Olde English Tiles

With over 50 years experience Olde English Tiles supplies and installs beautiful heritage tessellated tiles mosaics and subway tiles in Sydney Melbourne

Recent Reviews

Pride in their work, attention to detail and an amazing result After slowly renovating every piece at the front of a 110 yr old terrace, the final stage was to be the new tessellated tiles. I’m incredibly happy that I went with Olde English Tiles who did an amazing job. As anyone with one of these old properties knows, nothing is perfectly straight or level but that didn’t phase Tony or Nathan who assessed the property and quickly suggested how we could make this work. The attention to detail was great, with each tile perfectly laid and a 30mm difference from one end to the other perfectly hidden. Nathan put in an extra base to deal with the cracking in the foundations to ensure the new tiles would remain like new for decades to come. Steven was great with the quote and measure, and organising the day. He was in continual contact to provide updates and make sure we were happy with the final product. I would definitely recommend Olde English Tiles, the pride they take in the work along with the high-quality tessellated tiles makes all the difference. Jason.

I have been in the building industry for more than 45 years The Olde English Tile Company Sydney are a rip off. They employ the rudest and most dishonest staff i have met in Sydney. I provided an accurate plan of an area to be tiled. They sold me far too many of their expensive tiles than required. The manager promised to provide me with a refund, have the excess tiles collected from my home and returned to their showroom. None of this happened. I put the case to The Department of Fair Trading. After that i received a partial refund from The Olde English Tile Company Sydney. Just enough refund so that it was not worth my time going to a Department of Fair Trading tribunal. They never collected the excess tiles. A Department of Fair Trading staff member told me that they have received a lot of complaints against The Olde English Tile Company Sydney.

Perfect Timber Floors are an Australian family owned timber flooring company and have been passionate about timber floors for over 60 years

Recent Reviews

We had 65 square metres of blackbutt floating floorboards installed in each of our two townhouses. After a short time, weeks, the ends of the boards appeared to be dirty. We washed the floors according to the installer's instructions but still the dirty ends remained. They were stained and some appeared to be lifting up, as if swollen from water damage. We contacted Metricon, who advised the installers, Perfect Timber Floors, would come out to investigate. They sent [name removed] out to look at our floorboards, and she agreed with me that they did look as though there was water damage - she said at the time that they looked like they'd been laid while the floor was still wet underneath. However, when the company came back with their brief report, they said that the causes were likely to be 'over mopping/cleaning, heating or cooling systems, or leaks'. And that none of these were covered by warranty. How very convenient. I hate mopping so that was definitely not the cause. I've had floorboards in many homes and never have I seen this type of damage. Clearly, what [name removed] saw and said was not put into the report, and Metricon came back to say there was 'nothing they could do'. Also very convenient. Do not use Perfect Timber Floors because you are likely to be very disappointed with the result. Clearly the company cut corners and do not have a quality assurance process in place.

I recently installed Woodpecker engineered timber flooring. No instructions included in the boxes. I looked online and they had instructions for various products of theirs but unfortunately not for product I purchased. I phoned them to see if I could get instructions and was unprepared for the verbal barrage I was about to receive. I was told that it is the flooring shop that purchased the product from that was responsible for providing the instructions. I informed that it was her companies product, surely they were responsible for providing the specifications that they "the manufacturer" want the floor to be laid to. I was then informed I was incorrect and the instructions were on the internet. When unable to provide a url for said instructions I was informed that they would be emailed to me. The product itself was well packed but 30% of the boards (T&G) were cupped and it caused a lot of grief in the installation causing an uneven floor surface. Never again. Poor customer service and overall a poor product. Be warned

We first used Bamboozle in 2004 when we built our home and to this day I still say it was the best selection I made in my home. The floor has withstood nearly ten years of traffic including it's fair share of little boys and their toys, and stiletto heavy parties. It has remained looking fantastic and I couldn't be happier with my choice. Late last year (2013) we decided to renovate and extend our home and I contacted Bamboozle as I had new areas of flooring required adjacent to the old. This time they REALLY impressed me. They not only did their best to hand select boards from their batches that best matched the aged boards in the rest of the house, but they also searched to find as many boards as they could in the original width (they use a wider board these days) for the most visible areas. The installation team were friendly, professional and courteous and I felt like the whole experience was so much better than I'd even expected. The new floors look fantastic and I couldn't be happier, so I felt it only fair that I write this testimonial for them. Professional company. Excellent quality, durable and attractive product. I had no bad experience either time I used them.

My parents purchased a home early last year and rectifications were necessary with a number of items, one being the floorboards. There were gaps in a number of places. I contacted the company and asked for someone to come out and have a look. The business did act promptly and send out a couple of employees. Upon arrival at the home they stated that skirting boards would need to be taken off, and repainted and so forth. My parents wanted the manager of the business to confirm details and take responsibility for any damage in writing before they agreed to any work. The manager did come out to inspect the work and then proceeded to say that this had never happened to them before and that he needed to consult with the manufacturers. A number of phone calls and text messages instigated by myself or my father later, yet still no acknowledgement in an email of how they were to proceed with our warranty repairs. To this day we are still waiting for this written guarantee and an explanation as to why there were gaps in the floorboards, hence no rectifications have been completed and no communication from the business since before Christmas last year.

I have ordered 2 large sets of wooden floors from this company after seeing their wide range of products in the showroom. After checking many other suppliers, my wife and I settled on the excellent floors we now have in our renovated home. Patrick kept us informed, went out of his way when I had to adjust quantities due to builder’s requirements, and didn’t charge for the adjusted quantity. One order had to come from overseas and he expedited the order and stored the goods free of charge. Delivery was prompt and his laying team efficient, tidy and knowledgeable. Any further flooring we need to purchase will come from Patrick and Aspire Floors. Highly recommended.

I had a job done with Iflooring, approximately 80sqm of carbonised bamboo. The pricing was great and the quality decent. The workmanship was reasonable and the workmen helped us move our furniture, Gordon, the salesman seemed to be knowledged and worked with us well. From my knowledge, i've researched several stores and none had solid bamboo skirting or scotia. MDF seemed to have done the work for me and worked extremely well, I've had my flooring for 4 months now and I'm satisfied with its quality. I'm not really sure the previous comment was talking about. I find the flooring quite easy to maintain and difficult to scratch(i have 2 boys) which is a bonus! Overall, this is a good company. good price, quality and service nothing really

When we purchased our 18 month old home one of the first things we noticed was lifting boards and noising sqeaky flooring. No problem its still under warranty. Wrong! Uneke timber flooring says the warranty does not extend to subsequent owners regardless of the age of the floor. They "helpfully" suggested we make a claim through our insurance. A short term attempt to alleviate the squeaks was spraying the joins with wd silicon spray. It just made different noises and the floor became shiny and slippery. Totally unimpressed.

We recently purchased a Porter Davis home with high gloss UTF Spotted Gum flooring. Don't but this product. Looks great in the showroom, but get low angle light on it and it appears covered in scratches and swirls. When I've contacted both Porter Davis and UTF they tell me it's not a fault, so not covered by warranty. It's just a poor quality product that the charge a premium for. Also, the bevel in the product seems to leave it prone to water damage. My new floor will need to be replaced. Looks great under artificial low light conditions Looks terrible under low angle natural light. Prone to water damage.

