I have recently build my new home with Masterton, and I must say it has been a great experience. My Building Supervisor - Darren McDonald has been with me through the whole process. He has been patient, professional and polite and always willing to meet me on site whenever I have asked for it. He has been very regular in giving me updates on my construction - never missing any week. Even worked through Christmas which was very impressive. He has been extremely diligent and worked with speed and precision. I could not find any faults at all at the "Practical Completion" walkthrough. The standard and quality of work is outstanding. The quality of materials used is fantastic. Since this is my first experience - I have probably asked many questions - and Darren has answered them all with patience. There were no issues pre, post or during construction and I am impressed that the final build cost remained the same - it did not change at all, which is very rare. My overall experience with Masterton and my building supervisor has been excellent. I will definately do it again ! A big thanks to Darren and Masterton for getting this done for me. I am very excited to be moving into my new home.

We built a home with Masterton on May 2018 and my job no is 2012669. We have been facing lot of issues from construction to post construction phase. No proper communication from site supervisor to head office level. We had to ring at least 5 times to reach them and they never call back even if you drop the voicemail. We had a floor damage due to the improper installation of pipe fitting in the Butler's pantry and we have been chasing them for replacement for last 2 years and they never listen or care and just giving simple excuses. We had a blockage in our Master bed room Shower and it was very hard to chase them up to get a repair. We received a good response only from their Consultant at Thornton office. Apart from that, we haven't got any positive responses or attitude from the Masterton so far. We never recommend this builder to anyone.

Les was a wonderful sales consultant, during the beginning stages of deciding whether or not to go ahead with the quote, Les made it his life's mission to let us know what to expect going forward if we were to sign, it really lifted the burden of not knowing, he was very upfront with everything and worked with us to envision our dream home, and would offer compromises if things were perceived as out of budget, we even got down to the detail of where things would be positioned, all before even signing anything. Scott the tender consultant, really went the extra mile with us, or at least it felt that way, with him we really got down to the nitty gritty details, tile height, lighting allowances, provisions and so on. Thanks to his extensive knowledge we were able to lock down a lot of the requirements, and where there were things he didn't know, he would find out and let us know as soon as he could. Promises made were kept, discussions made earlier in the process were remembered and he would honour those outcomes, really goes to show the personalised experience. Post signing of the quote and after signing of Tender, Jaymie is a star at stakeholder management, she would keep us up to date with the progress of our tender, our appointments and would always be very prompt with her email replies. Being kept up to date and informed is probably the most important part of this whole experience, I love it when CSRs are pro-active and reach out to the client. Overall, I really do think that Wisdom homes was the right builder to go with, without Les i wouldn't have even started this process, without Scott my dream home wouldn't be on paper right now, and without Jaymie i would be in the dark. Thanks everyone for contributing to my future home!

We went yesterday to the main office to attend the tender presentation; and were met by Tender Presenter Scott Muncaster, who was very professional, understood our financial situation, requirements and provided us with many honest advises during the tender that saved us money and made us happier by the end of the day. By the end of the tender, he modified the tender doccos and designs to reflect all the changes we requested on the fly, so we didn't hesitate or think much after his extensive efforts to go through everything from scratch until the last nail in the house, and we happily accepted the tender. also, worth mentioning that Phil, Scott's manager also assisted us with reducing the total cost and Scott offered to meet us after hours to assist us with signing the contract to get things going faster.

My Fiancé and I had been looking for our first home for a little over 2 months, before we decided to look at home and land packages. We wanted to stay close to our families, and after a horrible experience with a 35 year old home and misleading real estate agents, we decided that a home and land package was going to suit us best and be financially beneficial to us. We spent 2 weeks visiting display homes and talking to different builders, with no luck. The frustration of not really being given what we were asking for was quite demotivating. My Fiancé got in touch with Daniel Tieu, through realestate.com, on a few house and land packages by Bellriver and received a phone call the next day from Daniel. Upon entering the Bellriver display homes at Oran Park, we knew we had immediately found our future home. We were so happy with the service and quality, that we cancelled two other appointments we had that afternoon and went through our options with Daniel. He provided us with an amazing home and land package, that fit what we wanted and was well within our budget. He helped us make changes that needed to be made, and allowed us to think about it and he accommodated to what we really wanted. He listened to us and provided the right product. Recommending Daniel and the team at Bellriver Oran Park, is something we would not hesitate to do in the future. They were amazing and professional to deal with, and Daniel did not hesitate to ensure our dream home would eventually become a reality with the right teamwork and processes they had in place. Many similar companies we dealt with were quick to offer the world and ensure we heard what we wanted to hear, but Daniel ensured that his trust was more important than the broken promises other companies delivered. Whenever we were unsure of something or we wanted something changed he overcame every single obstacle we handed him, truthfully. If it was going to cost more, he made sure we understood that and was adamant in delivering the financial comfort we needed. Extra costs were detailed to us upfront and no fine print was left unread. It is rare to find that sort of professional help in an industry that has been tarnished at times by its money hungry nature. Daniel, and the team, have been upfront from day one, regarding any delays or future obstacles and made it clear that there is always going to be a process to either rectify it, or work around it. And that is everything we needed as first home buyers. We have just signed our Tender and the whole process so far has been easy and hassle free, we cant wait to start building, knowing we have that piece of mind that people like Daniel and his team are looking after us.

We have build our first home at Riverstone with bell river. We got bell river recommend by friends. The overall process was smooth and easy going. Big thank you to Mat.W for being there at every step. He keeps us posted on every Friday in regards of progress of construction. He was very honest in his work. Their were few ups and downs but all ends well. I think I would still suggest that if you are in construction stage and if customer wants to upgrade or change something minor by paying money you should let them do it. I would like to thank you carlene gomes the studio manager, Liz Latham customer service officer and ray almahana client executive for going above and beyond. Keep up the good work. Regards Rutva

Building 3rd house so can judge what is right and wrong up to certain extent. Ill put it into 5 stages Initiate: Good : being sales team involved (the only process group which is ok) otherwise they won't be able to build single home if this is also bad. Full marks to [name removed] (Left the company) and [name removed] Plan: NOT BAD: No clarity on work on schedules but still finish on time as I had built guarantee as VOR. Full Marks to [name removed] for managing communication management plan. keep up to date with updates on regular basis. Execute: BAD: Not satisfied with the trades employed by this builder shows result once job is done even with in few months. Quality of their so called generic products are extremely poor. So avoid using if someone is thinking of building. Take vors and use caroma or any authentic products but do that before signing contract otherwise you are TRAPPED. It will cost you one arm and a leg definately after that. I didn't see even they stand behind their products as its a Blame Game culture. Monitor and control: UGLY: Has no controls what so ever. Their supervisors ( i dont know about others) but definitely tell about mine is extremely Poor. I was doing his job most of the times visiting property to find out issues, perfect example about his style of working "Plumbing tap was not fitted and picked up during Handover inspection- After rectification he called me and we attended the property- He showed me "Plumbing tap is there" and I looked it was missing. He was blushed like anything. So you can imagine his working style has no clue whatsoever working under him. Argued on wrong things. Didn't even know where the tiling has to be done. on my request read the contract and found yes big portion of tiling is missed as information wasn't communicated to Tiler. Closure: WORST: No after hand over customer service. Dont bother about fixing issues just blame on other to cover their portion. This is most critical activity. To be honest this company is not ISO so do not know anything about customer satisfaction and management to get a good word of mouth. Used inferior products which i am thinking of disputing via Ombudsman. If possible stay away If got in- keep a close eye and if possible hire building inspector If finished : Beyond control circumstance :) either curse like me or if happy thank to your luck

