Do not be tempted to invest in student lets via Aspen Woolf. Yes, they have a glossy website, look good and are very friendly and helpful when persuading you to part with your money but please, please do not believe what you are told. We agreed to invested in two sites In 2017, both offering guaranteed rates of return. The first one took longer than we were told to complete and since then we have only ever received the so-called guaranteed rent on time ONCE. I used to chase and chase for updates but now I’ve lost the will. No-one will tell you what is going on. Rent was NEVER paid monthly, moved to quarterly as soon as it started falling behind. As I write we are now THREE quarter’s rent owing and I have despondently chased the managing agents today, having had no correspondence from anyone about the outstanding rent since the Feb quarter payment (made late in two halves) was paid 1 May 2019. I thought this would be a good source of income for retirement but how wrong can you be? Aspen Woolf just point me in the direction of the developer who has used the same excuse twice, that he is waiting for another property to sell in order to fund payments. This doesn’t sound like secure cash flow planning to me, so I have to wonder what due diligence Aspen Woolf did on this developer? On this topic, the developers of the second property we had hoped to buy in Huddersfield went bankrupt earlier this year with our 50% deposit - plenty of investors have lost much more. Turns out the developer had a long history of going bankrupt then reforming as something else leaving all their debts behind. Not only that but what they had built (building isn’t finished by a long way) is substandard, not even meeting fire regulations. So us, along with a considerable number of disillusioned ex-Aspen Woolf clients have formed a legal action group but realistically I think we can kiss goodbye to our money. So - however friendly, helpful and professional Aspen Woolf appear to be, they are selling properties where they appear to have no concerns about the financial stability or viability of the developers. Please learn from my experience and invest elsewhere.

Throughout the process we were always able to contact the Amanda at Campbell’s, who was dealing with the sale, and if she was going to be away, she let us know who would be our point of contact instead. We had a few hiccups along the way where our solicitor was unable to find out certain bits of information from the vendors’ solicitor, and within half an hour of emailing Amanda we had the answers. Fantastic service for two novice first time buyers!

Cannot praise Ryan and his colleague enough! They came to replace my mothers central heating boiler due to numerous faults, they were not only knowledgeable and polite but hard working and made sure there was no mess at the end of the day. On arrival they made sure all the working areas were covered and as such when finished the house was spotless. They fitted quality parts that came with a ten year guarantee and were very reasonably priced. I cannot say how impressed I was with them, and as such would not go anywhere else for plumbing or heating issues. Very professional and highly recommended!

Ecotech plumbing & heating recently fitted me a full central heating system.The only company that took room measurement to size for the radiators Ryan is very knowledgeable polite and friendly. Ryan is a clean tidy worker, nothing to much trouble for him. He explained how to use the system in simple terms so it is easy to use. I would highly recommend this company

Revised review (3*): our review used to be 5 stars as cobalt Partners used to be quick in responding and taking actions on several issues we have had with our new flat. Today this isn’t the case. We have to chase (sometimes for weeks/months). We then get confirmation that they will take action, but some things (e.g. smell in the flat, flooring needing to be redone/fixed) are we still waiting for and have been waiting to get fixed for a couple of months. The issue isn’t a delayed answer. The issue is that we have to chase for weeks to get a reply and then no follow up is done from Cobalt’s side. Original review (5*): Fast responses and actions. They are extremely professional about their business, which is greatly appreciated when dealing with your home. We’re very happy to have Cobalt Partners as our property managers.

I have been using Cobalt Property Partners for nearly 5 years now, and in that time they have helped me acquire 5 buy to let properties. On each one, their predicted returns and occupancy rates have been not only accurate, but better than forecast. All the deals that they have found for me have been exceptionally good ones both in terms of capital investment and income returns, and they are diligent negotiators, often in face of competition, more than repaying any finder's fees due in their hard work to get optimum sales prices agreed. During the conveyancing process, they have kept the momentum up, digested all the vast amount of information presented by the solicitors and given professional feedback, and ensured that purchases, and then renovations, are completed as speedily as possible to minimise any loss of income from upfront investment. I also use them as managing agents for all my BTLs and am always impressed at the extra mile they go to compared to other agents I have used in the past, making sure that we only get the best possible tenants and that the properties are well looked after. They have even taken up the cause of battling with freeholders and freehold management companies where they observe that I am being overcharged. They supply accurate and organised financial statements and year end accounts, ensuring that I get the maximum return on my investment from the minimum effort and admin. Overall, the team at Cobalt are responsible, professional, highly experienced, hard working, responsive and personable, and I find myself actively and regularly recommending them to anyone I encounter who expresses any interest in finding the services of property investment professionals.

Horrible inspector. He brags about being a structural engineer but is not a licensed engineer. I could not even find a business license. He said the deck was weathered but it is actually structural unsound. The deck step broke the first time we went down the steps. The deck railing did not have end posts and would not support anyone’s weight. The deck support structure was failing - see photos - the only beam supporting all the joists was separating from the post. In addition, the front door dead bolt did not latch and the guest bathtub faucet leaks. I have no idea how this guy is still in business. If your agent recommended this inspector, find a new agent. UPDATE: After seeing my negative reviews on Google, BBB and Angi's List he called and threatened me with attorneys. At least take a look at his reviews from the home buyers, not the agents, so you know what to expect if you decide the hire him. According to the reviews, I'm unfortunately not the first victim or the first he has threatened to sue over negative feedback.

This company was recommended by my realtor to do the inspection on the house I was purchasing. I closed on my house on 8/12/16. In the first 2 days in my house I found the following: dishwasher leaks, kitchen sink was not mounted properly and rocked from side to side, pipes under sink leak each time the trash disposal runs. Now today, 9/2/16 I have a drip in the ceiling of the master bedroom. I emailed the company after the first issues were discovered, they apologized but said these issues did not exist during their inspection and I was present. While I was present, I am certainly no expert, isn't that why I paid them! During their inspection, they only noted one leak in the roof, opposite end of the house from the master bedroom. The sellers hired a roofer to repair and I had to pay GNB to come out and re-inspect. At that inspection they requested I not make my check out to the business, but to the owner or son personal name for tax reasons. I'm sorry, there is no possible way these issues did not exist while they were in my house doing the inspection. These issues did not just appear in a matter of days. The amount of time they actually spent in my house doing the inspection was in no way sufficient to truly earn the amount of money I paid, nor to find all possible issues.