Better Built Homes

We built our first dream duplex home with Better Built Homes probably theirs too, completed just over 1 year ago and settled in well. As it was our first home and that too a duplex; I had to do a lot of homework, later found many builder's don’t do duplex it was disappointing for me then my colleague found better built homes based on their good reviews in productreview.com so first of all thanks to productreview.com for helping us to find this builder. Then I and my friend met Aaron from the initial meeting with the owner of the company we felt very welcome, comfortable and confident and knew we will be building with better built homes and we both ended up building with BB Homes. We both don’t regret the decision and in fact, it turned out to be one of the best decision I have ever made hence a big thanks to Aaron. Then our journey was as usual; it was pleasant; had some hiccups from council later from the bank because of under-valuation. That was the most stressful time during our entire project. I was dealing with Bianca from BB Home at that time and she understood my situation and happy to wait for me to arrange the adequate fund and resolve the problem. I was under tremendous pressure and I was not in any position to take any more pressure from the builder and they supported me well during my difficult time hence a big thanks to Bianca. Mine was a custom duplex and also there was no cost variation during the course of construction which helped us to stick to the budget; the project completed in about 9 to 10 months as planned and that was surprising because I know some other builders take 18 months to complete custom duplex. Since I built two I may not go again soon but if I do I will definitely choose Better Build Homes. Thanks once again Aaron, Anthony, Bianca, Michael & The Better Built Team.

Never deal with mojo. They promise many things in the initial stages just to make us pay the deposit. Once the deposit is paid, they just don't stick to their promise. They schedule meetings and don't make a proper note of what is being requested which delays everything! Finally they show it up as a customer problem and will send an email saying the job is cancelled. There are fantastic customer builders around and we can work with peace of mind with them rather than working with the so called big builders like "MOJO".I would never suggest Mojo to anyone!

The poor rating is for the service. On the day we collected our keys the supervisor said to us ‘ I was suppose to bring you a hose warming gift but I couldn’t be bothered ? We paid extra for our driveway to be glazed, we are still waiting and that was 7 months ago. The inside painting is very sub standard. Painted by an non English speaking Asian company, pretty sure it was sprayed on not brushed. Three coats, my ass. As it was our first new home to be built we had no idea on looking at plans, we now have a lounge room so small it fits a lounge in. The main bedroom is bigger than our lounge room? The kitchen cupboards are so high up I can’t use them? At the end of the day make sure you upgrade everything as the stuff they use to decorate your home is cheap and nasty. You will pay so much more for the upgrades, probably 3 times more than the shops but do it. Now I need to go to Fair trading because of principle. Just glaze our damn driveway, it’s not rocket science. To be fair, when I complained enough times they sent out a company to acid wash our driveway and they said they would be back in a couple of days to glaze it. They taped off our driveway and said Don’t drive on it. That was a frighan month ago, they never came back. WAITING

GO Homes

Looking for the best home builders in Perth Look no further See our stunning great value house designs display homes and house and land packages today

Recent Reviews

This journey was started more than a year ago when the sales rep from Go Homes was highly motivated to get the customers. First couple of months drawing the sketches was all part of fun. Being an engineer, I have drawn the sketch to scale so that Go Homes draftee can draw it with an ease. There were errors and omissions most of the time on the drawings which I highlight again for them to consider in revised plan. When the plan was not even drawn there was a push to sign the prelim-contract always. There were some inclusions that were mentioned early during the design process but were not included in the prelim contract so I was hesitant to sign the prelim contract. The Site works were estimated to be $25k at prelim stage. Discussing it further, I have found out all the obligations were put back on to owners/us such that they will complete the easy part and other not that easy part such as removal of existing fence was not included in price. Anyhow, cut long story to short, I had to do some of the site works done myself so that they can commence the works. I have asked them to price me fixed price on site works cost, after feasibility they have increased the site works cost to almost double. During this stage, there were several times (more than 50% of times as an average), the emails and clarifications sent to them were ignored. Sales rep until now was helpful to keep the file moving forward. Prelim contract/inclusions was signed with anticipating dates of completion within 24 to 26 weeks (March 2020). I had to write several emails every week to ask them to correct the drawings and the contract inclusions that I have been priced for but ignored in the contract. It was a challenging task to get them into the contract. The file was getting tossed between different people and departments so I had to show them evidence when the inclusions were agreed with the sales rep and where the records were kept. There was always push to sign the contract. However, drawings were never drawn correctly. The risk in this was that team building the house will work from the drawings and if the drawings are not correct it is like hood of missing the details/works done correctly at site. It was a frustrating experience so far on getting this paperwork ready. When they have drawn the drawings (to 80% correctness) and contracts this time I have signed it to keep the ball rolling. Here it comes then, once I have signed the contract I have been sent an addendum to exclude the timelines from the contract i.e. now the completion time of 24 to 26 weeks has been excluded and they have to finish the Works within 300days of commencement of works. It was Covid time now. It was almost 10 months to get the drawings and contract get to this point. I did not want to delay it further as I have wasted 10 months already, I could not afford to spend another few months with a new builder so I have signed this addendum. I have signed the contract prior to Christmas last year, around 22nd December. Apparently, Go Homes have signed 1700 houses in a month when govt was giving building grants to people. They were falling behind on schedule. Perhaps, committed to more works than they could deliver. These numbers were given by their staff members. The pre-start has now pushed out by 6 weeks from contract signed. I have prestart in first week of February where we have discussed the electrical plans and some inclusions which they have mentioned during this process that they can include in pre-start. I was certain that I need minimum changes now as any small changes can delay the works for weeks. Regardless of our plan, I believe their intention is to delay the commencement of works as much as they can, Afterall they have signed so many houses to deliver and due to limited labour supply (brick layers) they wont be able to deliver all in one year. Again, I have marked-up the drawings for them to correct in their final drawings. It was so minimal changes, these errors were picked as they were not aligned with contract inclusions. They have taken 3 iterations this time to just add couple of things in the drawing and took more than 6 weeks to fix them. Again, the intention is to push out/delay the work so that they can distribute the work over a long duration. During this stage, their contract rep was not replying to emails and giving any anticipated date on the commencement of works. The Council has provided the building permit in February. The Letter from the bank has also been updated and provided third time to them. Now, the question is when the Works will be commenced? No answer from Go Homes, It is June now three months later we have received the permits and more than 12 months of this journey. They still not giving any time when the work will be commenced. They are not sure when they can deliver the Works and the frustrating thing is they don’t even know when they can deliver. Looking at the markets, there are several other contractors who are also facing labour shortage issues but organizing their work as per norms. We have houses getting built next door from Ideal Homes, RedInk and other private contractors who have finished the works by almost 70% even they have signed the contract after the date I have signed with Go Homes. I would advise anyone reading this feedback to please google the company’s which are owned by BGC group like Go Homes and make their call wisely. There are may companies under BGC group that may share same resources and material supplier, If Go Homes are having these issues there is likelihood the other contractor under BGC umbrella having the similar issues. I have tried to cut down this story to 1/10th of the experience I had and still having with them. I would give them the following scores based on the experience I have with them so far, hopefully it improves during the construction. Design/Planning: 1 out 5. Could not draw the drawings from the marked-up sketch in more than 10 attempts. Transparency: 0 out to 5. They have only responded to may be 20% of the emails and concerns. It was a painful journey with them. Professionalism: 1 out of 5. I have received many emails with inappropriate comments from their staff, evidence can be provided. I had to escalate the issues twice with the other teams manager. I have drawn the complete sketch and they have put their Patent to it. Planning: 0 out of 5. My whole comments shows how poor they were in planning. 6 months after signing the contract still not giving any commencement dates. I doubt they can actually deliver the job. I have met some of the labours worked with them in past and now left and working with other contractors. Average score: 1 out of 5. Never using them in future.