This was our second home again being built by Impressions after being fully satisfied with the first built by same builder ,and on both occasions we had the same sales consultant Nilay. Nilay was excellent , spot on and delivered on time what was agreed without any hesitation or issues. We had been referred to Nilay by our friends who had already built with impressions during our first build, truly Nilay is an asset for the company and we would not hesitate to recommend him and the builder to anyone . The Team at Impressions are the back bone of the company and truly customer satisfaction is their number one priority, they attended to our queries promptly and nothing was a problem for them. Our sincere thanks to the following team of impressions who made our building journey very much easier and memorable:- Sales Consultant - Nilay (extremely knowledgeable and any changes in design/layouts never an issue , best sales consultant we have dealt with) Prestart Consultant- Rachel Burgess ( very friendly and customer orientated , during prestart we needed extra things and she suggested alternatives, which would look better and trendy, very knowledgeable) Client Liaison - Jasmine Riches ( Very Prompt to respond to queries/feedback whether on phone or email and sorting them out virtually in no time , Customer Focus and Satisfaction a priority for her) Supervisor: Darran Hutchinson -Truly a superb supervisor who keenly listens to the clients requests and ensures any issues /rectifications are resolved within the time frames , Darran come to site whenever we requested him to and attentively listened to our concerns and ensured they were addressed to our satisfaction. )

First contact with Commodore Homes was with sales assistant, Ed Benfell. He went above and beyond and made the process efficient, exciting, and honest. with it being our first home, the nerves got the better of us at times. Ed happily talked us through anything we needed to know and at one point answered an email 36 questions long. Jim our site supervisor was thorough and made sure any concern we had was looked after and addressed. Having the Portal was great, it is all in one place and we were able to check in with it at any time, and excitedly await new uploads of photos, of which there were many. Throughout the contract and build process there were changes to the technology that Commodore were offering. Commodore ensured that we had the best possible tech and appliances for what we had selected. They met their build guarantee of 24 weeks. We actually came under that. All in all we recieved the house that we asked for and paid for with no complications.

Right from the first meeting with the salesman and deciding which home we wanted to build, we were impressed with WA Country Builders. The camaraderie between staff members and the feeling that this is a tight knit team was always there. Phone calls and emails were answered quickly and professionally. We bought a Rural Building Home some 12 months ago. This home was 8 years old and we absolutely loved the design of the Bushland Retreat, but just a day or two after moving in we found the sound through the large apex windows was unbearable (traffic noise). We are currently getting quotes for double glazing but this window is so large it is costing thousands. Please bear this in mind when you are building one of these homes. It truly is unbearable. No other neighbours around us have such a bad problem, because they don't have the high ceilings or extra large windows. I think we will end up moving even though we love the house. Every single car or bike that passes our house sounds like a thunder bolt. Not exaggerating. Design Traffic noise problems

InForm Design

Architecture and construction integrated in a process that promotes creativity flexibility and efficiency

Recent Reviews

After a very poor experience with another builder in the past we took a long time researching for the right builder for our new house. Checking out many builders and their work, we found it difficult to find a builder who offered professionalism, reliability and high quality workmanship. There were many builders who offered a (for us) substandard product, were inflexible or too expensive for what they offered. When we finally found InForm they almost seemed too good to be true. After checking out several of their previous projects and speaking to some of their prior clients we finally committed to building our house with them. In hindsight, that decision was the best we could have made! InForm did not just meet, but exceeded our expectations. They went out of their way to keep us happy throughout the whole building process and we genuinely appreciate all the effort they put in to present us with the house we have been living in now for the last 5 months. They kept all their promises; several outstanding issues after handover were fixed without a problem. All of our friends and family love our house also. You can see the quality of InForm's workmanship everywhere in the whole house. It feels so good to come home everyday to a house that we love and are proud of. I would like to specially thank our site manager [Name removed] for all his relentless work and our Architect [Name removed] for designing with us a house that exactly meets our needs from an architectural and aesthetic point of view. Everybody from InForm was a real pleasure to deal with and, should we ever decide to build another house, we no doubt will choose InForm again ____________________________________________________________________________________

We currently live in Singapore and were lucky enough to chose Inform to build our holiday home in Sorrento. As we were going to be long distance clients it was important for us to choose a builder with a good reputation, but also a company we could trust. Inform were both that from the first meeting,up to hand over, and also after we took over the property. Inform were outstanding in all facets of this project, and could not be faulted by us.,Their family values shone through on our project, and their word to them and to us, always meant more than the contract. The quality of the people and their contractors was again outstanding and the quality of the build and service to us after hand over made our life easy. Inform promised to have us in our wonderful place before Christmas and even after the project was delayed several months due to town planning, still achieved their word. My partner and I could not be happier with Inform and their team, and we would use them again in the future and have and will recommend them to anyone that wants a quality product and wants to use a fantastic company that obviously prides themselves on their product and more importantly their word. Thank you [name removed] family and everyone on your team that helped us with our fantastic home.

Maxim picked up the pieces from a previous builder who went under, they have turned around a really upsetting experience into a beautifully built home with high quality workmanship and the cleanest work site in Perth. Paul the supervisor was probably the best part of the experience very helpful and knowledgeable, he seemed to care about me as well as the build.

We were extremely happy with the whole process of building with Perceptions from the initial contact with the sales person (Keith Campbell) at one of their display homes to then dealing with the friendly and efficient office staff and the building supervisor (Jeff Kobel) up to the point of completion and handover of our new home in South Perth. As our home was not one of Perceptions Project Homes but a Special Design (our own) there was a number of adjustments and variations made to the plan when we wanted to change things prior to the building commencement. All this done with the minimum of fuss with their overcoming some awkward things we presented them with. We are very happy with the completed product and are happy to recommend them to others and would build with Perceptions again if the occasion presented itself.

We built our dream home with Perceptions 3 years ago. We were able to work with their sales representative and tweak their design to suit us and our lifestyle. There was a lot of exchanging ideas with their recommended interior designer too, not always in agree-ance but working with us to our style. Any issues we had were promptly attended to. Three years on, we couldn't be happier. We love our home.

Montgomery homes have been brilliant to us, from the first day walking into the display home at Terrigal and meeting with our first sales manager (who has now left) who went above and beyond to come up with a design to suit our needs. We put our first payment down and away we went. Montgomery homes did all the hard work all we needed to do was read the contract and sign. Selections process was fun, getting to choose what colours and designs you want in your home, I was in my element, it was a fun day but be careful not to go overboard as you could easily overspend upgrading to better products. Also it's important to make sure you read your selections sheet very carefully to make sure everything's right. When building had commenced, we met with our site supervisor, had a quick look around and he explained a few things, lucky for us we were renting just around the corner from our new build so we could look at the progress when we wanted to. We tried not to harass the site supervisor as I wanted the house built fast, the handful of times I did ring he was very helpful. We had handover on the 4th Sept. and couldn't be happier. We love our new home as well as our kids who run around like crazy monkeys. The whole Montgomery homes team have been wonderful to us, and had all my questions answered either by email or phone. Would definitely recommend Montgomery homes to friends and family. Thank you Montgomery Homes. ☺

This was our third time building a new home and we built with two other companies before. We hesitated at the start as to whether we should go with Montgomery Homes. We wanted a great project builder with reasonable price tag and be able to customised the house plans. It was a rocky start with the sales team as we made many changes to the original split level house plan to suit our needs and there were some mistakes along the way which was not entirely Montgomery homes fault- (we made lots of changes to the interior and exterior layouts and was able to keep within our budget). We were very happy that the company was so accommodating with all the changes we made. The site supervisor was fantastic and the house was built to the timeframe. In the end; we got a beautiful solid home that we really like and enjoy. The after sales/ building service fixing the defects were attended to in a timely manner and Montgomery sent their trades to fix things with no problem. The communication with the ladies in the office was excellent. The maintenance supervisor is great and always replies to our calls/text where possible. Montgomery is by far the most flexible and reliable company we dealt with. We could not be happier and please that we selected Montgomery Homes to build our dream home. We highly recommend Montgomery Homes.

