloe’s knowledge & expertise in building a home was encouraging and her reassurance of nothing is ever a problem, refreshing, even with us living in another state and entertaining the idea of building a home, she made it sound like a breeze. The one MOST important thing we loved about Cougar Homes is they give you upfront costs of everything. There are no hidden costs or agendas along the way. It gave us great confidence to know we could work with Chloe on this project. Our Journey with Cougar Homes began. From the moment we agreed to build a Cougar Home right through to settlement, it was hands down one of the greatest & most rewarding projects we have ever worked on. The entire project from beginning to end = 5 stars We learned very quickly we had a difficult block to work with which meant Chloe and Matt worked with us to custom design a home to fit on our chosen block. With some unknown challenges with council, we had to redesign the house a couple of times and even then, for Chloe and Matt, nothing was a problem; both always considering the most important aspects of the house and our desired outcome. Chloe guided us through every step, her communication and attention to detail was incredible. Once we signed off on the contract we were introduced to Barbie and Darryn. Barbie was an absolute dream to communicate with every week informing us of the progress of the house and Darryn being the Senior Site Forman and just an all-round top bloke was just incredible. We would receive weekly phone calls and email progress updates from Barbie and from Darryn we would receive weekly video footage of the progress of the house. This took their level of service to a whole new level. Receiving these videos was such a highlight. The house was ready ahead of schedule, the quality of the build was just outstanding. Our dream home was even better than we could have EVER imagined right down to every last detail. EVERYONE from Cougar homes, along with all of their partners they collaborate with to bring this together; went over, above and beyond the call of duty, all we can say is you’d be crazy not to choose Cougar Homes as your builder of choice. We have recommended them to absolutely everyone. From the bottom of our heart to Klaus and his team @ Cougar Homes, Thanks a million for turning our dream into a reality.