We moved into our gorgeous new home around 6 months ago, - and we had a good experience building it with Latitude37. While there were a few hairy moments pre-contract, once the build started our experience was excellent. Did things go wrong sometimes? Yes - a house is a big complex project with lots of moving parts, and different things to consider, but on every occasion (and I don't want to imply that this was a common experience because it wasn't) Latitude listened to us, stepped up and made it right. Their building team were great to work with and even though they build a lot of homes, we felt considered and that the service we received was extremely responsive and sincere. There were two things I really appreciated about Latitude. The first was their willingness to build our home, and by that, I mean a house that is bespoke to us and our needs and taste. We included a number of bespoke features and additional sustainability measures and they have delivered something beautiful and practical. Secondly, their responsiveness to reported issues is outstanding. Whatever questions we had (regardless of how naive as a couple of house-building newbies) they answered and they were diligent about ensuring that any concerns were addressed and followed-through. Today is a great example. While getting some work done on our roof this morning (unrelated to the build) we noticed an issue with one of the gutters. I contacted Latitude 37 and as I type this now the issue has already been addressed. Now, maybe the plumber was in the area, and maybe I was just lucky - but that's amazing service. And it's that responsiveness and consideration of owner's concerns that I think makes building with them such a good experience. I should also note that we live in a busy neighbourhood, and their communications setting expectations with other properties that may be affected by works (such as a school across the road) was outstanding (and the staff at the school complimented us on this behaviour several times). Sure, there were a few costs we didn't expect (e.g. traffic management), but frankly I think that was more to do with our lack of experience commissioning such a project - and I think communications could have been better during the pre-contract stage. We were very close to walking away just before we signed. But I am so glad we didn't. We love our house and I would be happy to sincerely recommend them.

A big THANKS to all the team at NHS. Especially Valissa and Sarina who put up with all my emails and answering them promptly.

Our building supervisor was David Wawrowski and couldn't ask for a better building supervisor! He ensured all the things were well taken care of. He even put a down light in WIP in good faith for us as we forgot (it's our first house so don't judge :P). Catering to our custom requirements NHS Home build gave us the peace of mind a first home buyer needs. Valissa ensured we were informed during all the stages of construction and when other trades were booked in. After our handover NHS team ensured we had a smooth transition and any issues occurring were handled quickly!

We decided on building with Momu when we visited a show home and the salesman didn't attack us as soon as we walked in the door, he allowed us time to look over the house and listened to what we wanted. There are two downsides from the build process that I can think of 1) The drafting team should have flipped our home as we now have a useless door from our scullery 2) The house packages should include more expensive carpet and blind options, we went to the carpet display and were very disappointed with the quality offered. A quality product should be offered through-out. The finished build looked wonderful with lovely finishes and was almost exactly what we envisioned, the only thing letting down taking possession was the cleanliness of the handed over house. We have recently finalised our 6-month maintenance. Nothing has been too hard nor issue for the team at Momu Especially Tim, he has been outstanding and we thank him for his assistance truly a value to Momu. Todd our supervisor has dealt with a lot of our demands & questions but has done amazingly to help us out. I would recommend Momu / Content living to my friends and family... We are not the easiest clients but the Momu Team have made us rest at ease through-out the building process. We are in our 20's - 30's but wanted a quality build from a reliable and well-respected builder and we were not let down. Thank you to the team at Momu.

I moved into my home 18 months ago and I am still very happy. The whole process from start to finish was easy, especially being a first homebuyer. The quality of the built was outstanding. I have have had many people comment on the high quality of the finishes. The trades were all professional and very efficient! My supervisor was very approachable and knowledgeable. He ensured the build was completed quickly but to a high standard. He was flexible with meeting times and tried to cater to my work hours. Even since the build has been completed, my supervisor has been able to assist in directing maintenance queries. I loved my experience with MOMU and would 100% recommend them to family and friends.

We moved into our Country Builders Home 2 years ago and absolutely love it. Apart from the normal couple of small cracks around cornices which is, I understand, quite normal we have only had one problem which was with our front doors. This was fixed without delay with two brand new doors being fitted. I have only just discovered this site hence the delay in putting on my review. I am actually shocked at reading some of the experiences of other people as we could not have asked for better. We built with the Busselton division so maybe other divisions are different. We started with one of the standard homes and made so many changes over a period of time. We found the builder more than happy to accommodate our requests. Our supervisor and the office was always contactable and responded quickly to queries. The quality of work was really good, especially the plastering and tiling and every trade we encountered on site was happy to discuss things with us. I would definitely recommended the company if you wanted to build with a project builder. high quality of workmanship, great staff and easy to deal with. I can't think of anything.

Susan Atyeo, Margaret River What a blessing in disguise. From the first contact with Sue she has been so helpful in every way with me & the designing my home in Rapids Landing, Margaret River. The quick response with emails, phone calls, dealing with land sales office & changes to the home with the Draftsman have been amazing & a pleasure to deal with, it has given me piece of mind. Living in Perth at the moment & my 3rd home i have built, dealing with someone that knows the area very well, Sue has given me all the information I have needed to know, from site works information to the weather conditions for the layout of the home. As I have seen so far in this company from the homes that are in building stage (as I have viewed in person), Dealings with Sue & meeting the very polite & helpful staff at the office in Busselton, I have felt there is a lot of pride in the company & the product. From what I've seen from the trades, it is very high quality of work & the cleanliness of the site, the pride continues through, it is very reassuring. So, if you are looking at a beautiful life style or, a life style change like myself, I would very highly recommend you head to the display home in Rapids Landing & see Sue, you will not regret it! I would personally like to thank Sue for making this experience with the home & this stage of my life very pleasurable & I look forward to the next stage of the process. I have recently build my new home with Masterton, and I must say it has been a great experience. My Building Supervisor - Darren McDonald has been with me through the whole process. He has been patient, professional and polite and always willing to meet me on site whenever I have asked for it. He has been very regular in giving me updates on my construction - never missing any week. Even worked through Christmas which was very impressive. He has been extremely diligent and worked with speed and precision. I could not find any faults at all at the "Practical Completion" walkthrough. The standard and quality of work is outstanding. The quality of materials used is fantastic. Since this is my first experience - I have probably asked many questions - and Darren has answered them all with patience. There were no issues pre, post or during construction and I am impressed that the final build cost remained the same - it did not change at all, which is very rare. My overall experience with Masterton and my building supervisor has been excellent. I will definately do it again ! A big thanks to Darren and Masterton for getting this done for me. I am very excited to be moving into my new home.

We built a home with Masterton on May 2018 and my job no is 2012669. We have been facing lot of issues from construction to post construction phase. No proper communication from site supervisor to head office level. We had to ring at least 5 times to reach them and they never call back even if you drop the voicemail. We had a floor damage due to the improper installation of pipe fitting in the Butler's pantry and we have been chasing them for replacement for last 2 years and they never listen or care and just giving simple excuses. We had a blockage in our Master bed room Shower and it was very hard to chase them up to get a repair. We received a good response only from their Consultant at Thornton office. Apart from that, we haven't got any positive responses or attitude from the Masterton so far. We never recommend this builder to anyone.