This is the second time we have built with our Consultant Tristan. 1st time with Ideal homes. Tristan was upfront and so easy to deal with, and made our process from the beginning to end fantastic. He was always on hand to return calls and communicate with us throughout the building process. Top bloke. Prestart was awesome also, Alanna is very good at what she does, and guided us through this tough process with ease, and was great in following up for us. We got our keys to our new home in the allocated time. Nothing was any trouble for both Tristan and Alanna and made the whole experience of building a great one. The only complaint would be the standard of the plastering on most of the internal walls and the building supervisors attitude towards this was very blasé.

We have now been living in our new Englehart Home for 10 months and thought it would now be appropriate to comment on our experience from the initial consultation to after care service since handover. Our first interaction with Englehart homes was at their 'Saville' display home in Belmore road, North Balwyn. After inspecting several other display homes in the area, we were immediately impressed with the quality of workmanship and attention to detail. We engaged Englehart homes as we wanted a quality built home. The design process commenced and we were impressed with our interactions with the Englehart team. They considered all of our needs and encouraged us to provide them with as many design details as we could about what we considered to be important to us. Admittedly, the whole design process took quite a long time but in the end it was worth it because there were minimal design alterations and variations hence saving us some money. In the end, Englehart produced a design within our budget and that met our design brief. The building process was generally very smooth. Apart from some initial unforeseen site costs due to a very challenging block, the build was completed on time and on budget. The tradesmen employed were professionals and experienced. It was clearly evident that Englehart homes has access to quality trades and don't cut corners by employing persons that cannot met their quality assurance processes. The site supervisor was pleasant to deal with and kept us informed of the progress of the build, inviting our feedback as required. The supervisor always answered any questions or concerns that we had and encouraged several on site meeting with various trades including tilers, electricians and cabinet makers to discuss various options available. Two weeks prior to handover, I met with the construction manager and supervisor to inspect the home. As we walked through the home, I was impressed at the tiny details that the construction manager was picking up on including minor paint imperfections and surface scratches. Every detail and item identified was documented and rectified prior to handover. Credits were provided for works that came in under budget and only a couple of items incurred a variation cost even though we ended up with about 150 (which I am rod is quite low). Upon moving into our home, we have had a couple of minor issues. All of these were addressed immediately, with no fuss and no charge. The construction manager was outstanding in his service and attitude. I would have absolutely have no hesitation in recommending Englehart Homes to my family and friends. Quality finishes, excellent trades, open and transparent interactions, attention to detail. Excellent after care service.

This was our second time around building with Gallery Living (have already reviewed the first build). When we decided to build again we went straight to Gallery Living based on the strength of our first build. We had [name removed] at the Aldinga display village as our sales consultant and she was outstanding. If I was reviewing her service it would be 5 stars. She had a good design eye, was efficient, communicated clearly and the initial stages went very smoothly. Unfortunately, once [name removed] left the process we found things a lot more frustrating. The council process went really quickly (thankfully) but it then took Gallery Living quite some time to start. The communication with both the office and site staff was very inconsistent and, at times, quite unacceptable. Once the build did finally get going, the actual build time wasn't too bad. However, having now been in the place for a year, we're finding the quality not nearly as good as our first build. Some examples of this include several walls noticeably not square, poorly hung doors and external cladding that is roughly finished in several spots. The site supervisor was obviously very good, but he just wasn't involved to the same extent (too busy) as the supervisor first time around was, which has no doubt had an impact on the final product. I sent detailed feedback at the end of our build, which the general manager did reply to (for which I am grateful). Sadly though, while we love the design and functionality of the Gallery Living brand, I don't think we would use them again, unless several aspects of the current experience were improved.

We chose Gallery as the Picasso matched the basic layout we were after for our North facing block. Working with Bronwyn through many iterations to get the plan just right to our requirements was nothing short of a pleasure. Bronwyn's enthusiasm for house design really showed and her advice was invaluable in providing us with an energy efficient, comfortable and practical house. We are absolutely ecstatic with the result and love our new house that feels more like a lavish hotel than a house. Reality is that no build is without its issues and ours was no different. However, you can't tell how good a company is until they deal with a problem. Whilst Andrew was sometimes hard to contact (usually a couple of days), we always had practical discussions around any issues and came to good resolutions that left us satisfied. I strongly suggest with any build that you are visiting site on a regular basis to ensure you pick up issues as they are occurring rather than a longer defect list at the end. We are very happy with the result, the quality of workmanship is very good and the few minor defects that we reported have been resolved in a timely manner. I would certainly engage Gallery Living, and in particular Bronwyn, to conduct another design and build for us. It certainly won't be for a replacement residence for us as we love this one too much, but we will certainly be working on a sub-division with them.

Our First Floor addition was completed last December & we were extremely happy with all aspects of the process. All the admin & office staff at Addbuild were excellent to deal with & more than willing to accommodate any requests from us. The building supervisors & tradesmen were all very good to deal with & we would especially like to mention the two builders assigned to our project Luke & Simon who were not only very easy to get along with but extremely professional & produced very high quality work. We are a family of five & Addbuild transformed our small two bedroom very tired cottage to a four bedroom "new" home giving us much needed room to grow, we now have two bathrooms and a spare room for visiting family members to stay in! One of our family friends have begun a similar project with Addbuild on our recommendation as we spoke highly of the overall process. Thank you again Addbuild we are really enjoying our "new" home!

We decided to build our first home with Dixon homes and are pleased with the results. The build was fast and the home is well built. The inclusions of the build was a big selling point for us, we love the solar system and solar hot water, along with the other inclusions. We would recommend Dixon to all first home builders, the price point was fantastic.

Im a first home buyer so what could have been scary and overwhelming was made so much easier with Dixon. My experience with Dixon Homes thus far has been exceptional. My needs were a bit challenging to service and I know that Dixon Homes could have very easily put my job in the ‘too hard’ basket as other builders did. However, they took on the challge and provided a high level of service, support and patience which made my life so much easier. The level of service translated from the Sales Consultant to the draftsmen and adminstration/support staff who were all knowledgable and capable at not only their own role but also were able to overlap into other divisions of service (drafting, contract signing, admin etc).I couldnt have imagined that I could have had all of my design requirements met WITHIN budget. The value in the Dixon Homes product is beyond belief. And so far, the value is not compensation by the level of service. To be able to have a home (and granny flat) delivered within budget and such a high level of service has given me so much comfort in my decision to build my first home. I recommend Dixon Homes to anyone who wants flexibility in design and price. They have a wide range of products and designs at affordable prices!

We built and moved in at the start of 2015 in Brisbane south. We did have a few mistakes with our home. To list a few: wrong facade built, wrong plans submitted to council, wrong size block submitted to council, miscalculations in driveway costs and turfing - of course costing us more money, pricing jumped 20 000 from our initial pricings after they added on retaining walls, slab upgrade, etc. (that they actually didn't even put up in the end but tried to still charge us for), etc. etc. wrong tile colours in kitchen and they would not fix these or issue us any credit saying that "yes we do agree they are not white (which is what we chose) but they are an "off white", no doors in our house closed properly they "fixed" these by putting some cut up matchsticks in the door, front door lock completely fell out the first time we opened the front door - took them eight months to fix. we were very disappointed in all of the mistakes in our home and the very poor customer service that no one ever cared or would return calls. That being said they are great value for money compared to other builders prices. The fittings internally and finishes are great quality and again great value and much better than other builders standard fittings. Also upgrades are very competitively priced. Build time was very fast and problem free. 02/17Just to update - after planbuild saw our review they finally came to our house to fix the maintenance issues we had been trying to get fixed for sometime, so we are much happier now that someone finally came and fixed the issues. They said apparently there were issues with the old maintenance manager that may explain a lot of our problems and the new maintenance manager who came over was lovely and very helpful.