Les was a wonderful sales consultant, during the beginning stages of deciding whether or not to go ahead with the quote, Les made it his life's mission to let us know what to expect going forward if we were to sign, it really lifted the burden of not knowing, he was very upfront with everything and worked with us to envision our dream home, and would offer compromises if things were perceived as out of budget, we even got down to the detail of where things would be positioned, all before even signing anything. Scott the tender consultant, really went the extra mile with us, or at least it felt that way, with him we really got down to the nitty gritty details, tile height, lighting allowances, provisions and so on. Thanks to his extensive knowledge we were able to lock down a lot of the requirements, and where there were things he didn't know, he would find out and let us know as soon as he could. Promises made were kept, discussions made earlier in the process were remembered and he would honour those outcomes, really goes to show the personalised experience. Post signing of the quote and after signing of Tender, Jaymie is a star at stakeholder management, she would keep us up to date with the progress of our tender, our appointments and would always be very prompt with her email replies. Being kept up to date and informed is probably the most important part of this whole experience, I love it when CSRs are pro-active and reach out to the client. Overall, I really do think that Wisdom homes was the right builder to go with, without Les i wouldn't have even started this process, without Scott my dream home wouldn't be on paper right now, and without Jaymie i would be in the dark. Thanks everyone for contributing to my future home!

We went yesterday to the main office to attend the tender presentation; and were met by Tender Presenter Scott Muncaster, who was very professional, understood our financial situation, requirements and provided us with many honest advises during the tender that saved us money and made us happier by the end of the day. By the end of the tender, he modified the tender doccos and designs to reflect all the changes we requested on the fly, so we didn't hesitate or think much after his extensive efforts to go through everything from scratch until the last nail in the house, and we happily accepted the tender. also, worth mentioning that Phil, Scott's manager also assisted us with reducing the total cost and Scott offered to meet us after hours to assist us with signing the contract to get things going faster.

My Fiancé and I had been looking for our first home for a little over 2 months, before we decided to look at home and land packages. We wanted to stay close to our families, and after a horrible experience with a 35 year old home and misleading real estate agents, we decided that a home and land package was going to suit us best and be financially beneficial to us. We spent 2 weeks visiting display homes and talking to different builders, with no luck. The frustration of not really being given what we were asking for was quite demotivating. My Fiancé got in touch with Daniel Tieu, through realestate.com, on a few house and land packages by Bellriver and received a phone call the next day from Daniel. Upon entering the Bellriver display homes at Oran Park, we knew we had immediately found our future home. We were so happy with the service and quality, that we cancelled two other appointments we had that afternoon and went through our options with Daniel. He provided us with an amazing home and land package, that fit what we wanted and was well within our budget. He helped us make changes that needed to be made, and allowed us to think about it and he accommodated to what we really wanted. He listened to us and provided the right product. Recommending Daniel and the team at Bellriver Oran Park, is something we would not hesitate to do in the future. They were amazing and professional to deal with, and Daniel did not hesitate to ensure our dream home would eventually become a reality with the right teamwork and processes they had in place. Many similar companies we dealt with were quick to offer the world and ensure we heard what we wanted to hear, but Daniel ensured that his trust was more important than the broken promises other companies delivered. Whenever we were unsure of something or we wanted something changed he overcame every single obstacle we handed him, truthfully. If it was going to cost more, he made sure we understood that and was adamant in delivering the financial comfort we needed. Extra costs were detailed to us upfront and no fine print was left unread. It is rare to find that sort of professional help in an industry that has been tarnished at times by its money hungry nature. Daniel, and the team, have been upfront from day one, regarding any delays or future obstacles and made it clear that there is always going to be a process to either rectify it, or work around it. And that is everything we needed as first home buyers. We have just signed our Tender and the whole process so far has been easy and hassle free, we cant wait to start building, knowing we have that piece of mind that people like Daniel and his team are looking after us.

Big thank you to Mat.W for being there at every step. He keeps us posted on every Friday in regards of progress of construction. He was very honest in his work. Their were few ups and downs but all ends well. I think I would still suggest that if you are in construction stage and if customer wants to upgrade or change something minor by paying money you should let them do it. Building 3rd house so can judge what is right and wrong up to certain extent. Ill put it into 5 stages Initiate: Good : being sales team involved (the only process group which is ok) otherwise they won't be able to build single home if this is also bad. Full marks to [name removed] (Left the company) and [name removed] Plan: NOT BAD: No clarity on work on schedules but still finish on time as I had built guarantee as VOR. Full Marks to [name removed] for managing communication management plan. keep up to date with updates on regular basis. Execute: BAD: Not satisfied with the trades employed by this builder shows result once job is done even with in few months. Quality of their so called generic products are extremely poor. So avoid using if someone is thinking of building. Take vors and use caroma or any authentic products but do that before signing contract otherwise you are TRAPPED. It will cost you one arm and a leg definately after that. I didn't see even they stand behind their products as its a Blame Game culture. Monitor and control: UGLY: Has no controls what so ever. Their supervisors ( i dont know about others) but definitely tell about mine is extremely Poor. I was doing his job most of the times visiting property to find out issues, perfect example about his style of working "Plumbing tap was not fitted and picked up during Handover inspection- After rectification he called me and we attended the property- He showed me "Plumbing tap is there" and I looked it was missing. He was blushed like anything. So you can imagine his working style has no clue whatsoever working under him. Argued on wrong things. Didn't even know where the tiling has to be done. on my request read the contract and found yes big portion of tiling is missed as information wasn't communicated to Tiler. Closure: WORST: No after hand over customer service. Dont bother about fixing issues just blame on other to cover their portion. This is most critical activity. To be honest this company is not ISO so do not know anything about customer satisfaction and management to get a good word of mouth. Used inferior products which i am thinking of disputing via Ombudsman. If possible stay away If got in- keep a close eye and if possible hire building inspector If finished : Beyond control circumstance :) either curse like me or if happy thank to your luck

This was our second home again being built by Impressions after being fully satisfied with the first built by same builder ,and on both occasions we had the same sales consultant Nilay. Nilay was excellent , spot on and delivered on time what was agreed without any hesitation or issues. We had been referred to Nilay by our friends who had already built with impressions during our first build, truly Nilay is an asset for the company and we would not hesitate to recommend him and the builder to anyone . The Team at Impressions are the back bone of the company and truly customer satisfaction is their number one priority, they attended to our queries promptly and nothing was a problem for them. Our sincere thanks to the following team of impressions who made our building journey very much easier and memorable:- Sales Consultant - Nilay (extremely knowledgeable and any changes in design/layouts never an issue , best sales consultant we have dealt with) Prestart Consultant- Rachel Burgess ( very friendly and customer orientated , during prestart we needed extra things and she suggested alternatives, which would look better and trendy, very knowledgeable) Client Liaison - Jasmine Riches ( Very Prompt to respond to queries/feedback whether on phone or email and sorting them out virtually in no time , Customer Focus and Satisfaction a priority for her) Supervisor: Darran Hutchinson -Truly a superb supervisor who keenly listens to the clients requests and ensures any issues /rectifications are resolved within the time frames , Darran come to site whenever we requested him to and attentively listened to our concerns and ensured they were addressed to our satisfaction. )

First contact with Commodore Homes was with sales assistant, Ed Benfell. He went above and beyond and made the process efficient, exciting, and honest. with it being our first home, the nerves got the better of us at times. Ed happily talked us through anything we needed to know and at one point answered an email 36 questions long. Jim our site supervisor was thorough and made sure any concern we had was looked after and addressed. Having the Portal was great, it is all in one place and we were able to check in with it at any time, and excitedly await new uploads of photos, of which there were many. Throughout the contract and build process there were changes to the technology that Commodore were offering. Commodore ensured that we had the best possible tech and appliances for what we had selected. They met their build guarantee of 24 weeks. We actually came under that. All in all we recieved the house that we asked for and paid for with no complications.