We purchased the land in August last year and then proceeded through design and build, seamlessly moving in by end of April. We experienced excellent customer care with expert design and construction from start to finish. Planbuild supported us to find the land from our very first visit to a show house, and subsequently treated us to the best attention from all concerned. With special thanks to Maria and Sarah, we have found the experience both exciting and satisfying. The finished product is stunning and ticks all the boxes we had wished for.

Hallbury Homes

Hallbury Homes is a multi award winning custom home builder in Melbourne

You might be reading this review coz you’ve made up your mind to custom build your dream house and want a good quality, honest and efficient builder and you are in the process of narrowing down the best one who’d realise your dream. After having built a $700k+ custom house in Mt. Eliza through Hallbury in 2018, I can truly recommend that it’s better that you look somewhere else. Hallbury Homes is not mature enough to handle a custom build. Their team are inexperienced, do not communicate well, manipulative and lack integrity. In my case, the design phase lacked proper communication. There is no single person point of contact, who would take up responsibility. The build was marred with ongoing errors and nothing was smooth sailing. In spite of the dimensions being clear on the plans, I got a narrower door and a staircase. Everyone at Hallbury acts as if they are the owners of the company, but when it comes down to getting the work done, no one takes responsibility. Especially so with the construction manager I was assigned. It’s pathetic that I had 5 different site supervisors, each lasting no more than a month, because the construction manager who desperately needs a course in anger management, fired them left, right and centre. During the final phase of the build I had no site supervisor at all, well, no one could tolerate a boss like this. To top it up, he verbally abused the independent building inspector (whom I had hired) during the site inspection. Well, I can go on and on highlighting the various issues I had to face during my nightmarish build, but rather I prepare for the DBDRV/ VCAT session coming up soon. Hope you get the point. All the best with your build, keep searching.

We engaged with Hallbury early in 2018 to discuss building something special - A home we can be proud of for years to come. So far, the delivery of this dream has been nothing but exceptional. From the first meeting with their architect, we were provided clear guidance on value for money design aspects that would maximise the visual impact of the property whilst maintaining affordability. The result is a spectaular 51 Square home that utilises smart design to take advantage of the natural features of the area. As each step of the design developed, we were provided clear and concise price estimates of each change so there were no surprises. Despite a number of issues causing delays outside of Hallbury's control (Delay of Title, Finished Valuation issues due to the market downturn) we received first class service and assistance prior to site start which was above and beyond our expectations. At no time were we pressured by the team. The administration and finance team provide constant updates on progress and bend over backwards to assist on even the smallest design issues. So far everything that has been promised has been delivered. We cannot wait to take the keys of our new house next year!

I am not a Fairmont customer, but the neighbour of a Fairmont home owner. They built a house next door to ours and disassembled part of our existing colourbond fence, and damaged a few panels. They actually asked permission to remove part of the fence and said that it would be reassembled about 3 days later. Being neighbourly, i gave permission. It is now about 5 months later and still no re-assembly or damaged panel repair. The damage was listed on the home owner's defect report. The response, was that it is the new home owner's responsibility to rectify the damage, because there was a clause in the contract stating that Fairmont would not be responsible for any damage that they did. I have been told in emails from Fairmont to sought it out myself with the new owner as it is not their problem. What gives such companies the right to damage somebody's property and then expect the new owner to pay for it ? I'm sure that if somebody had caused damage to their property then it would be a totally different story. Seemingly a company with no ethics or care about what they do to other people. Good on ya Fairmont.

Overall we are very happy, we know there is a maintenance period (It may be referred to as a Defects Liability Period) where we are to list any items of concern and send the list to the Buider, we have been in for around six months however there is nothing we can find that required attention. We would recommend Collier Homes to our friends and others. L Gaunt We are really suprised by comments from other reviewers, we also had a Collier home built, this was a one off design taking in ideas from some areas of their display home designs. Being in the building trade as a trade contractor working for many builders and owner builders (not Collier Homes - I do not think the company I work for has a contract with them) The quality and detail in the finish of our home is by far much more impressive than the many jobs I attend. The whole process was smooth, the trades we ran into during our build were friendly and as I am in the trade engaged in conversation with them and they enjoy working for Collier Homes. The shire seemed to restrict some aspects of the design, however we could not really blame the builder as they were only following the rules.

Two years and four builders later we landed at CJ Homes. From the outset, starting with the consultant, the process was painless and stress free. The consultant was honest, professional and very easy to deal with. He paid attention to every detail of what we wanted in our home and he never once tried to push us over our budget. A custom design was presented to us within a week of our first consultation. The design was everything we wanted and more. It was detailed and accurate the only change we made was to move a door. The office staff are professional, helpful and efficient and they have patience that can put a saint to shame. They always made us feel that our house is the only project they are working on. We met most of the tradies who worked on the project and they all suffered from a little OCD when it came to their trades. Each and everyone took pride in their work; their work ethics were literally the talk of the neighbourhood. The builder assigned to our project was perfect for us. He was professional, approachable and helpful. No task was too small, and after we moved in, any small imperfections were dealt with in a timely and professional manner. CJ Homes under-promise and over-deliver. Their trades are loyal and highly skilled. They use good quality fixtures and fittings. When we moved in the defects list was five items long (short).

Rawdon Hill

Rawdon Hill is your most reliable and trusted home builders in South East Melbourne Our construction company has dedicated builders with an experienced team providing affordable pricing packages

Recent Reviews

We began our journey with Rawdon Hill in March 2017 at the Berwick Waters show home, Our build started in early November 2017 and we moved in mid-July 2018. Our 25.7 sq double storey build took 8.5 months in the end which was not so bad, the start of the build was slow and painful and the bricks took 7 weeks to complete but after that things picked up and went fairly smoothly. The painting and plastering has been disappointing, all doors in the house have damage and the skirting/architraves have dings and dents which have just been painted over. Other than that the overall quality is pretty good and we are happy with our house. There were a few errors which we picked up with items from our colour selections and I would advise future customers to triple check to make sure everything they have asked for is in writing and on their plans. Pro’s: Ability to change the floor plan and window locations or sizes for no cost or low cost Inclusions have to be the best in the industry – great to move in and have blinds and driveway done. Quality of appliances included is better than other builders – Westinghouse, Rinnai and Dishlex brands More colour options to choose from than other builders Nearly all costs were fixed in the contract except the soil removal which came in under the budgeted amount. Con’s: They can’t tell you the price of things you ask for and it takes weeks of waiting and follow up to find the price, waste of everyones time if the price is too high and we say no. This occurred with both the Sales Consultant and the colour room consultant – not sure if this means they make up the price depending on the customer or they are just disorganised and have no idea. Surely I’m not the only customer to ask the price of a sink they have on a sheet of paper that shows 8 sink options… They also included the energy rating upgrade charge on the contract and then at the final sign off when construction was about to start they wanted more money for this which was pretty dodgy and I raised this with them but they wouldn’t budge. Communication is poor – don’t expect to hear much during the build. If you ask a question you will get a vague unhelpful answer which wastes everyones time. They do send a ‘project update’ email periodically but it’s usually telling you what has happened which you already know if you visit the site regularly. The site supervisor was pretty uncontactable till the lock up stage and the only time we met him was at the pre-handover inspection. We paid $6000 to upgrade our staircase but they could never give a drawing or picture of what it will look like after asking for it many times – I could assume from the description given and google images but when building you should not assume anything ! The start of the build was slow and frustrating – they take 6-8 weeks to do a slab but don’t tell you that from the outset then they leave the slab sit for a month before starting the frame. Then the bricks took 7 weeks to complete which were only to the ground floor. They include fencing as part of their contract but when it comes to handover no one has organised the fencing which can takes weeks/months to get neighbours signoff – if this is important to you e.g. kids/pets then arrange it yourself. Their fencer is also an absolute shambles so save the hassle, extremely poor quality which will blow over on a windy day and they are poor communicators as well. Hopefully Rawdon Hill have gotten rid of them as I still see their shoddy work blowing over in my estate this winter. They offer a 3 month maintenance period and after living in the house for 6 months they came to rectify any issues raised. The maintenance team were pretty good to deal with and did their best to coordinate trades at a time that suited me and get issues resolved. The standard windows they provide are really low quality with no seals/brushes on the sliding style. A lot of dust and air comes in and the paint peels away from the corner of the window sills but apparently these are just the standard windows. From what I see from other customers online Rawdon Hill have really gone downhill in the last couple of years, they used to be very highly regarded but now they treat their customers like crap, regularly go over the contract length, don’t stick to the contract and make a lot of stuff ups which they refuse to own. The manager at Rawdon Hill has a really bad attitude and is doing nothing to get repeat business or word of mouth referrals. This attitude seems to be infecting other staff throughout the business. Hopefully something has changed there since my build and maintenance period finished.