We bought a Rural Building Home some 12 months ago. This home was 8 years old and we absolutely loved the design of the Bushland Retreat, but just a day or two after moving in we found the sound through the large apex windows was unbearable (traffic noise). We are currently getting quotes for double glazing but this window is so large it is costing thousands. Please bear this in mind when you are building one of these homes. It truly is unbearable. No other neighbours around us have such a bad problem, because they don't have the high ceilings or extra large windows. I think we will end up moving even though we love the house. Every single car or bike that passes our house sounds like a thunder bolt. Not exaggerating. Design Traffic noise problems

InForm Design

Architecture and construction integrated in a process that promotes creativity flexibility and efficiency

Recent Reviews

After a very poor experience with another builder in the past we took a long time researching for the right builder for our new house. Checking out many builders and their work, we found it difficult to find a builder who offered professionalism, reliability and high quality workmanship. There were many builders who offered a (for us) substandard product, were inflexible or too expensive for what they offered. When we finally found InForm they almost seemed too good to be true. After checking out several of their previous projects and speaking to some of their prior clients we finally committed to building our house with them. In hindsight, that decision was the best we could have made! InForm did not just meet, but exceeded our expectations. They went out of their way to keep us happy throughout the whole building process and we genuinely appreciate all the effort they put in to present us with the house we have been living in now for the last 5 months. They kept all their promises; several outstanding issues after handover were fixed without a problem. All of our friends and family love our house also. You can see the quality of InForm's workmanship everywhere in the whole house. It feels so good to come home everyday to a house that we love and are proud of. I would like to specially thank our site manager [Name removed] for all his relentless work and our Architect [Name removed] for designing with us a house that exactly meets our needs from an architectural and aesthetic point of view. Everybody from InForm was a real pleasure to deal with and, should we ever decide to build another house, we no doubt will choose InForm again ____________________________________________________________________________________

We currently live in Singapore and were lucky enough to chose Inform to build our holiday home in Sorrento. As we were going to be long distance clients it was important for us to choose a builder with a good reputation, but also a company we could trust. Inform were both that from the first meeting,up to hand over, and also after we took over the property. Inform were outstanding in all facets of this project, and could not be faulted by us.,Their family values shone through on our project, and their word to them and to us, always meant more than the contract. The quality of the people and their contractors was again outstanding and the quality of the build and service to us after hand over made our life easy. Inform promised to have us in our wonderful place before Christmas and even after the project was delayed several months due to town planning, still achieved their word. My partner and I could not be happier with Inform and their team, and we would use them again in the future and have and will recommend them to anyone that wants a quality product and wants to use a fantastic company that obviously prides themselves on their product and more importantly their word. Thank you [name removed] family and everyone on your team that helped us with our fantastic home.

We were extremely happy with the whole process of building with Perceptions from the initial contact with the sales person (Keith Campbell) at one of their display homes to then dealing with the friendly and efficient office staff and the building supervisor (Jeff Kobel) up to the point of completion and handover of our new home in South Perth. As our home was not one of Perceptions Project Homes but a Special Design (our own) there was a number of adjustments and variations made to the plan when we wanted to change things prior to the building commencement. All this done with the minimum of fuss with their overcoming some awkward things we presented them with. We are very happy with the completed product and are happy to recommend them to others and would build with Perceptions again if the occasion presented itself.

Montgomery homes have been brilliant to us, from the first day walking into the display home at Terrigal and meeting with our first sales manager (who has now left) who went above and beyond to come up with a design to suit our needs. We put our first payment down and away we went. Montgomery homes did all the hard work all we needed to do was read the contract and sign. Selections process was fun, getting to choose what colours and designs you want in your home, I was in my element, it was a fun day but be careful not to go overboard as you could easily overspend upgrading to better products. Also it's important to make sure you read your selections sheet very carefully to make sure everything's right. When building had commenced, we met with our site supervisor, had a quick look around and he explained a few things, lucky for us we were renting just around the corner from our new build so we could look at the progress when we wanted to. We tried not to harass the site supervisor as I wanted the house built fast, the handful of times I did ring he was very helpful. We had handover on the 4th Sept. and couldn't be happier. We love our new home as well as our kids who run around like crazy monkeys. The whole Montgomery homes team have been wonderful to us, and had all my questions answered either by email or phone. Would definitely recommend Montgomery homes to friends and family. Thank you Montgomery Homes. ☺

This was our third time building a new home and we built with two other companies before. We hesitated at the start as to whether we should go with Montgomery Homes. We wanted a great project builder with reasonable price tag and be able to customised the house plans. It was a rocky start with the sales team as we made many changes to the original split level house plan to suit our needs and there were some mistakes along the way which was not entirely Montgomery homes fault- (we made lots of changes to the interior and exterior layouts and was able to keep within our budget). We were very happy that the company was so accommodating with all the changes we made. The site supervisor was fantastic and the house was built to the timeframe. In the end; we got a beautiful solid home that we really like and enjoy. The after sales/ building service fixing the defects were attended to in a timely manner and Montgomery sent their trades to fix things with no problem. The communication with the ladies in the office was excellent. The maintenance supervisor is great and always replies to our calls/text where possible. Montgomery is by far the most flexible and reliable company we dealt with. We could not be happier and please that we selected Montgomery Homes to build our dream home. We highly recommend Montgomery Homes.

This is the second time we have built with our Consultant Tristan. 1st time with Ideal homes. Tristan was upfront and so easy to deal with, and made our process from the beginning to end fantastic. He was always on hand to return calls and communicate with us throughout the building process. Top bloke. Prestart was awesome also, Alanna is very good at what she does, and guided us through this tough process with ease, and was great in following up for us. We got our keys to our new home in the allocated time. Nothing was any trouble for both Tristan and Alanna and made the whole experience of building a great one. The only complaint would be the standard of the plastering on most of the internal walls and the building supervisors attitude towards this was very blasé.