We had a small builder go broke at lock up stage so we bulldozed and started again as it was cheaper than the quotes coming in to finish the project in 2010. We came across Rawdon Hill and took a long time and many visits with the sales lady to eventually sign up. The bank mucked us around as well and Rawdon were very patient. We eventually started building in JULY 2011 - they were finished in DEC 2011. I could not believe how quick they were and how negotitable the foreman was to deal with. There was only a couple of things that were minor to deal with along the way that i would not even mention as they are trivial. People are very emotional about building a house but we have now built 3 and would recommend Rawdon 100%. Defects list was minor - they have been back to complete 98% - im happy with that! we are in Heathmont Victoria - built up area & people walking past stop me when Im gardening to tell me how beautifuly our house is! Best of all, we both love our house inside & out - our advice for people who are going down the build track, take time to make all the changes to the contract that you want. we were lucky and had a fab experience! Everything - all good - great to deal with from start to finish Items that were not standard to the plan eg. we had the garage extended and widend & the plumbing was missed but we picked it up when driving past and had them come back & alter the slab to include plumbing - also an alteration to the main bathroom mirror being deleted that ended up being installed... all items were rectified so i consider it a minor inconveniece in an overall large project

We built with them six years ago in Oxenford with the Gold Coast branch. I personnaly would never use them again...they eventually sent someone back to fix the plaster work...a guy spent two days and only fixed part of the house (sanding back and repainting), it became too much for him and he never came back...the main problem was the lumps on the ceiling that stood out at night and the expansion joins.(not sanded back properly). Hopefully they have better subcontractors working for them now. Tiling Poor workmanship..tiling the only decent visual trade - plaster work was disgusting

I recently received the keys to my beautiful first new home. It was an incredibly exciting experience for me and a life-long dream realised after many years. Wow, I could not believe how amazing it is seeing it finished. It is even more special than I had ever imagined, after witnessing it all come to life a little while ago in the office of Abbott Builders with their amazingly professional and experienced team. I had initially been getting the run around and hard sell from some of the other larger mainstream high-volume home builders within the display home circuit. Promising everything and delivering very little when it came to be talking seriously. That’s when you realise it is just about the volume and money with them and their misleading display houses being riddled with ‘additional costs’ and add-ons became evident. I personally found that whole process quite cold and ultimately frustrating. What a breath of fresh air it was and a totally different satisfying experience when I met with Abbott’s after they were highly recommended to me. Wayne and his very friendly and genuine team made the whole, honestly for me, daunting process, such a pleasure and stress-free experience. I had a picture in my head of how I wanted my home to look and what I’d like it to include and meeting with them and talking about things and witnessing them bring my thoughts to life on the plans was awesome. With their expert knowledge and friendly guidance on things you don’t really think about, it all came together brilliantly. When it came time to making all the decisions on colours, materials and internal finishing's, which for me was an area I really had no knowledge of apart from some ideas. Luckily, they have an extraordinary interior designer in-house to guide you through and she suggested ideas and styles I honestly hadn't considered. Raquel is amazing and so very friendly and approachable and her knowledge and genuine love for design and style is quite evident. Thank you so very much Raquel. The whole exciting journey from plans through to watching it all grow on my land was made all the more rewarding and hassle-free thanks to the wonderful staff there, always prompt with their answers to my many questions and honest and genuine with their time and expert advice. Thank you so very much to you all - Wayne, Raquel, Dane, Ron and Ruby and the rest of the team. I am so truly happy knowing that my home has been built with such amazing craftsmanship by tradesmen with old-school pride in their work. The quality of my finished home is extraordinary and second to none. I couldn't recommend Abbott Builders enough. Thank you

Walked onto a building site in April 2006 - WestStyle were building 4 townhouses and 3 villas in Joondanna, the villa we bought had just had the brick work finished, we made an offer and they accepted. We have built 5 times and this was the most enjoyable and professional build of all. [name removed] and all other members of the company couldn't do enough for us and even remodelled the kitchen for free when one of their suppliers gave them an upgrade on the wall oven, gas hotplates and rangehood just after we signed the contract, any other builder would have made us pay through the nose and delayed the handover. Just wished they built south of the river. Friendly, reliable, excellent communications, top workmanship - dream builder!! Would build with them in a heart beat if they built south of the river.

We heard about Begbie Bentham through a family friend and after considering a range of other builders, we are extremely happy that we engaged Begbie Bentham to build our home to our specifications. The owners and the team were genuine, honest and transparent from the beginning to the end of the build. Below is a summary of our experience: The co-owners: Adam and James are really relaxed, approachable and welcoming blokes. Nothing was ever too difficult to do and they were always accepting of our ideas and wants. We provided our budget with all the features we wanted in our first home and surprisingly, they managed to fit it in without comprising on the quality. If there were any concerns or issues, they would always work with us as a team to resolve it and would regularly communicate matters ahead of time. They made the process an enjoyable experience. The site manager and contractors: Begbie Bentham may charge a bit more than your standard project builders and this is because they hire great and reliable workers who do an excellent job. The workmanship, quality and advice from the colour consultant was truly impressive! The site manager was awesome to deal with and always put in the extra effort to make sure our requests were actioned, walked us through what to expect for the week/month and ensured we were happy with everything. We never felt worried as we felt the team had our best interests in mind. The office staff: The project management and procurement was extremely efficient and it was down to the ladies in the office who got things done. Variations were managed very well and the team communicated each item/action required clearly. They were definitely on-the-ball throughout the process which made us feel at ease. I hired a thorough defects inspector who examined every corner of the house over a period of two hours. All defects found (which weren’t very many) where fixed immediately and were re-visited through a walk-through to ensure we were happy. Overall, our home build has been an enjoyable experience and that comes down to the people we had the pleasure to work with at Begbie Bentham which we highly recommend and which we would be privileged to work with again. Thank you all for your hard work in creating a special home!

We've been building with Willoughby Homes since July 2020. It's been 20+ months and we still don't have a kitchen, toilets, floors, paint and even no front door. All the other houses in our estate were registered at the same time and completed within 5-8 months, whereas we're still waiting. Building our first home with Willoughby Homes has been a mentally distressing, financially draining (i.e., paying 20+ months of rent/loan), fearful, anxious and bitter experience. We hope no one else will go through what we're going through for nearly 2 years.

The display home at Woodville is great, nice design - however the architect they used for us did not design this display home, and our design was somewhat AV Jennings style........and very traditional (not what to our taste) Still waiting - will keep you posted

After a very careful and measured approach to our first new build which took about 6 months, we agreed to terms with APS Homes ahead of 2 other alternatives. We are currently at the lockup stage and to this point we have only positive things to say about their team and the experience as a whole. From the outstanding personal approach by Belinda at the sales stage, the much needed clear direction from Christine (Interior Designer) to the very open and attentive consultative approach by Pete (Site Supervisor) we are extremely happy so far. They have met the mark on timing, price and transparent communication. I Would both highly recommend and be happy to work with the Team at APS Homes again.

We have been living in our Thomas Archer home for one year and love it as much now as we did when we first moved in. The quality of the build and all the fixtures and fittings are so evident. The customer support at Thomas Archer Homes never once failed us and being first timers to building, we felt our hand was held through out the whole process. Our builder was on site both morning and afternoon and always available for any questions. The after care service has been as responsive now as it was prior to moving in. Before choosing Thomas Archer Homes we looked at many other builders but non offered the build quality that we wanted and have subsequently got. Our house is always commented on for its aesthetics and quality. I didn't know what to expect in terms of service throughout the build but Thomas Archer Homes has, I believe, excelled in this area. If we ever build again it would not occur to me to not use Thomas Archer Homes. Highly recommended.

I chose Wincrest Bespoke to construct a house at Putney which was completed in October 2019. I was very happy with the finished product. This is the second time build with Wincrest with the previous one being completed in March 2019. Both houses were loved by the buyers at auction. Wincrest have strengthened their project management systems and I believe they deliver good value for a personal design without the high architectural overheads. The pre-planning team understood what I required and came up with a smart contemporary design. When I had construction issues that I felt weren't getting sufficient attention I was able to escalate and talk directly with Eddie Sothard the General Manager and get them resolved with a flexible approach. Wincrest Bespoke worked for me as a property investor. My partner said she would move into any of the houses we built with Wincrest Bespoke without hesitation.

We have been a customer of Wincrest Bespoke for a number of years and we are currently starting our 7th home. We have built different types of homes that Wincrest Bespoke has custom designed for us, some on challenging blocks with sloping sites. They have been very helpful in the design and construction of the homes. We have had some challenges but Wincrest has always talked with us and found a solution. In finding the right builder, it was very important to us to find a builder that we felt comfortable with and could trust. As we travel a lot, it was important to find a builder who could manage our projects whilst we were overseas. It was particularly important that all parties were kept informed. We keep going back to Wincrest Bespoke because we know we can trust the quality of the build, we always receive open and honest communication and sound advice from all team members. We can happily say that all of the homes that we have built with Wincrest Bespoke have been built on time and on budget. We could not speak more highly of the Wincrest Bespoke team. We certainly would not be starting our 7th home if we were not happy with the quality and service we receive from Wincrest Bespoke. We have referred many of my family and friends to design and build with Wincrest Bespoke and will continue to do so. Mandy.

Cameron Construction completed our large extension in 2009, after a build that lasted around 1 year. They were very flexible in constructing the extension around us, rather than us having to move out into rental accommodation, which we very much appreciated. Our on-site supervisor Robin Otto, consulted well with us during the various stages of the building process, and he was always very professional and approachable, especially in dealing with any issues as they arose. What has been most impressive though, is the on-going and prompt after sales support/advice we continue to receive. It has been a very worthwhile quality investment.

Cameron Constructions built our second story extension in March 2014. Throughout the process we had contact with a large team of their employees. ALL of whom were helpful and accommodating. From the office, sales and design team right through to the contractors who were on site to complete the build. They completed our project well inside time and absolutely to our satisfaction. Cameron Constructions were professional, helpful, skilled and client focused. We are now one year on from the start of our build and have had not a single issue. I wouldn't hesitate to use or recommend their work.

I've engaged Simone Homes, work started after 2 months of contract signing and beware that tender acceptance fee does nothing not even start the CDC/construction certificate process. Their work usually doesn't have end to end commitment (turn key contract), soil removal, rubbish removal, concrete removal will be charged to you extra on top of your contract, SO many caveats. It seems this company do not walk the talk, whatever their marketing speaks, I experienced just opposite, also other customer of theirs got in touch with me and they felt the same. It wastes lot of my time to keep arguing with them, VERY VERY hard to deal with! Let's see how it turns out in the end, I will keep updating this review as I go with construction, fingers crossed! PM me if you want to hear my experience. Update 04-11-2016: Tender said $500 per load for soil removal, estimated soils loads by them - 6, I estimate - 3or4 Now builder is asking $5500 for soil removal on top of contract, they are asking excavator hire+builders margin for soils removal. Variations and more variations coming in to fix the obvious things which you usually think builder will incorporate. Update 23-03-2017 Famework Finished Building inspector found many defects and being asked to fix, he came second time to inspect and still not fixed, I had to pay for inspection twice. Kitchen drawings were sent to get it approved, without stone measurements when I said I want to know the standard overhang they did not had definite answer, then I asked that you should put 15 cms as overhang as that's standard to use island bench as kitchen bar, now they are asking variation! Updates: Paid more than 7k for nee driveway, now supervisor is asking more variation to do council crossover which is always part of driveway in industry, they saw there was always old driveway and still qouted driveway in tender but now they are asking more money to remove old concrete or otherwise leave old ugly concrete there!

The build took approx 30 weeks from start to finish. Weather held us up a little. My husband is a licensed builder and after looking and speaking to a number of other project home builders we chose to go with Simone Homes. Firstly as the quality of the standard inclusions was far more superior to any that we looked at, and secondly they construct a home that is "built to last". From the slab to the framework and roof these things are done using superior quality materials and no cutting corners. The quality of the work was outstanding and although we did have a few minor defects they were all rectified as soon as we had pointed them out. Nathan was our site supervisor and he was very easy to deal with and kept us informed of the progress the whole way through. Amy in the office was very extremely helpful and answered all our questions and concerns immediately. The whole process was easy and the end result was most satisfying. We chose to do our own driveways and landscaping and they worked in with us so they were completed in minimal time. We would recommend Simone Homes and would build again with them in the future.

We moved into our beautiful Roseleigh home almost 4 months ago, the building process took just over 12 months. The house is of high quality and we love it. From the beginning we have found the staff at Roseleigh to be approachable, professional and courteous. In the planning stages we had multiple changes of plans, we were never charged for this. We essentially have a custom built home for no extra cost (Most builders would charge for this). Roseleigh would not accept any deposit (even though we offered) until the plans and contract were finalised and we were happy. We always found our phone calls and emails were returned promptly, the builder dealt with all our questions and concerns. They were very conscious of trying to get us in before we had our new baby. There are a few outstanding issues but these are being dealt with promptly and professionally. The quality is high (structurally and fittings/fixtures) and the supervisor is fussy and pedantic. I don't think any build is stress free and without little hiccups but what matters is how it is dealt with and Roseleigh homes have been nothing short of professional. Good quality, reasonable price, homes with character, good communication from staff Unsatisfactory builders clean at end of build

We started dealing with Country Lane Homes in January 2009. We picked their beautiful display to be our 'forever' home. They completed all our plans and submitted to council.. They followed through the town planning process and our permit was approved really quickly. Contracts were prepared and the price was what we expected. Construction began on time and our very impressive frame took shape. People would stop and admire our lovely house. Construction continued on schedule and to the standards Country Lane promised. We had constant contact with our supervisor and we were able to organize site visits to check progress when we wanted. We have now been in our house for over 12 months and absolutely love it! We wouldn't hesitate to recommend Country Lane Homes to build the house of your dreams Beautiful house delivered on time with no fuss

We built our beautiful home with Country Lane Homes moving in January 2015. From the get go our experience was wonderful and continued all the way along. We, I think you could describe, are pedantic and have high expectations, We previously left another builder, after outlaying $$ because we didn't appreciate their 'changes are difficult' approach. We worked with Country Lane perfecting our plan for as long as we required. Country Lane easily accommodated our ideas and changes along the way and made fantastic suggestions which enhanced the design and livability. The build started on time and finished on time. They took care of all the approvals with council and they kept us updated along the way, there were no surprises. Variations (we made) along the way were very clearly explained and costed before we signed off - it was all very clear in easy language for the non builder to understand - and we changed our minds continually - even changing our floor tiles (picked by us) after they were delivered. We were never made to feel like we were a bother. The quality of our house is exceptional and attention to detail is terrific. The after service has been wonderful, timely and with successful outcomes.