In April 2001 our new home was handed over to us by Mr. Ron Englehart. Our project was handed over very professionally by Ron and his team and we found at all times there was Staff available to assist with our questions and variations etc. We have now lived in our home for 13 years and have never required maintenance of any kind due to faulty workmanship or poor quality materials. We sincerely thank Englehart Team for our beautiful home. Clarrie & Pam Pryor

We have now been living in our new Englehart Home for 10 months and thought it would now be appropriate to comment on our experience from the initial consultation to after care service since handover. Our first interaction with Englehart homes was at their 'Saville' display home in Belmore road, North Balwyn. After inspecting several other display homes in the area, we were immediately impressed with the quality of workmanship and attention to detail. We engaged Englehart homes as we wanted a quality built home. The design process commenced and we were impressed with our interactions with the Englehart team. They considered all of our needs and encouraged us to provide them with as many design details as we could about what we considered to be important to us. Admittedly, the whole design process took quite a long time but in the end it was worth it because there were minimal design alterations and variations hence saving us some money. In the end, Englehart produced a design within our budget and that met our design brief. The building process was generally very smooth. Apart from some initial unforeseen site costs due to a very challenging block, the build was completed on time and on budget. The tradesmen employed were professionals and experienced. It was clearly evident that Englehart homes has access to quality trades and don't cut corners by employing persons that cannot met their quality assurance processes. The site supervisor was pleasant to deal with and kept us informed of the progress of the build, inviting our feedback as required. The supervisor always answered any questions or concerns that we had and encouraged several on site meeting with various trades including tilers, electricians and cabinet makers to discuss various options available. Two weeks prior to handover, I met with the construction manager and supervisor to inspect the home. As we walked through the home, I was impressed at the tiny details that the construction manager was picking up on including minor paint imperfections and surface scratches. Every detail and item identified was documented and rectified prior to handover. Credits were provided for works that came in under budget and only a couple of items incurred a variation cost even though we ended up with about 150 (which I am rod is quite low). Upon moving into our home, we have had a couple of minor issues. All of these were addressed immediately, with no fuss and no charge. The construction manager was outstanding in his service and attitude. I would have absolutely have no hesitation in recommending Englehart Homes to my family and friends. Quality finishes, excellent trades, open and transparent interactions, attention to detail. Excellent after care service.

This was our second time around building with Gallery Living (have already reviewed the first build). When we decided to build again we went straight to Gallery Living based on the strength of our first build. We had [name removed] at the Aldinga display village as our sales consultant and she was outstanding. If I was reviewing her service it would be 5 stars. She had a good design eye, was efficient, communicated clearly and the initial stages went very smoothly. Unfortunately, once [name removed] left the process we found things a lot more frustrating. The council process went really quickly (thankfully) but it then took Gallery Living quite some time to start. The communication with both the office and site staff was very inconsistent and, at times, quite unacceptable. Once the build did finally get going, the actual build time wasn't too bad. However, having now been in the place for a year, we're finding the quality not nearly as good as our first build. Some examples of this include several walls noticeably not square, poorly hung doors and external cladding that is roughly finished in several spots. The site supervisor was obviously very good, but he just wasn't involved to the same extent (too busy) as the supervisor first time around was, which has no doubt had an impact on the final product. I sent detailed feedback at the end of our build, which the general manager did reply to (for which I am grateful). Sadly though, while we love the design and functionality of the Gallery Living brand, I don't think we would use them again, unless several aspects of the current experience were improved.

From the first time visiting Bronwyn in the display home, Gallery Living really showed attention to detail bringing our vision to a reality. We chose Gallery as the Picasso matched the basic layout we were after for our North facing block. Working with Bronwyn through many iterations to get the plan just right to our requirements was nothing short of a pleasure. Bronwyn's enthusiasm for house design really showed and her advice was invaluable in providing us with an energy efficient, comfortable and practical house. We are absolutely ecstatic with the result and love our new house that feels more like a lavish hotel than a house. Reality is that no build is without its issues and ours was no different. However, you can't tell how good a company is until they deal with a problem. Whilst Andrew was sometimes hard to contact (usually a couple of days), we always had practical discussions around any issues and came to good resolutions that left us satisfied. I strongly suggest with any build that you are visiting site on a regular basis to ensure you pick up issues as they are occurring rather than a longer defect list at the end. We are very happy with the result, the quality of workmanship is very good and the few minor defects that we reported have been resolved in a timely manner. I would certainly engage Gallery Living, and in particular Bronwyn, to conduct another design and build for us. It certainly won't be for a replacement residence for us as we love this one too much, but we will certainly be working on a sub-division with them.

Our First Floor addition was completed last December & we were extremely happy with all aspects of the process. All the admin & office staff at Addbuild were excellent to deal with & more than willing to accommodate any requests from us. The building supervisors & tradesmen were all very good to deal with & we would especially like to mention the two builders assigned to our project Luke & Simon who were not only very easy to get along with but extremely professional & produced very high quality work. We are a family of five & Addbuild transformed our small two bedroom very tired cottage to a four bedroom "new" home giving us much needed room to grow, we now have two bathrooms and a spare room for visiting family members to stay in! One of our family friends have begun a similar project with Addbuild on our recommendation as we spoke highly of the overall process. Thank you again Addbuild we are really enjoying our "new" home!

Im a first home buyer so what could have been scary and overwhelming was made so much easier with Dixon. My experience with Dixon Homes thus far has been exceptional. My needs were a bit challenging to service and I know that Dixon Homes could have very easily put my job in the ‘too hard’ basket as other builders did. However, they took on the challge and provided a high level of service, support and patience which made my life so much easier. The level of service translated from the Sales Consultant to the draftsmen and adminstration/support staff who were all knowledgable and capable at not only their own role but also were able to overlap into other divisions of service (drafting, contract signing, admin etc).I couldnt have imagined that I could have had all of my design requirements met WITHIN budget. The value in the Dixon Homes product is beyond belief. And so far, the value is not compensation by the level of service. To be able to have a home (and granny flat) delivered within budget and such a high level of service has given me so much comfort in my decision to build my first home. I recommend Dixon Homes to anyone who wants flexibility in design and price. They have a wide range of products and designs at affordable prices!

We built and moved in at the start of 2015 in Brisbane south. We did have a few mistakes with our home. To list a few: wrong facade built, wrong plans submitted to council, wrong size block submitted to council, miscalculations in driveway costs and turfing - of course costing us more money, pricing jumped 20 000 from our initial pricings after they added on retaining walls, slab upgrade, etc. (that they actually didn't even put up in the end but tried to still charge us for), etc. etc. wrong tile colours in kitchen and they would not fix these or issue us any credit saying that "yes we do agree they are not white (which is what we chose) but they are an "off white", no doors in our house closed properly they "fixed" these by putting some cut up matchsticks in the door, front door lock completely fell out the first time we opened the front door - took them eight months to fix. we were very disappointed in all of the mistakes in our home and the very poor customer service that no one ever cared or would return calls. That being said they are great value for money compared to other builders prices. The fittings internally and finishes are great quality and again great value and much better than other builders standard fittings. Also upgrades are very competitively priced. Build time was very fast and problem free. 02/17Just to update - after planbuild saw our review they finally came to our house to fix the maintenance issues we had been trying to get fixed for sometime, so we are much happier now that someone finally came and fixed the issues. They said apparently there were issues with the old maintenance manager that may explain a lot of our problems and the new maintenance manager who came over was lovely and very helpful.

We purchased the land in August last year and then proceeded through design and build, seamlessly moving in by end of April. We experienced excellent customer care with expert design and construction from start to finish. Planbuild supported us to find the land from our very first visit to a show house, and subsequently treated us to the best attention from all concerned. With special thanks to Maria and Sarah, we have found the experience both exciting and satisfying. The finished product is stunning and ticks all the boxes we had wished for.