Escape Homes & Developments Coomera, have been building 4 town houses for me and they poured the concrete driveway without the gas mains being installed so now 3 of the 4 units cannot have natural gas, months overdue and still not complete, other issues and problems, now they have issued me a 120k + variation invoice with no signed variation agreements. The building contact is terminated and they have put a security guard at the site so I can't even finish the project myself. I am interested in hearing from anyone who had, or has construction defects with work done by Escape Homes & Developments Coomera and their contractors.

Working with Escape Homes and Development has been quite disappointing.Although they tried to build our house ( completed November 2017) on time. They left us with 612,000 litres of water loss. The administrative services were very poor .We are still battling within available resolution and legal framework to solve this matter( water loss). It’s almost impossible to get them to correct anything once they have been paid. Not a good experience, I must frankly say . February 23rd 2019 Update: Post Construction Water Loss resolved Amicably. I am happy to state that following the review of 24th September,2018 on the 612,000 litres of water loss after construction. Escape Homes and Developments have been proactive and this matter has been resolved amicably. Thank you Escape Homes and Developments for your timely action at solving this. Best wishes.

NUVO HOMES

Recent Reviews

Im currently building 2 homes with NUVO and very happy. I live interstate and up in Brisbane only on a monthly basis so it is important to have faith in the team to build what was planned, which I have . I get regular updates from the foreman and site manager via photos and emails and if I have questions or phonecalls thye are answered within hours or emails responded to that day. They are building on time and to cost as per the plans approved and getting good feedback from neighbours in the area about the quality of the build. The planning process can be overwhelming but this was also a good experience as Bill and I had many meetings to get the desired design at the desired price and was he always very accomodating but importantly . The block had some challenges to it , but Bill managed to come up with a plan that was affordable but high in quality . Once the building started it was full steam ahead but due to the challenges with the block it was slightly delay ( the only frustration ) but this is common in construction with tougher blocks.

I built a property with Nuvo homes and everything was going well in early days. The sales agent was lovely to work with and pretty responsive, although some prompting for revised quotes and updates was needed. Once we got to site, it seemed to be running smoothly but then issues started appearing. Things were installed wrong, contrary to specification, significant mistakes were made, the Site supervisor went weeks without providing an update to the progress of the build, and several finish issues were noted. As we got closer to Practical Completion, more and more issues became apparent both in the build and from an admin side. Wrong variations were noted, and had I not reviewed contract spec and noted some PC items which were not used or allocated (builders pole not needed) I would have paid $3400 more, and it was only noted when I mentioned it. They provided 1 days notice until Practical Completion, which was a day after contract date, and then argued what 5 business days meant. They also didn't know the small lot code of Brisbane - as such I (someone with no building experience) had a debate with the OWNER of the company due to what I saw as unneeded privacy screens and low and behold - the certifier from council confirmed this. This saved me over $2000 as I fought for it to be credited. The management team in their office don't know what is happening onsite, and there is no control over their contractors. They wait 3 and a half weeks for a painter to get to site, they have poor time management. The handover happened without having gas run from the meter into the property - and the meter was only noted missing 3 weeks before handover. We spent 2 weeks after Practical completion without gas to the address, but they only gave us 4 days worth of Liquidated damages. The last nail in the coffin was the damage their contractors did to the grassed area out the front of the property on the footpath (council land) - they consistently parked there and placed building supplies on the footpath but when they were queried over rectification, they said there was no proof it was them. This was after their site supervisor acknowledged the issue and said he would sort it out - only issue was this was the site supervisor they fired mid build - so in the end I had 3 during the whole thing. Take your custom designs elsewhere as you will have nothing but heartache and arguments.

Our construction finished October last year after a long and at times stressfu build. We kept on top of things otherwise we would have had to settle their stuff ups like wrong door handles, no fireplace fit out, incorrect taps, incorrect bathroom wand WIR doors, incorrect ballestrades... and the list goes on and on. Luckily, we managed to handle those errors as they arose. At handover, the administrator had written down a list of things that need finishing and were meant to be done within the next few weeks. It has now been almost 1 year since the day that was signed and nothing has been done. How hard would it be to get a window supplyer down to relpace the windows due to mortar scratches? put a lock on the ensuite door or to relpace a pantry door ?(saw them at Bunnings). The kitchen cabinetry is of low quality and I need to keep pressing in the dodgy screw covers ups that are just stuck on. But the worst thing was dealing with the electrican. Wants money up front before he completes the job and now we even find the ceiling speaker wire he was meant to install - what a joke. Note to the wise, if you are thinking of building with this builder, then have your own electrician do the electrical work - dont go with their recommended they dont even do CAT5 cabling. Overall the house build is okay - it seems solid, and I am learning to live with bad quality sliding doors and dented garage door. I had tried to contact them a number of times this year, but after last year, I am exhausted! This company has the potential to be a superb builder, they just need to invest more in quality. Flexible design and Sales person was fantastic Dealt with all the error during the build and now waiting for things to done from handover a year ago!

Bruinsma Builders

Whether you are looking to build your first home or you are a developer who builds multi-unit developments

I seriously thought that they were a decent builder but I guess I was wrong. It's been 4 years since I moved in to the property that was built by them. So where do I start. During the first month, one of the sliding door were stuck and need to be fixed, so I thought to myself this is a common mistake that can happen anywhere to any builder. Tick. So few months passed, then we notice whenever we cook in the kitchen even though the exhaust fan were set on high the smoke still stuck inside the house for few days. I did some reading and yes I know how some range hood meant to be connected to an outside the house outlet and some others are meant to be installed with a "filter" so they do not need to be connected to this outlet outside the house since the smoke will be filtered and can recirculate inside the house. But guess what my range hood does not fill either criteria, it does not have a "filter" nor connected to any outlet outside the house. I have to called them and yes they fixed it. Okay so I thought that was it right, there should not be nothing major. Recently I notice one of the toilet is leaking at the base whenever we use the flush. so I decided to have a look perhaps it's not set up well to the collar pan or something. Surprise surprise, another "bomb" seems to be just been discovered. - Toilet cistern was not installed properly with an anchor hook on the wall, instead they just a silicon adhesive glue to secure it on the wall. - pan collar is set to low for toilet outlet hence whenever we flush some water leakage occur - toilet base was not properly secure with a bolt to the ground and only secured with a silicon adhesive. So yes, to be honest I want to like this builder and give it a 4 -5 stars review. But you tell me, how would you view this builder if you were in my shoes would you still give em those 4-5 star review stars. To the other reviewer who gave 4 -5 stars rating, I notice some of you gave the review just recently after you moved in to the property. My advise to all of you would be client, please please get the building thoroughly check so you will not have to experience what I have experience at the moment.

As a developer choosing the right builder is paramount. GK Bruinsma homes are the genuine deal. No hidden extras, they finish on time, they use great tradesmen & their after sales service is amazing. Problems are dealt with immediately. Their price is fair and they are great to deal with. I thoroughly recommend them. The other comment about them being crooks, sounds like someone who reneged on a deal and was looking for someone to blame. Genuine, on time, great service & price, easy to deal with and any issues that may arrise are dealt with quickly, fairly and with the best outcome for the client.

When we decided to renovate and extend our 1950s Kingston Beach home on a steeply sloping block few builders would provide as with a quote, openly overwhelmed by the complexity of the project. It was therefore refreshing to find Dave and Adam from Merlin who weren't at all phased by our project. Throughout the build we maintained open communication and whilst we were certainly confronted with a range of significant and unexpected challenges, we tackled them in a spirit of partnership where options were discussed together, costed and agreed on. We made numerous changes along the way and nothing was ever a problem for the team. Since completing our build, we've had Merlin back to do a few smaller jobs. Despite being busy they've always found time for us. And yes there were defects, all corrected with the same customer focus approach we received throughout the build. Dave even contacted us 12 months after we moved in to check if there was anything further that needed attention. Numerous people who witnessed the build (and not known to us) have approach us, so impressed with the transformation they saw unfold. We are honestly so pleased to have had Merlin on our project and look back fondly on that time.

As Builders, Merlin Constructions in Hobart Tasmania advertise and market themselves as delivering 'unsurpassed quality' and meticulous attention to detail. We experienced a horrible, stressful and difficult time with Merlin Constructions throughout our build and beyond. The workmanship lacked professionalism and was atrocious. The workmanship by Merlin constructions smacked of inexperience and a non-caring attitude. The defects list was long and ranged from minor to major. Merlin denied, minimalised and resisted making right their own wrongs and in sheer desperation we approached the HIA, MBA, and Justice Dept for assistance. Thankfully the MBA helped us and the defects were fixed and financial compensation received after much stressful communication. The stress over 2 years however was exhausting and very challenging. We are writing this review to inform people that (unbeknownst to us at the time of signing our contract) the current owners of Merlin Constructions bought the Business in 2017 and many of the projects that are featured on Merlin Constructions website are not the current Directors/Builders work. To finish off, we paid high end money for low end service, low end respect and low end attention to detail. I would like to comment also on a situation that fully describes these builders:... Our home required a BAL19 Bush Fire rating, Requiring a Fire Proof foam insert around the roof perimeter, We where shown a picture of a foam insert that had the BAL19 requirements, We said go ahead with this product. It turned out that they did not go ahead with this product instead they bought a cheap foam insert locally (Bunnings!) I tested it for flammability, It was easy to ignite and was quite hard to put out!! It did NOT have a BAL19 rating!! This is an indication of the attitude of these people to their clients!! Extremely Unethical!!! Please note It has come to our attention that Merlin Construction also go by the name of Merlin Enterprises and since October 16th 2019 also known as Tasdom Constructions.

I really liked this builder's reliability and professional conduct! I obtained many quotes from various construction companies in the area before selecting Vansan Construction as my builder. From the beginning, the manager Shan, seemed reliable and gave me a low-priced quote which seemed reasonable for the quality. I heard some poor comments from competitive builders, however I kept everything aside and I put my full faith in Vansan to build my home, which they did without any issues and completed on time. I’m definitely a happy customer, and considering building a second home through Vansan now.

Having built with a larger builder in the past this time we thought we would try a smaller one in the hopes of getting a better quality home. Unfortunately that was not the case as it appeared some contractors were less concerned about their reputation with smaller builders and didn't seem to put in as much effort. After 15 months of trying to get things fixed we eventually gave up, even things that were fixed eventually broke again. A good example was a sliding door that was rubbing against in the wall. Instead of fixing it completely they merely adjusted the guides so that the door was at an angle, this stopped the rubbing for a few months but over time this has caused the door to bow until it barely moves at all because it's now rubbing against the entire frame. Areas around the door were also damaged at the time of the repairs such as the frame and tiling but they denied this and refused to fix it even though it's fairly clear it was caused by the repairs. They also refused to fix the door now so repairs will come out of our pockets although at this stage this seems like the better option anyway if we want a decent job done. This is just an example of one of the things we had to constantly chase for months and months just for them to be fixed improperly or not at all. Other problems we had such as the floor upstairs making cracking, creaking sounds (loud enough to wake up a sleeping child) were barely even looked at even though we mentioned it in nearly ever communication with them over that period. Cracks in the gyprock that had been there since the first few months we moved in were never fixed and some areas that were fixed went unpainted for months. Not a great look when you have visitors over for the holidays. Overall I give them two star for the fairly smooth build process but if you are looking for great quality from the finished product, and lets face it that's the thing you have to live with for years to come, you will may find better elsewhere especially for the price. While I wouldn't expect any house to be perfect I would expect better support and service for the immense amount of money it takes to build a house nowadays.

A year of our lives was wasted dealing with Sekisui House Australia (Victoria) and their wholesale package provider iWealth Solutions. I would never recommend anyone to these companies nor would I recommend doing business with them voluntarily. We encountered a long list of issues at the hands of these companies, while trying to organise construction of a new home. We tried countless times to address and resolve issues with Sekisui House through the Victorian State Sales Manager [name removed] which ultimately forced us to engage legal action to end the contract with Sekisui House Australia. Sekisui House responded in agreeance to end contract if we paid them a few thousand dollars in fees. We refused their demand and did some digging of our own in relation to the company, which revealed as of November 18th 2014, shortly prior to Sekisui House requesting a monetary exit fee from us to end contract, they were in fact in MAJOR BREACH of the H.I.A. Domestic Building Contract as they had a SUSPENDED BUILDING LICENCE therefore in no way could perform any legal construction. They were suspended at the time they requested us to pay exit fees to them and never once divulged this critically important information to us We immediately served a Notice to End Contract for the major breach and Sekisui House Australia immediately accepted to end contract with no further mention of fees. We found this company to be dishonest, untrustworthy and unreliable! We strongly recommend not doing business with them as it will cost you a lot of time, money and immense personal stress. We were lucky to get out before construction could commence and we count ourselves extremely fortunate as we were recently informed that Sekisui House VIC have gone belly up in Victoria and aren't remaining in the state.

Been through 4 salesman, 3 colour consultants, and 4 customer service people today we inspected the house and noticed the front windows weren't the ones we wanted as we told numerous times to sales people we wanted all sliding Windows now we have 2 wind out ones at the front the site supervisor said they are wind out on the plan but you put your trust in these people to get it right the numbers for the Windows mean nothing to us as we have no idea but a better explanation and pictures would have been good , thinking of getting them to stop already as we are so disappointed with them. Once the slab was poured the frame was built. 1st error - The windows delivered were the wrong colour, we had to notify the company to stop them being installed, a delay of over 4 weeks for new windows. 2nd error - The fascia being installed was the wrong colour, we had no notify the company again, new fascia colour was put over the top of the old fascia. Assurances were given no more errors would occur. 3rd error 4 weeks later the wrong brick colour delivered, we had to inform the company to stop the bricks being laid. You think that would be the end of the mistakes. No - 4th error wrong trusses in house, trusses and part of roof removed, roof left off for over 4 weeks and rain caused swelling on internal doors and warping of frame. Strong winds ripped more roof sheets off from the roof. New roof finally installed and Onley stated lockup complete and payment was made. As we live away from the house we made the payment on good faith that the stage was completed, which we found out 2 weeks after, that a course of bricks is missing on one wall making the stage incomplete let alone the fact that there is only insulation paper lining the garage so people would just have to stick a finger through the paper to gain access to the house. During this time we made regular checks on the progress of our house and noted how infrequently builders were actually onsite, from March through to September I would confidently swear in court they were physically at the site no more than 60 days. Within 7 days of payment the company ceased all works on our house and stated they were in voluntary administration. They say they have transferred our contract to their new company, but would you trust them??? We have never heard from the actual owner/manager of the company ever. We only ever spoke with a 20 year old site superisor and office staff. Comunication and feedback was poor and delayed.