Hallbury Homes

Hallbury Homes is a multi award winning custom home builder in Melbourne

You might be reading this review coz you’ve made up your mind to custom build your dream house and want a good quality, honest and efficient builder and you are in the process of narrowing down the best one who’d realise your dream. After having built a $700k+ custom house in Mt. Eliza through Hallbury in 2018, I can truly recommend that it’s better that you look somewhere else. Hallbury Homes is not mature enough to handle a custom build. Their team are inexperienced, do not communicate well, manipulative and lack integrity. In my case, the design phase lacked proper communication. There is no single person point of contact, who would take up responsibility. The build was marred with ongoing errors and nothing was smooth sailing. In spite of the dimensions being clear on the plans, I got a narrower door and a staircase. Everyone at Hallbury acts as if they are the owners of the company, but when it comes down to getting the work done, no one takes responsibility. Especially so with the construction manager I was assigned. It’s pathetic that I had 5 different site supervisors, each lasting no more than a month, because the construction manager who desperately needs a course in anger management, fired them left, right and centre. During the final phase of the build I had no site supervisor at all, well, no one could tolerate a boss like this. To top it up, he verbally abused the independent building inspector (whom I had hired) during the site inspection. Well, I can go on and on highlighting the various issues I had to face during my nightmarish build, but rather I prepare for the DBDRV/ VCAT session coming up soon. Hope you get the point. All the best with your build, keep searching.

We engaged with Hallbury early in 2018 to discuss building something special - A home we can be proud of for years to come. So far, the delivery of this dream has been nothing but exceptional. From the first meeting with their architect, we were provided clear guidance on value for money design aspects that would maximise the visual impact of the property whilst maintaining affordability. The result is a spectaular 51 Square home that utilises smart design to take advantage of the natural features of the area. As each step of the design developed, we were provided clear and concise price estimates of each change so there were no surprises. Despite a number of issues causing delays outside of Hallbury's control (Delay of Title, Finished Valuation issues due to the market downturn) we received first class service and assistance prior to site start which was above and beyond our expectations. At no time were we pressured by the team. The administration and finance team provide constant updates on progress and bend over backwards to assist on even the smallest design issues. So far everything that has been promised has been delivered. We cannot wait to take the keys of our new house next year!

I am not a Fairmont customer, but the neighbour of a Fairmont home owner. They built a house next door to ours and disassembled part of our existing colourbond fence, and damaged a few panels. They actually asked permission to remove part of the fence and said that it would be reassembled about 3 days later. Being neighbourly, i gave permission. It is now about 5 months later and still no re-assembly or damaged panel repair. The damage was listed on the home owner's defect report. The response, was that it is the new home owner's responsibility to rectify the damage, because there was a clause in the contract stating that Fairmont would not be responsible for any damage that they did. I have been told in emails from Fairmont to sought it out myself with the new owner as it is not their problem. What gives such companies the right to damage somebody's property and then expect the new owner to pay for it ? I'm sure that if somebody had caused damage to their property then it would be a totally different story. Seemingly a company with no ethics or care about what they do to other people. Good on ya Fairmont.

Overall we are very happy, we know there is a maintenance period (It may be referred to as a Defects Liability Period) where we are to list any items of concern and send the list to the Buider, we have been in for around six months however there is nothing we can find that required attention. We would recommend Collier Homes to our friends and others. L Gaunt We are really suprised by comments from other reviewers, we also had a Collier home built, this was a one off design taking in ideas from some areas of their display home designs. Being in the building trade as a trade contractor working for many builders and owner builders (not Collier Homes - I do not think the company I work for has a contract with them) The quality and detail in the finish of our home is by far much more impressive than the many jobs I attend. The whole process was smooth, the trades we ran into during our build were friendly and as I am in the trade engaged in conversation with them and they enjoy working for Collier Homes. The shire seemed to restrict some aspects of the design, however we could not really blame the builder as they were only following the rules.

Two years and four builders later we landed at CJ Homes. From the outset, starting with the consultant, the process was painless and stress free. The consultant was honest, professional and very easy to deal with. He paid attention to every detail of what we wanted in our home and he never once tried to push us over our budget. A custom design was presented to us within a week of our first consultation. The design was everything we wanted and more. It was detailed and accurate the only change we made was to move a door. The office staff are professional, helpful and efficient and they have patience that can put a saint to shame. They always made us feel that our house is the only project they are working on. We met most of the tradies who worked on the project and they all suffered from a little OCD when it came to their trades. Each and everyone took pride in their work; their work ethics were literally the talk of the neighbourhood. The builder assigned to our project was perfect for us. He was professional, approachable and helpful. No task was too small, and after we moved in, any small imperfections were dealt with in a timely and professional manner. CJ Homes under-promise and over-deliver. Their trades are loyal and highly skilled. They use good quality fixtures and fittings. When we moved in the defects list was five items long (short).

Rawdon Hill

Rawdon Hill is your most reliable and trusted home builders in South East Melbourne Our construction company has dedicated builders with an experienced team providing affordable pricing packages

Recent Reviews

We began our journey with Rawdon Hill in March 2017 at the Berwick Waters show home, Our build started in early November 2017 and we moved in mid-July 2018. Our 25.7 sq double storey build took 8.5 months in the end which was not so bad, the start of the build was slow and painful and the bricks took 7 weeks to complete but after that things picked up and went fairly smoothly. The painting and plastering has been disappointing, all doors in the house have damage and the skirting/architraves have dings and dents which have just been painted over. Other than that the overall quality is pretty good and we are happy with our house. There were a few errors which we picked up with items from our colour selections and I would advise future customers to triple check to make sure everything they have asked for is in writing and on their plans. Pro’s: Ability to change the floor plan and window locations or sizes for no cost or low cost Inclusions have to be the best in the industry – great to move in and have blinds and driveway done. Quality of appliances included is better than other builders – Westinghouse, Rinnai and Dishlex brands More colour options to choose from than other builders Nearly all costs were fixed in the contract except the soil removal which came in under the budgeted amount. Con’s: They can’t tell you the price of things you ask for and it takes weeks of waiting and follow up to find the price, waste of everyones time if the price is too high and we say no. This occurred with both the Sales Consultant and the colour room consultant – not sure if this means they make up the price depending on the customer or they are just disorganised and have no idea. Surely I’m not the only customer to ask the price of a sink they have on a sheet of paper that shows 8 sink options… They also included the energy rating upgrade charge on the contract and then at the final sign off when construction was about to start they wanted more money for this which was pretty dodgy and I raised this with them but they wouldn’t budge. Communication is poor – don’t expect to hear much during the build. If you ask a question you will get a vague unhelpful answer which wastes everyones time. They do send a ‘project update’ email periodically but it’s usually telling you what has happened which you already know if you visit the site regularly. The site supervisor was pretty uncontactable till the lock up stage and the only time we met him was at the pre-handover inspection. We paid $6000 to upgrade our staircase but they could never give a drawing or picture of what it will look like after asking for it many times – I could assume from the description given and google images but when building you should not assume anything ! The start of the build was slow and frustrating – they take 6-8 weeks to do a slab but don’t tell you that from the outset then they leave the slab sit for a month before starting the frame. Then the bricks took 7 weeks to complete which were only to the ground floor. They include fencing as part of their contract but when it comes to handover no one has organised the fencing which can takes weeks/months to get neighbours signoff – if this is important to you e.g. kids/pets then arrange it yourself. Their fencer is also an absolute shambles so save the hassle, extremely poor quality which will blow over on a windy day and they are poor communicators as well. Hopefully Rawdon Hill have gotten rid of them as I still see their shoddy work blowing over in my estate this winter. They offer a 3 month maintenance period and after living in the house for 6 months they came to rectify any issues raised. The maintenance team were pretty good to deal with and did their best to coordinate trades at a time that suited me and get issues resolved. The standard windows they provide are really low quality with no seals/brushes on the sliding style. A lot of dust and air comes in and the paint peels away from the corner of the window sills but apparently these are just the standard windows. From what I see from other customers online Rawdon Hill have really gone downhill in the last couple of years, they used to be very highly regarded but now they treat their customers like crap, regularly go over the contract length, don’t stick to the contract and make a lot of stuff ups which they refuse to own. The manager at Rawdon Hill has a really bad attitude and is doing nothing to get repeat business or word of mouth referrals. This attitude seems to be infecting other staff throughout the business. Hopefully something has changed there since my build and maintenance period finished.

We had a small builder go broke at lock up stage so we bulldozed and started again as it was cheaper than the quotes coming in to finish the project in 2010. We came across Rawdon Hill and took a long time and many visits with the sales lady to eventually sign up. The bank mucked us around as well and Rawdon were very patient. We eventually started building in JULY 2011 - they were finished in DEC 2011. I could not believe how quick they were and how negotitable the foreman was to deal with. There was only a couple of things that were minor to deal with along the way that i would not even mention as they are trivial. People are very emotional about building a house but we have now built 3 and would recommend Rawdon 100%. Defects list was minor - they have been back to complete 98% - im happy with that! we are in Heathmont Victoria - built up area & people walking past stop me when Im gardening to tell me how beautifuly our house is! Best of all, we both love our house inside & out - our advice for people who are going down the build track, take time to make all the changes to the contract that you want. we were lucky and had a fab experience! Everything - all good - great to deal with from start to finish Items that were not standard to the plan eg. we had the garage extended and widend & the plumbing was missed but we picked it up when driving past and had them come back & alter the slab to include plumbing - also an alteration to the main bathroom mirror being deleted that ended up being installed... all items were rectified so i consider it a minor inconveniece in an overall large project

We've been building with Willoughby Homes since July 2020. It's been 20+ months and we still don't have a kitchen, toilets, floors, paint and even no front door. All the other houses in our estate were registered at the same time and completed within 5-8 months, whereas we're still waiting. Building our first home with Willoughby Homes has been a mentally distressing, financially draining (i.e., paying 20+ months of rent/loan), fearful, anxious and bitter experience. We hope no one else will go through what we're going through for nearly 2 years.

After a very careful and measured approach to our first new build which took about 6 months, we agreed to terms with APS Homes ahead of 2 other alternatives. We are currently at the lockup stage and to this point we have only positive things to say about their team and the experience as a whole. From the outstanding personal approach by Belinda at the sales stage, the much needed clear direction from Christine (Interior Designer) to the very open and attentive consultative approach by Pete (Site Supervisor) we are extremely happy so far. They have met the mark on timing, price and transparent communication. I Would both highly recommend and be happy to work with the Team at APS Homes again.

Three years after receiving keys to our house we are still waiting for warranty and completion work to be done. Pictures are of flashing just completed after three years of living in house and this is what they have done. Silicone holes and silicone down flashing because they couldn't be bothered to finish properly. Maybe that is where the 'Bespoke' part comes into the build, although our house was not a bespoke build on paper it is certainly unique in the way it was constructed.

I chose Wincrest Bespoke to construct a house at Putney which was completed in October 2019. I was very happy with the finished product. This is the second time build with Wincrest with the previous one being completed in March 2019. Both houses were loved by the buyers at auction. Wincrest have strengthened their project management systems and I believe they deliver good value for a personal design without the high architectural overheads. The pre-planning team understood what I required and came up with a smart contemporary design. When I had construction issues that I felt weren't getting sufficient attention I was able to escalate and talk directly with Eddie Sothard the General Manager and get them resolved with a flexible approach. Wincrest Bespoke worked for me as a property investor. My partner said she would move into any of the houses we built with Wincrest Bespoke without hesitation.

Our on-site supervisor Robin Otto, consulted well with us during the various stages of the building process, and he was always very professional and approachable, especially in dealing with any issues as they arose. What has been most impressive though, is the on-going and prompt after sales support/advice we continue to receive. It has been a very worthwhile quality investment.

Cameron Constructions built our second story extension in March 2014. Throughout the process we had contact with a large team of their employees. ALL of whom were helpful and accommodating. From the office, sales and design team right through to the contractors who were on site to complete the build. They completed our project well inside time and absolutely to our satisfaction. Cameron Constructions were professional, helpful, skilled and client focused. We are now one year on from the start of our build and have had not a single issue. I wouldn't hesitate to use or recommend their work.

I've engaged Simone Homes, work started after 2 months of contract signing and beware that tender acceptance fee does nothing not even start the CDC/construction certificate process. Their work usually doesn't have end to end commitment (turn key contract), soil removal, rubbish removal, concrete removal will be charged to you extra on top of your contract, SO many caveats. It seems this company do not walk the talk, whatever their marketing speaks, I experienced just opposite, also other customer of theirs got in touch with me and they felt the same. It wastes lot of my time to keep arguing with them, VERY VERY hard to deal with! Let's see how it turns out in the end, I will keep updating this review as I go with construction, fingers crossed! PM me if you want to hear my experience. Update 04-11-2016: Tender said $500 per load for soil removal, estimated soils loads by them - 6, I estimate - 3or4 Now builder is asking $5500 for soil removal on top of contract, they are asking excavator hire+builders margin for soils removal. Variations and more variations coming in to fix the obvious things which you usually think builder will incorporate. Update 23-03-2017 Famework Finished Building inspector found many defects and being asked to fix, he came second time to inspect and still not fixed, I had to pay for inspection twice. Kitchen drawings were sent to get it approved, without stone measurements when I said I want to know the standard overhang they did not had definite answer, then I asked that you should put 15 cms as overhang as that's standard to use island bench as kitchen bar, now they are asking variation! Updates: Paid more than 7k for nee driveway, now supervisor is asking more variation to do council crossover which is always part of driveway in industry, they saw there was always old driveway and still qouted driveway in tender but now they are asking more money to remove old concrete or otherwise leave old ugly concrete there!

The build took approx 30 weeks from start to finish. Weather held us up a little. My husband is a licensed builder and after looking and speaking to a number of other project home builders we chose to go with Simone Homes. Firstly as the quality of the standard inclusions was far more superior to any that we looked at, and secondly they construct a home that is "built to last". From the slab to the framework and roof these things are done using superior quality materials and no cutting corners. The quality of the work was outstanding and although we did have a few minor defects they were all rectified as soon as we had pointed them out. Nathan was our site supervisor and he was very easy to deal with and kept us informed of the progress the whole way through. Amy in the office was very extremely helpful and answered all our questions and concerns immediately. The whole process was easy and the end result was most satisfying. We chose to do our own driveways and landscaping and they worked in with us so they were completed in minimal time. We would recommend Simone Homes and would build again with them in the future.
